For me, location is everything. How far is it to get to a bar, a restaurant, or the mall by foot or by baht bus? 26 sqm is small, but for a single person with no girlfriend, it's doable. The pool and gym look really nice.

10k/mo is a decent deal for such a nice modern facility. Tough location to be in though if you don't own a motorbike. Such a small living space too, I think you are correct in thinking to upgrade to the 13k/mo larger unit.

10K per month is unreal, esp in pattaya which is a great location. I pay 310 usd (10400 baht) for my apartment in manila of 22 sqm. Are there hidden charges? Haha. I just might move to thailand. #digitalnomad
