For Sea Flower, it is in a good location to Anna Maria Island, but I think the 15 minute road trip to the island is a tad optimistic. I spend the winter at Longboat Key and have been in off island traffic for up to 40 minutes. Going on island I have been stuck for as long as 30 minutes, 45 minutes if the bridge goes up. Adding that development is going to increase traffic flow onto Cortez. Not saying that’s a problem but, realistically, the travel time to Anna Maria Island will increase. The limiting factors are the two lane bridge and traffic light on Anna Maria Island and Cortez Road. It’s still great though to have the development and tax base.

Agreed. Once all the homes are in season traffic will increase. During this time of year, very easy!

Calusa National is going to be called Calusa Golf and Country Club. It is going to be one 18 hole golf course and a 12 hole executive course. The two 18 hole championship courses at Lakewood National Golf Club are Arnold Palmer Championship courses. If you love golf, Lakewood National is the place to be😎

Right in time for a recession. What are the plans for road infrastructure or is it a build it and we will worry about it later? Clark Road is a major artery to Siesta Key for the whole Sarasota Metro area.

There is a lot of work being done on Clark Rd so that will be helpful. Lakewood Ranch has good roads and infrastructure but I am unsure how the traffic will be handled throughout Bradenton. It is already quite jammed getting to the beaches.

@@LivingInSarasota Clark road is one lane each way east of 75, unless there are plans to expand the lanes and create alternate routes to the west it will not be good.

Where are you going to get the water, where’s the storm water and sanitary going to end up. Garbage, HCA and SMH going to build more facilities there’s about 6.5 billion for two new facilities. And Police and Fire Rescue. So the Impact Fees if you are going to be honest will be at least 15k per residence. Honestly the first thought is the most important is WATER!!!!

This is beyond out of control. We r over populated in sarasota, bradenton, trafic is awful , stop moving to Florida people ,u will not like it.and iinsurance prices on house and auto is out of control as well not to mention the hurricanes and insurance prices will keep going up. All that and all these houses r getting thrown up with very poor quality, trust me im a gc and have to fix so much for the customers because the builders wont fix there own mess ups even tho there r warranty.

Thanks for all your very professional and high quality updates. This is good news, may yet be hope for a FL retirement option. Be better with continued correction…but still be pricy. and just thinking about the traffic getting so much worse back when had relatives down there in Bradenton ocean side of 41. 👍👏 🛥️🏝️
