10 Questions to Ask at an Open House

1. does the home have any recent upgrades? 2. Why is the seller moving? 3. Has the seller received any offers? 4. Is this home in a flood zone? 5. what is the neighbourhood like? 6. How long the home been on the market? 7. Is there an HOA and what it cover? 8. When was the roof replaced? 9. when was the AC replaced? 10. What conveys with the home?

How’s the neighborhood like: some seller’s agents hosting the open houses would lie or just pick the answers we want to hear. For example, quality of neighborhood is very important to me. Yet, when I asked about it in general way like “how’s the neighborhood like,” they all say “it’s great” “wonderful” etc in a general answer. When I dig deeper and lead with some specific questions like “how’s the noise level after 6 pm (or on a weekend, etc” “how often do the neighbors throw loud parties” etc., so far I have NOT met a seller’s agent at any open house who’s able to give me a confident answer right away. They ALWAYS think for a second or two and then give me the “right” answer: oh it’s very quiet, noise level is low, they only throw parties on major holidays you know, like every body, etc. The most annoying seller’s agents are the ones who look at me up and down, as if they were trying to analyze me, and then give me the “right” answer (they probably wanted to figure out what I was looking for and then give me the right answer.) These responses are just not helpful at all. I usually just walk of there shortly - because I can’t trust that seller’s agent.

You can look online for flood zones And for how long house has been on the market. Asking un- necessary questions could upset the home owner esp in a market where there are 20 buyers for every home. Buyers can and should do their homework b4 bothering asking questions.
