Hi Gin. If your are going to talk about purchasing a home and you are targeting FRANGs you should talk about how ownership is possible. ie.. If married to a Thai or within a Corporation with 51% lease back with Thai controling interest. It would be good to have you sit down with a Lawyer or can explain this to your viewers fully understand how they can purchase a home.

You can't own a home and you can barely own a condo..it's an awful investment UNLESS you have biological Thai children at an age where they can legally be on the Chanote. Anything else that a Thai "lawyer" or significant other tells you is simply white noise.

Correct you need to get 4 Thai partners and they can have 12.75% ownership each and a good lawyer to place caveats so they can never purchase anymore or have the ability to combine votes between parties and also preference voting remains with the highest share holder being you with 49%.

No air con, no cooktop or vent fan, no washer and no furniture. The price will increase dramatically to get the house furnished properly and the front yard (garden needs a lot of work.

@tapanitarvainen I have been told that many features like included aircon and cooktop, exhaust fan etc. are installed after purchase contract is signed. Much different than in the west. Unless you get it in writing it’s hard to know what you are getting. Also Thai ownership laws are a VERY, VERY slippery slope for farang (foreigners). Buyer beware is the best policy. Luckily, there are many nice houses like this to rent (at a reasonable price) in most of the bigger cities in Thailand.

Hi Jimmy, thanks for your comment. Yes this house is freehold if purchased by your Thai wife. The annual fee is 6,000 baht which will take care of security costs and the road Infront of the house. Currently there are no common areas such as gym or pool and the price without furniture is 2,800,000 THB ($83,600).

I'm thinking that Thailand or Philippines will be my landing spot when I retire. I just hope that the laws change with regards to foreigners owning land in both countries. This home would be perfect. I think Hua Hin is a good option for Westerners, (because of its infrastructure, and suburban feel). The young lady was awesome as usual.

@@christianbrother4724 many foreigners buy with their Thai partners owning 51% and the foreigner (farang) owning 49%. There is ownership risk, but over time the foreigner can recoup the investment by paying themselves rent each month to their depleted savings instead of paying a landlord. Over 10 or 12 years (if done properly) this will replenish the funds used to purchase the home. For foreigners in Thailand, you can’t buy anything unless you are willing to walk away (lose) from it. That is true whether a motor scooter, a car or a condo (house).

Nice house, and good price point, but....(1) the kitchen (like many kitchens I see in these videos) is not the greatest, (2) the bathrooms look nice, but the shower is way too close to the toilet area (water will be splashing over everything and impossible to keep spotless on a daily basis), (3) why don't houses in Thailand come with air conditioning units (is there some sort of restriction on them)?

They sure do like their walls and gates in Thailand don't they? The house is pretty nice. I will give it that. Strange to have such a high ceiling tbh for such small square footage. I like high ceilings but I think it's a little exaggerated for a place like this. 12 foot ceiling would have been enough for a raised area. Otherwise maybe make a 2nd floor. The other weird thing is that all the rooms kind of are all attached to the main living room. I mean... it's not a bad thing but to me it's kind of weird. I would feel a lack of privacy in this house unless if I lived in it alone. A lot of these listings are very pretentious. The "luxary" look doesn't fit with the size of the house being offered.. Like you don't need fancy tiling and 30 foot ceilings for 900 square feet of house. Let's just be real. You're not living in a mansion. Take it down a level and put that effort into idk.... more yard space or something.

Are all your customers running around naked? There is hardly some storage, so one of the smaller rooms has to be abused for storage if you are living in this house. I had recommended to use one small bedroom as a walk in wardrobe with some space for suitcases, house cleaning material etc...

Nothing Nordic with this. Quite the opposite. It looks fairly decent to be fair, but Nordic is all about simplicity and intelligent use of space, it's not a specific design as some think. The biggest flaw here, if you're going to call it Nordic, is the high ceiling, it's a huge waste of space and a nightmare for aircon use. A huge no-no in the Nordics, and in Europe in general, as space is very precious and electricity is expensive. You could fit a second floor up there, at least a loft for storage.
