Thankfully, no husbands were hurt during the building of this house. 😂 It’s a marriage tester for sure though.

turned out beautiful. did you have to have energy calcs or specs to do mini splits in Tennessee? We are building in middle TN and looking at AC options

We had to calculate the hvac load according to square footage, insulation and other factors. We used a website to calculate total btu’s.

nice work, normally you dont see interior walls built until after all the exterior ones are up and sheathed. that way you can insulate better and get dried in faster.

True! In our case we were covering the whole upstairs floor and needed all the downstairs walls done for support.

Question: Was the slab-on-grade choice as opposed to a basement an issue of soil conditions or budgetary constraints?
@DreamitBuildit Жыл бұрын
Budgetary & experience because from what we understand in this area, it's ALOT to get a waterproof basement. Since we come from Texas, ryan is a big fan of slabs and had more experience with that.
@juliancate7089 Жыл бұрын
@@DreamitBuildit I thought it might have been an issue with clay soils and frost heaving, but I admit I don't know much about TX geology. Some parts of the State you hit bedrock 3 feet down and other parts it's clay, and other parts it's well-drained loam. Thanks for the reply.

I do not mean to be an A$$, but why so long getting to this point ? In 1986, my 60 y.o. father and I at 30 y.o., built my 3500 sq.ft. 3 story house alone. Just the two of us did everything except the poured concrete basement walls. Working in the afternoons after my regular job and all weekend, we got our CO and moved in 10 months after I cut the first tree. Are you guys working weekends only ?
@DreamitBuildit Жыл бұрын
Man, sounds like quite the project! That’s incredible! We work afternoons and evenings as much as we can, but our full build days are only on the weekends. Between that, 3 kids, work travel, sickness, and bad weather, pace has definitely been slower than we’d hoped.

So all together how much did it cost for materials
@DreamitBuildit2 жыл бұрын
Still right around 100K so far. If you took off the pump truck & finishers for the concrete pour, that'd be around $3,700. We haven't contracted anything else on the build so far, so it's all materials or overhead (rentals, etc.)
@manganvbg902 жыл бұрын
How did you keep it protected from rain?
@DreamitBuildit2 жыл бұрын
We wrapped asap and couldn't do much else until we got the roof on. We did quite a bit of PT boards since we're building at a slower rate than high production builds.
@FoxFox0077 Жыл бұрын
No insulation beneath foundation?
