A young cousin and her family ended up constantly sick, with one thing and another, several months after they'd bought their first home. They had an inspector in that specializes in mold issues. He immediately told them to MOVE OUT NOW and do not take anything with you! Their mold problem was extreme, but that's scary stuff.

I'd add to this : "look at the plumbing and the electricity" because that's not only the plumbing or the electricity you'll have to replace if something goes wrong, but everything affected by it. It cost my parents 20000€ because of a plumbing issue with the bathroom and they had to do something otherwise they would've ended up in jail (it affected the whole building and the whole neighborhood in case of a problem). You are also so right about the neighbours !

When I bought my new house we was putting in drywall because the hole house was cover in those panels that look like wood covering destroyed horse hair plaster. And we discover that there was a big hole in one of the cast iron pipes for the drain, upon further investigation we found the hole pipe had a crack going the hole way down, we needed to redo alllll the plumbing and it cost close to 10k. Then we found out most of the house was wired by the previous owner and he either did it himself or had a idiot do it and it was all wired illegally and a giant fire hazard. The fuse box had water damage and corrosion. Another 5-6k to rewire everything and but in a new junction box 😭. Then we started to notice water stains in the new ceilings we put up. Turns out they redid the shingles but didn’t bother to replace the wood which was basically rotted out. The roofer took a cpl steps onto the roof and his foot went right Thur into the attic. Another 8k. We was planning on remodeling because the house was outdated but while we were at it we discovered close to 20k in unexpected repairs that were absolutely necessary for the house to be livable.

Never buy windows from Home Depot! They base their price on the size of your house and the person that comes to give you a quote may not know that much about windows, they can't do anything but replace exactly what you have (I.e. If you want a larger window put in they can't do it), and they subcontract. We got a quote from Home Depot and it was over $11k for 8 windows. Eight windows! We called a local window contractor and it was half the price! They also made suggestions to improve the look of our house, changing a kitchen window to a picture window, making a living room window that was two separate windows with separate window sill plates into one large window. We bought midrange Andersen windows and we love them! But ALL great suggestions of things to think of 😄😄😄

Your window contractor ripped you off if he charged you $636 per window. Here we can get a window replacement unless it’s a custom size for less than $300. A custom size would definitely be more.. But you are right on when you said that is one thing a lot of homebuyers do not check.

Your questions and answers are 100% absolutely bang-on. In the 1st 3 months I lived in my new home (built in 1972 but I purchased it May 2016) I had to have 2 massive pine trees cut down in the patio area, had not noticed there was no sidewalk leading to the sidewall - a distance of 200 feet in grass that was infested with moles who create a health hazard in the ground, and found out next door neighbor (hahaha - I laugh) is a foul-mouth bad-tempered fool. I truly wish I had had the presence of mind to ask the hard questions or to have noticed things I was taking for granted in the neighborhood where I'd lived for 35 years. I would add one more piece of advice: drive through the neighborhood on different days of the week & different times of the day to see what kinds of activities are taking place.

Great Iist! I bought a house about 2 years ago. It took me almost a year to find the right house because I had a list similar to yours. In different parts of the country you look for different things. In New England you don't want sidewalks or fire hydrants because of snow shoveling.

That's interesting about the trees. We rely on the ones surrounding our house to keep it cooler inside during the summer. Another thing to consider is whether there are empty lots next to the house. A couple of years after we bought our first place, an apartment complex went up, which totally changed the drainage of our property, and drove all of the critters that had been living there into our yard.

Great tips! I would add, if there are large trees on the property, hire an arborist. They will be able to tell you everything you need to know about the trees. Great tips on the smell factor. I bought a home where the seller insisted on shampooing brand new carpet before I saw it. She said it smelled "musty". The place is riddled with black mold, and she did everything she could to cover it up! I've had nothing but health problems since then.

I totally agree about trees, especially when they are near the garage and the roots affect the foundation and the leaves/branches fall on the roof. I'd also like to add to your list, tobacco stains on the walls...they require so much preparation before painting, such as cleaning with TSP and priming because they will bleed through new paint. Girl we bought our house with a little small creek that eventually got bigger and began to flood out our garden and yard! Our foundation was bad nobody told us, the A.C began leaking and molded our carpets,the windows were horrible and had to be replaced, the A.C. broke down,the garage door broke...a scene from real life of horrors!!

I really should have talked to the neighbors before buying my house. There are quite a few houses on my block you can hear people yelling at each other. And then a next door neighbor, who had moved in after we bought the house, was raided by police during a drug bust. Luckily the new neighbor is much nicer.

Look at the condition of the windows, 2. position and quality of trees around the house, 3. does it allow sunlight in the spring, 4. look for signs of pests during the spring and summer months, 5. look for sidewalks along your property and neighborhood, 6. is house too outdated…carpet, wallpaper, plumbing and other maintenance work, 7. weird odors, mold or mildew, 8. Does the ground slope away from the house where does the water run towards 9. Notice if vehicles around the neighborhood are they old, rundown, or not well maintained, 10. What are the neighbors like be able to talk to them and ask yourselves are you willing to live near them 11. How much are the utilities how much is the heating bill is there an HOA know what to expect

I feel sooo old. The only trees we have are in our backyard and all are volunteers that grew from bird droppings (including a beautiful intertwined fig and maple). Our front yard looks like it constantly needs raking. None of the leaves or even trees in our yard are “ours” by intention. All came from neighbors’ trees. ps: we have no sidewalks which is horrid for burning paws on walks but there is so little traffic it isn’t a concern for kids or pets. There literally are those sand/water base basketball hoops everywhere because the streets see so little traffic; in fact we never touch the gas pedal on our car in the neighborhood except after 1 stop sign. My son drove a dualie-dualie dodge truck (because I’m paranoid and a tank could hit him and he’d be ok). When he would come home he’d turn the engine off at the neighborhood entrance and coast in (his engine was loud). Perfect levels of “traffic” for me!

"Hi Serena" I totally agree with 6, 7 and 8. Foundational issues, bad neighbors and people who have no concern for their yards or cars. Tend to have, little to no concern or care for anything including their neighbors. Other than the three I mentioned above. The other items you listed are problems I too have dealt with at one point or another . No of which I mind. Some things are expected with older homes. But yessss no HMO's! Why spend the rest of your life paying someone else to live in your home even after you finished your mortgage 👎. 👏Great, video, great list 👏!

Wow I wish I saw this video a year ago! I bought my house 1 year ago on June 1st. While I bought young (age 26) I was the first of all my friends to buy, so many of these things I didn't even think about! Things like the trees and windows I checked but the grading of the yard I didn't and then had to deal with a leaky basement and mold issues because of it...so all the money I set aside for decorating went to where you can't see it and had to fix those issues first! very frustrating first year of ownership but I've learned lots and will be much more prepared for my next home!

Windows are not cheap. However all of the windows in the home doesn't have to be replaced all at once. It really depends on your budget. If on a major budget.. Hone Depot has a few do it yourself classes which are a great help.

Neighbors can really be a problem. My folks had them try to steal part of the land on the day they got their key. And an other stole most of our plants. Even tho it where half a million homes. Sometimes you can Only see the bad things when you gut the home. We had the Walls full with dead rat skelets. And found out old electricy had burn marks in the wall and was conected to our waterline in the shower. We paid hefty money for the inspecion not to show us these results. My tip is recisit a house with someone who know about construcion.

All these questions I wish we had asked then. Did the windows, need the trees removed, had to get rid of many pests since the house had been empty for a long time, we are the house at the bottom of the hill that gets ALL the water in the basement....yeah more hiding mold, so many updating projects to do. Oh yes, the leaking roof too. Home ownership, not all fun.

Might I add that if you have sidewalks they may need repairs or replacement at your cost. People with big cars or trucks may pull up and park on them and cause damage. Also you will probably be required to shovel them within a day of snow falling. Consider that before you buy a corner house with hundreds of feet of walk in a blizzard zone. If someone trips or slips, you pay.

one thing that is very important...ask the neighbors who quiet around the house u want, loud music, playing bands, drums etc, parties, etc....and find a very reputable inspector and walk with him and ask ask and ask questions.

These are some SUPER, DUPER things to look into. Many, I didnt even think about. I own my own home. Next time Im just going to RENT. I would rather someone ELSE be responsible for all the things that go wrong with a house on a yearly basis. OWNING a home is NO LONGER a measure of the AMERICAN DREAM. I think I might even do a condo/duplex w an association that takes care of the outside too. One thing I did before buying, was drive by at all hrs of the day/wkend. It may be quite during 9-5 but come beer-thirty or on the wkend, your neighbor cranks up the radio, uses power tools, has lots of company etc. *I did not see where I could register to get the complete list if questions. Can you send me the link?

If you house hunt during the Spring you will be in competition with other house buyers and deal with multi offer situations! I feel the best time is in the late Fall/December/January because people who are selling have to sell and the buyers don't want to move kids with school holidays etc? Motivation on seller side is always the best situation to get a deal! Inspectors always mention single pane windows and trees, slope of the property! Your agent should have asked for the sellers electric bill/and you can always call the utilities for info as for HOA that is always disclosed to you and your lender will go over the cost and if you can't afford it they will let you know. And you paid too much for your windows! Who the heck was your agent? they should have recommended peeps for you and they are educated enough to know what Mold smells like? You never go to Home Depot/Lowes etc for Windows!!! Can you say retail?? The cost average is 275-350 for stellar quality Vinyl windows and less for Wood. Pest control is a Monthly issue for most homeowners. What you can afford is directly related to the age or whether a house is updated or not. If you have a small budget you will be in a neighborhood that reflects what you the buyer can afford. I would always recommend a buyer buy the ugliest house in the best neighborhood as oppose to the best house in a skank neighborhood (although I am not allowed to say what is a skank hood or not but most agents give you the tools and resources to figure that out on your own). I have a crazy neighbor and huge FYI they can move in at anytime!!! You can have the best neighbors and then they move and crazy moves in! I feel all your issues came from a horrible agent and horrible inspector! I have been an agent since 1998 and only use the BEST inspectors. My favorite inspector ruined a deal when he was working for the buyers on my listing (we had a pre-inspection report done) and this guy found things my sellers inspector missed. Those buyers walked but we had his awesome report to fix and repair the issues and sold to the next buyers trouble free. FYI now that you told the World about your Mold issues you will have to disclose it when you sell. If you ever move to Atlanta, GA, I will get you in a stellar home and I have excellent inspectors! 770-490-9897

Regarding your question #7, a professional way to explain it is that your house may be located in a special flood hazard area (SFHA), which means it has a high risk of being flooded in the event of flood. A flood does not take place only in Houston or New York city, it can happen more frequently than you know. People’s house can be flooded during a heavy rain, and there is a lot of damage for one inch of flood in one’s house can do: the water can damage the floors, carpet, dish washer, fridge, etc. If the property was flooded, the flood could have got into the insulation thus causes the mildew and the smell that you can never get rid of unless you tear away the wall and rebuild the house, assuming the house will never be flooded, which is very less likely. A house located in zone A or zone AE has a chance of 26% being flooded over a 30-year period. If your property is located in the SFHA called zone A or zone AE, people refer to it as 100-year flood zone. Don’t think that means the property will only be flooded once per century, it means you got a 1% chance of flood every year, and sometimes houses in zone A or zone AE can be flooded more than once a year. A house located in zone A or zone AE has a chance of 26% being flooded over a 30-year period. Houses built prior to 1968 did not follow the ordinance as of today, because the national flood insurance program was established in 1968. Even houses built after that may still be built in a SFHA due to the limited flood study at the time. There are some helpful information from the State governments that you can check online, Or you can check the flood risk for your property on FEMA (Federal Emergency Management Agency)’s website: msc.fema.gov/portal/search#searchresultsanchor . Also, there should be a floodplain management program for every state, you can contact them and ask for directions to check up your property’s flood risk, or ask them for a flood risk report for your property, it is completely free. Yes, the car advice is good but even better is this...are there cars lined up on both sides of the street? Drive thru the neighborhood to see if the neighbors or their guests are constantly using your curb to park their cars in front of the house that you want to buy. Also, would you feel comfortable asking your future neighbor(s) to park their additional cars some where else besides in the front of your house? IDK, who wants a view of cars; it doesn't matter if the cars are expensive or beat up wrecks. Typically, neighbors are free to park their cars whereve, right? But please note how the affluent neighborhoods look. Cars are not lined up both sides of the street and if needed, the driveways are lengthened or made wider to accommodate "x" amount of cars. Also, realtors knows this can be a deal breaker and they'll try to take pictures when street is almost empty of cars.

Just remember! No house is perfect! We are actually in pretty sound financial shape but don’t buy or drive fancy vehicles. Cars are a bad investment. So, we wouldn’t have passed your car test. And other than the bodies in the basement, were very nice and normal people.😂

My neighbors bought the house next to ours the last year, but they are bullies! They put cameras violating our privacy, they tease my dogs! The man is always complaining because he doesn't want anything to touch his wood fence!( we even touch his fence at all) He put a carp on his fence and the nails are sticking out the wood fence! We have lived here for 15 years and now we have these people bullying us. I have caught the neighbor stalking us! Is not a problem just for the buyers, is it for the residents too, because we do not know what kind of people are moving to our neighborhood!! We were so excited about having new neighbors now we are not anymore!

Oh no....I'm sorry you've got such horrible neighbors! If it makes you feel any better, the neighbors that I have are just as bad. If I pressure wash my fence, the older lady (83 years old and mean as dirt) freaks out and yells at me. She had a health emergency a few months ago and when I saw her son drop by her house one day, I stopped to ask how she was doing. He literally cursed me out and called me every name in the book, and threatened that if he mom didn't survive, he would find the worse tenants to move into the house just to torture us. Yep....Neighbors can be the worst! If it's so stressful, don't think of it as a failure or loss to move. They may think they've won, but really, since they're so horrible, they are the real losers. There is nothing like peace of mind! Good luck!

Our first house was a money pit. The house now is mostly cosmetic. We do have a dead tree that needs removed ASAP.
