Hi guys!
This video is how to renovate a house in 30 days for £15k. This included painting the entire house, renewing the kitchen, a partial re-wire and essentially turning a dated house, into a modern family home. The house is located in London and is a beautiful Victorian 3 bedroom property (with a very strange loft bonus room/4th Bedroom).
I completed this renovation in 30 days exactly. I had access to the property beforehand so I could order the kitchen, as this takes 4 weeks to arrive, but only had access in the month of December when the family living here had moved out. Everything went very smoothly so it shows if luck is on your side it can be done!
Below is every penny I spent, which came in a fraction over £15,000.

Great running commentary style. Your ability to speak clearly to get the info to us without unnecessary fluff keeps me coming back. AND who doesn't like to see transformative reveals??? It's the cherry on top. Edited to gently comment about a camera upgrade when finances and time allows. You will gain more viewership at a more rapid pace, more than likely. Sorry, one more - if you pan more slowly we won't get dizzy, especially us older folks. Please continue to take us along on your journey. My husband and I were meant to live in the UK for at least six months. I viewed many, many rentals online in England, Scotland, and Ireland. But because of current issues I fear that we won't be able to make our dream come true in the time we allotted for ourselves. So I live vicariously through your videos, and other's. Thanks Nick.

I honeslty love your videos, think you are great on camera, knowledgeable and easy to listen to but you NEED to upgrade your camera! It is so hard to watch as the quality really doesn't come across great on KZbin, I hope you see this! Sorry to be a critic, it is constructive though, keep making quality videos 👌🏼

To add to their comment, I got seasick when you would spin your camera around too much. For us older folks, we need it stationary or at least steady, no spinning. Thanks!

Please ignore those comments about removing the shelves. Many of us have enough BOOKS to fill every shelf. The house is lovely, you made excellent choices. Thank you for a very informative video.

Nick, this was an amazing video - it had me rivetted and I don't usually watch a video which is nearly 50 mins long !! But this had me from Hello. The work progression and the figures for each section were extremely interesting - I am just starting my next refurb and I intend to spend less than £8k. (Two bed terrace up Norf!) I might just go for some upgrade on the kitchen appliances though, they looked very smart and at a very good price. Well done. Nice work.

I once rented a house with floor to ceiling shelves in the living, dining rooms and master bedroom. I filled them all and couldn't have been happier! You've done a beautiful job on this house--it looks amazing.

New subscriber. Thank you for this its brilliant to see the full breakdown of the job. Very pretty Victorian home. But the shelves did need replacement and you missed a trick with the cabinets height in kitchen. They could have gone to the ceiling for more storage. But i loved this project, very well done 👏🏾👏🏾👏🏾👏🏾

Lovely house. I used to live in Herne Hill - beautiful Victorian houses. I would gut that upstairs bathroom. It’s awful and so dated. Replace those louvre doors in the hall. Take down those shelves in the bedroom. I’d also lose some shelves in the living room. Paint the attic room all white or grey.

I'm a bit confused about how you intend to add value here. There's nearly no renovations needed bar a new kitchen. Does that + a lick of paint really make you that much profit?

In this situation the owner couldn’t sell the house in its current condition. So they asked me to renovate it to a degree and give it a general overhaul. They then sold it on day one for an increased price (and higher than the building cost too!) 👍👍👍

Very confused with this! You talked about you being an electrician, so doing the work at cost, then later, you start mentioning, "the owner." I would have assumed doing things at cost, it was your house?

Storage is always at a premium in in these Victorian terraced properties. That said, the hallway storage, whilst probably not very deep, is in my opinion intrusive particularly if a family with children was living there. We know how cumbersome buggies can be. But you've created a charming home, sympathetically renovated and at a fantastic cost! At a later date I envisage the owners installing a French window at the dining end of the lounge/diner. And as the garden is the typical small space I'd be tempted to lay it all to hardscaping, possibly in the Italian courtyard style.

For the amount of shelves that are there, the shelf brackets are way too prominent. Should have a cleat type of system or floating look. The style of the brackets that are there make it look like a utility room or a garage storage area it makes it look very cheap. A different mounting system could make it work a lot more custom an expensive then the route the original owner went with 😖😖😖

I’ve just started watching this renovation and liked the last one... not sure where you’ve got but like these Victorian and in the kitchen I would put a range cooker in that space where the radiator is.. such a great home but does needs a bit of an update... love these houses

I enjoyed seeing the progress with the renovation. Nice job! But, in the kitchen it would be more convenient to have the dishwasher next to the sink where the washing machine is. Too bad you didn't swap where these are located.

If I had to renovate this house for me, I would have created an access to the garden from the kitchen. My first thought is to do it on the window above the sink and you use the space on the bow window with kitchen and not a table but it means you can’t eat in the kitchen so idk. I guess it’s too much trouble for what you do.

Amazing amount of work for the cost and time period. But I'd have done the kitchen differently (loads of cupboards for appliances but hardly anything for storage of food and equipment - not a kitchen for a cook lol) but this would have cost more obviously so probably not possible. Agree with shelving, that would have gone, if I'd had the time and budget, I'd have paid for cupboards to be built in which is quite popular with victorian properties. Why dado rails everywhere? Nice smooth walls would have looked so good (with ceiling height), no need to break them up with dado rails. But your videos are so informative and very interesting. I always learn something I didn't know as a DIY enthusiast.

Your sound appears to be blocked some how. .. possibly covered over with your thumb or finger, as it comes and goes while you are walking and talking. The 'bonus room' looked better with the dark beams... almost like a nod to the strapping look of Tudor architecture.

Super information thanks. The prices would hurt a bit more these days but I think I might spend some time learning to plaster and then move to London! We usually spend £3.5k to have a 3 bed terraced house skimmed throughout.

Few mins in and just hoping the beams don't get painted.... Edit: gutted about the beams, house looks great but confused why the dish washer n washing machine aren't the other way round? Normally the dish washers closest to the sink.

I hope you consider a lighted ceiling fan on future properties. In kitchen lower cabinets use drawers instead of cupboards to reduce the bending over.

Two points though, why put the dishwasher away from the sink and the washing machine where it should have been? Also, there’s no counter space when removing hot dishes from the oven?

Victorians used white paint, which was really cheap, to paint their pigpens and wouldn't use it in their houses.

Hi Nick, I have just bought a new house and the family bathroom and ensuite mirrors are in odd positions (not behind the sink) but on adjoining walls (due to lack of space). Is it possible to buy mirror extension brackets (like flat scene TVs) so they can come of an adjoining wall to be placed in front of the sink? Both have electric lights attached to the tops of the mirrors. If so can you recommend where I can buy the value for money accessory? Thanks.

...okay caught up now... it’s not actually your home I see so that explains that.. kitchen is fab but it’s obvious to me that a range cooker is needed (as mentioned earlier) where the radiator is as behind there I’m certain will be a perfect place for one.. but rest of house fab job on the budget. Shelving is okay too. I like books and think they make great decor! Since COVID I spend my time watching home renovations 🙄 I think I think I’m expert lol

the loft room may have been for a maid, who did everything. only the rich could afford lots of servants. loft rooms were servants quarters. I love the big London terraces with basements.

I've sat down now to watch another great renovation video from this guy. The work is just excellent. I love painting and I only wish I cud fix my curtains back up as I admire this work but hey that's just how it is. I can't wait to see it's all finished.

Like row houses in Philadelphia, 3 bd 1 bath. I grew up in similar. We have all the utilities in the basement. Heater, water heater, washer, dryer, work sink, pipes, and often an extra powder room in basement, as well as, extra storage. We always have an extra refrigerator in basement, good for beer, etc. Love the white and Egyptian cotton combo. It really removes all the trendy dark colors.

The final reveal certainly makes a good impression, but radiator covers restrict a lot of heat output, for myself perhaps I’d consider a different radiator design as a feature.

The small corridor to the back door seems like wasted space. I wonder why it's not part of the kitchen or if it could be made into a utility room - probably too narrow?

The house is looking fantastic, really good job, it bort back so many memory's for me, the house is the same as my sister once had in London, many years ago and when me and my Mum used to say over the weekend's, I had the back bedroom and my Mum and baby sis had roon two, room one was my oldest Sis and her husband, ya great memorys. Great job guy's. Xx

Once the shelves have books etc they will be less intrusive. Terraced houses like this need maximum storage.

Sean Crowe there are tens of thousands of terraced houses in London alone, if not hundreds of thousands. Depending on location they can be very desirable, easily worth a couple of million plus in the better location. Even in Brixton you're looking at over a million. They would have to be very wealthy students to afford that! I love a nice period terrace, provided the neighbours are OK!

What’s the profit on this Reno ? It is a perfectly sound house & I’d imagine those things that’s been done would change the market value substantially higher to actually earn anything on it, especially in London ... normally you buy run down with lots of potential under market price to then uplift it - can’t see how you could increase the value to renovate for profit via those changes , after paying all the transaction costs (stamp duty etc) buy/sell, %, holding costs etc

Was owned by someone for 10/15 years, just a quick renovation to improve the house to sell for a higher rate. Had valuations before and after and the difference was substantial.

Brilliant video! I’m now going to watch all of yours-could take a while. I’m soon to do some work in my house but you eased my fears on cost. Shame I’m the other end of London (Buckinghamshire) because I need a carpet company like ‘Floor Factory’!
