I bought my 1st home at 21 for 87k sold for 197k, 2nd home 170k and sold for 320k, 3rd 300k and sold for 589k and buyers paid all closing costs expenses etc... It is possible and very lucrative as long as all steps and details are followed.

I worked my ass off with 2 full time jobs and extras on the weekend. Saved up 25k and handed that over to my financial Adviser to put down and for investing. So I continued working my ass off and in less than three months I was able to lay my hands on my first property.

1. Garbage chute or if this isn't possible a refrigerated bin. 2. Laundry chute(s) 3. Powder rooms that are soundproofed and located in secluded parts of the house 4. Soundproofed master suite 5. His and hers toilets in the master ensuite-soundproofed obviously. Duh 4. Functional lockable floor to ceiling storage along the perimeter of the garage/basement garage 5. Floor-to-ceiling linen cupboards built into the hallways, either as a beautiful decorative feature for a period-inspired or Hamptons home or completely hidden and seamless in a minimalist home

Awesome ideals to consider! I am finishing up my hardwood floor and staining my solid core doors and trim. a few things that I am excited about very little cost 24 fire protection sprinkler heads 12 downstairs and 12 upstairs. Unbelievable peace of mind family safety. In my pantry/mechanical room I installed a cabinet with three Rainbird sprinkler heads that are plumbed through my house and to the exterior kitchen window to water flower boxes and then the second valve goes to my daughters upstairs window to water her flower boxes and the third valve goes to the front porch, one located at each column so that I can use drip irrigation to water plants whether I’m out of town or just too busy they will not go dry. 5 inches of Close cell foam and CAD nine wiring throughout the home to TVs and work areas and then showers are L-shaped with water controls far away from the showerhead that way I can turn them on without getting freezing cold water of course that also eliminates the need for a shower door that I will never have to clean.

Number one on my list is countertop height whether it's in the bathroom or the kitchen/built-ins, and the height of doorknobs, in my opinion, should all be higher!

I like all the ideas and am actually incorporating most of them in our build starting next year. Had a home cinema in our last custom home, but it didn't get much use. Agree that wood floors are not "easy" maintenance. We are opting this time, for concrete on the main and lower floors and wood on the second floor. And thank you for the upscale ideas - after all, that is what most of us are looking when planning a true "custom" build. Oh and we already have a "secret" room planned!

You're going to have concrete floors on the main level? Are you sealing/coating then with something? I've seen this done twice and both times it came out terribly. I hope you have better luck!

@@mikemurphy5898 Thank you for taking the time to advise. I was slightly premature with that idea. Our builder felt exactly like you, with some other concerns as well. Our architect has just built another custom home for himself and has chosen a large tile on the main level (which we are now seriously considering). Fortunately, we are still in the planning stages and ARE taking the time to fully investigate all that seems initially appealing. PS our Dentist just put concrete floors in a modern custom home, and she is very pleased so far (hence the idea). I am learning time might tell. Again, thank you!

Currently looking for ideas for a functional age in place 1,8000-2,000 sq ft home with cool features and amenities to entertain and have our grandkids over here in Texas on a 2 acre lot. This will be our forever home so I do want it fully custom, tired of our cookie cutter home in the city

You need to decide if you want it mostly to be an investment or if you want to live there for the next 20 years. If you want to cash in the equity soon you need to build it according to the common trend without any costly specials or personal preferences. If you want to live in it for 2o years you can do what ever you want because people will remodel it probably anyway according to the latest trend when you sell it. In either case be aware that the use of a lot of tiles on walls and floors is extremely costly to remodel and can hinder massively your resale. Tiles are very dependent on the trend and personal taste and make your home look quickly outdated to a buyer. Imagine you have to redo a giant car wash shower that you don't need and don't like. Cost you a fortune because you have first to remove all old tiles which is a nightmare and extremely expensive because commonly the underlayer will be damaged.

Agreed on almost everything, only the home cinema is not only unnecessary, is also over our budget. Will definitely do the outdoor kitchen for sure.

I agree with everything except the Home Cinema and Chef’s Pantry. Neither of those would be very useful unless you’re looking to just fill extra space. I think a walk-in pantry for additional storage would be a wonderful addition for a Custom Home.

Nothing wrong with that at all, that's what makes a Custom home that much better than a prebuilt. You truly get to design your home to fit you and your lifestyle.

How about universal design elements to accommodate a friend who uses a wheelchair. A roll in shower for if you need to recover from a surgery at home.

I am a custom home designer and builder but also used to own a restaurant. If you know how to cook you can cook with anything. Decide if you want to impress others with your kitchen or if you want to simply have fun cooking in a beautiful space. To claim you need a stove that cost as much as a car is just dumb. Spend the money other places. For example on a W/D all in one for quick laundry in the walk in closet of the primary. Instead of having one giant fridge that takes up half the kitchen have two smaller ones. One in the kitchen and one in the prep kitchen or in the Pantry. Again - decide if you want to show off or if you want to really use it in cost efficient and practical ways. Come up with a clever solution to avoid high kitchen cabinets that no one can reach and use but are expensive. Design instead a nice pantry with a door directly to the garage for all your supplies and a counter to unpack everything to keep all the garbage out of the house. Closets in custom homes are out. Give everybody a walk in. Your Primary "water closet" should have a toilet, a bidet and a sink. Everything else makes you look ignorant. Having to grab the door knob on your way out with poopy fingers is not rich nor is it elegant.
