Overseas Pakistanis shouldn't buy real estate in Pakistan. They should spend the money in the country they live in and improve their quality of life there. This will also decrease the power of the real estate mafia like Bahria Town and DHA etc and move the money from real estate to genuine business. Currently, the real estate market represents more than 85% of the Assets of Pakistanis, which means only 15% assets are in industry and agriculture.

Thank you for raising the awareness. In Pakistan, even the graves are no longer safe from theft. My mother's grave was stolen one night and someone else was buried there the same night. It was not some neglected grave that was in some remote corner of graveyard full of thorny bushes, rather the grave was in the center of the graveyard and it was in a maintained area. As far as Bahria Town Karachi (BTK) is concerned, it was especially designed from the ground up to scam overseas Pakistanis. I know people who purchased the plot near the entrance of BTK but when they decided to start the construction they were told that their plot has been moved nearly 10 to 15 kilometers into the depth of BTK where even the electricity, water and sewage lines will be laid after 10 years. Name of Pakistan should be changed to Fraudistan, that how bad the situation has become.

Aslamoaliakum I am resident of Bahria Town Lahore. One of uncle is also looted by Bahria Town Rawalpindi same he is an overseas Pakistani living Canada. He purchased a plot which was on map and also under development means semi developed and he used to pay instalments from overseas he came after 4 or 5 years his plot was fully developed but when he went to Bahria Town office for possession he was surprised to know that he has no plot not even record in Bahria office later he come to know that his plot is sold to another party on cash and whenever you asked Bahria management they say their some employees done some fraud so we have fired them, so no plot only lollypop

Each visit to BKT headquarter cost me PK 10,000/- to just get my application stamped and lollipop to come next time to get plot. Surcharge sheet is clear and showing Precent, Street No and Plot No which doesn’t exist on the land.

I made downpayment for semi-commercial plot. Later that plot category was declared illegal by LDA. After few years, Bahria converted it into residential plot & priced it at 20 lac per marla 😮. I followed up this case on PMs portal but there was no solution after years of complaining. Finally I sold it to a dealer on huge loss. That time I realized that no one can take any action against Bahria Town.

I invested in an Awami Villas project in 2008 , Last time I was there at the Bahria office in Lahore they said it is still not handed over. This is preposterous, as time is passing by, my investment even though a 5 Marla house, is seeming more like a fleeting dream that is never going to come true. Most countries have an escrow system.

Ashir bhai it is actually called out of boundary plot , when u buy a file which doesn't have a plot number on it (No physical presence on ground). You paid for the file in monthly installments. But in reality it's not recommend to buy any file from Bahria only buy plots which are on ground with allotment letter ones. They are much more expensive than the files. Just a tip for our overseas brothers & sisters to learn. I have seen alot of person with out of boundary plots which they have payed fully only option for them was to merge it with any private builder in bahria town with full amount merging in any apparments or shop etc.

When i went to Bahria Town Pindi in 2003 the first time as overseas Pak, i also visited the area, i think where Attock Petroleum depot/refin was located, he had "qabza" around 200 acres land there, had forcibly evicted the people, had erected dozens of "posts" with klashinkov carring 'security guards', and my family friend, working in secretariate in Defense dept, told me that Malik had just gifted 2 plots to dictator Pres Musharraf. I stayed away from Bahria till today. But Blue World City Pindi had stung me 'slightly'

Dear Ashir Azeem sb, i have been a long time fan of yours, on my retirement i also took some properties in Bahria Town and paid all installments etc through my hard earned money, one fine morning i was told that my booked villa in Precinct 23-A was no more there and a plot in Precinct-22 was nothing but a 200 feet deep ravine. I made a number of visits to Bahria Town, met Brigadier Rtd Rafi times and again and ultimately a property dealer bought all my assets at a far far lower price. i lost over 04 million in the ordeal and got the money after a lapse of over 05 years when the value and buying power of that money was reduced to only 30-40% of what it was five years ago. in all these years i genuinely realised that nothing, virtually nothing can be done except we accept it as our fate and leave the losses to be compensated by Allah in the next world.

My friend bought plot in Bahria enclave on installment 2010 on enclave inauguration then he missed all installment only down payment paid. He has only1.5 L down payment slip. His plot was cancelled on inquiry Bahria offer him plot in N block on fine or can sell it,then he sold it on 10 L

I think major part of blame also goes to overseas Pakistanis especially living in western countries. Why they send money back to Pakistan to buy real estate. They should invest in their own country. They should accept their new society and country. Even from a monetary perspective, devaluation of PKR results in very minimum returns if there are any.

Salam. Frauds happen in Pakistan in almost all the places not just in the plots of Bahria Town. One has to keep an eye on the property by visiting the plots and also checking it frequently with the concerned offices. In Bahria if construction is not made on the plots where all the plots are constructed, then they send you warnings for constructing the plots. Other wise they will allot the plot to someone who will develop it and give you a plot in exchange somewhere else. Many of overseas have given addresses for receiving these warning letters in Pakistan where they are not followed and also they don't come here to visit for long time. This could be one reason. But having said that, Frauds are common in Pakistan and to avoid these one has to closely keep an eye on all the assets in Pakistan.

Ashar Azeem , very important topic the only solution is , there should be a compulsory "Escrow account" for all real estae developers and builders. In this way all money shall be collected by banks and released to developers and builders only on handover of projects. Dubai real estate is working on the same pattern. How to implement this is government decision. Or some affactee can go to court for its implementation by court.

Aashir Sab I have exactly similar story as yours. I am dual citizen and living in Australia for the last 13 years. I purchased plot in Bahria town phase VIII in 2005 and received allotment in 2013. All dues were cleared. I went to Pakistan in dec 2021 and decided to sell the plot. Only then I came to know from Bahria office that my plot never existed as detailed on allotment letter. I totally agree with you that they only target overseas Pakistanis knowingly that they are not here and there is no body to follow up or look after their assets. Probably they use ID cards details to trace people like us.

Dear Ashir Sb, I am big fan of yours . I am also an affectee of Bahria Town Karachi. However, my case is a bit different from yours. I hold a membership in the Bahria Town Karachi's Project i.e. "Bahria Sports City Karachi", against which a Plot No: 19 (measuring 250 square yards) was allocated to me in Precint-45. It has been more than 4-5 years that i have made the entire payment of PKR 3,655,000/- against the said plot as per the given schedule. However, despite full payment, i am still waiting for allocation of land against the said plot. The Bahria Town management keeps on procrastinating the allocation due to one flimsy reason or the other. The irony is that in our beloved homeland there is no one to question or challenge the wrongdoings from BTK. If we account for the time value of the money, the amount i paid in installments at least worth PKR 10 mln. I am willing to support your cause for justice and recover my rightful land.
