The bathroom next to the kitchen could be a proper laundry room, and the closet next door is big enough to be a bathroom!

@@nataliemarceta understandable, my suggestion would be to actually work on the second floor first redo that into the master bedroom and bath once that is done and you have that space , it would actually allow you to make all the other adjustments down stairs. My husband and I did the same thing. Once we looked at all the potential things we wanted to do, we realized the key was this one room. Doing that job first opened up the opportunity for all the others .i know our first instinct bare to do the bottoms first be it’s what everyone see. But sometimes it makes more sense to start at the corner stone project and the rest can fall into place. Good luck

My suggestion for the washer and dryer . Since the bedroom downstairs has a walk in closet next to a bathroom with a door to the kitchen. Mover the plumbing and the bathroom to the closest, and turn the existing bathroom into the laundry room. Leave door from the kitchen into the new laundry room, and close up the door from the bedroom side. Then make the under stairs a coat closet . Also keep in mind that front room , future office , if you leave the wall and door it can count as a bedroom, keeping the resale value. Pulse York husband might like the door shut once in a while Donnie purposes especially if kids are in the future.. just a thought . The window in the kitchen.. near the back wall , if you rebuild the back porch to extend across the back you can make those French doors or a sliding door onto the porch . It will open up the space during cool weather times.. house is spectacular. Can’t wait to follow your journey. New subscriber here 👍

I’m excited to watch you bring your beautiful home and property to life. You have wonderful ideas and taste. Your kitchen is a dream space! If you remove the closet in the one bedroom would it technically no longer count as a bedroom? Wasn't sure if that would matter to you or not if you decide to sell in the future. Perhaps if you have have space is the master suite you could add a stackable washer & dryer up there and/or borrow some space in the bedroom or the bathroom off the kitchen for a mini laundry room.

@@mdr634 thank you so much!! You do make a good point that it technically would no longer be a bedroom so we’ll have to think about that. We don’t intend to ever sell but you never know! There is some closet space in the bathroom close to that bedroom that we could maybe switch over to the bedroom instead. TBD! Lots to figure out and move around.
