Great job so far. Our daughter's double wide modular home was heavily damaged last summer from a oak tree falling on it. She just settled with the insurance co after a year, paid off her house and is giving it to a family of 7 who's home was destroyed in the same storm last year. Since our daughter is single she decided not to restore the house herself because it was going to cost between $ 98,000 & $130,000 + according to contractors. She will be purchasing a new smaller single wide since she only has 1 son 22 living at home. I'm so happy for you since you are getting a house you yourself are able to make into a new home. Congratulations Kathy Mphs.

Make sure to check the air duct where the bathroom floor was rotten. I just did my floors and found rusted out spots along the bottom where wet insulation was. I wrapped my duct with 1" foam board insulation but I'm sure there's other ways to patch holes if you find any.

I wished I could talk my wife into us doing something like this.
@michelestellar77253 күн бұрын
@@d.collier_8280 start honing your skills. Is it possible for you to build a small shed while doing so? I have come up with a solution for a 'foundation' that can support weight, is permanent, lasts for years and is cheap and easy. Great for small sheds and low decks. All you need are simple tools , and 'T' posts, a shovel, hoe, concrete and treated wood. I built a platform for a truck camper over 20 years ago. The truck went to the junkyard after a hellacious hail storm so the camper just sat on that platform awaiting a redo for MANY years until I finally realized no more camping for me. The 'platform ' is STILL there. I had ideas of turning it into a small shed too . I just might do that yet. I do have a shed closer to the house I even used that for my horse, so plenty sturdy. Anyway maybe you need to demonstrate you have some skills to convince your wife, a small shed is a start.

Honest question here: You are clearly very skilled and are having to replace absolutely everything on this home. What is the benefit of the cost of moving the $1 trailer over just starting all new from scratch? I thought it might be the applicances and cabinets but you're replacing all those. Maybe the base trailer but you could build right on the ground. So that leaves some windows, 2x4s, and wiring. Is it a permit issue or something? Just curious. Please educate me. Thanks!
@koacres2 күн бұрын
Well we ran numbers, and it is more cost effective, to go this way, about 50% less cost. Think about it, we payed $1 for floor system, subfloor, wall, insulation, electrical, plumbing, trusses , most of the roof. That’s the benefits

@@koacres ok thanks for asking. I actually bought a mobile home that needed work and where I live it would have been cheaper to buy one used that didn’t need as much work. That OSB is too heavy for the walls unless you put pillows under the walls to hold them up I did not see the underside of your trailer most steel frames Does not go all the way out to the walls. The average trailer wall is aluminum or vinyl, wood wrap, and insulation 2X3 frame, and paneling. You most likely will replace it with. 2X4 frame, OSB, siding drywall and something on the other side of the OSB think of the weight difference
@koacres4 күн бұрын
Good point. I too the OSB to the 2x6 rim joist of the trailer. But yes it is about 3’ away from the trailer frame, I’m going to supports when I run the skirting down.
