Inflation is also eating away at the people whose monthly mortgage payment is half of the income. That 50% remaining is getting households a LOT less and gas keeps going up which will cause electricity and really everything else to continue to go up in price. People would rather sell their home and live in a van before starving.

I think this is one of best and HONEST RE videos I have recently seen. Prices may not go down to what they were before but with the high interest rates less people are buying.

What we all have to do is offer 40% less of asking price or offer 2018 value. Whichever is the cheaper. This is the only to bring real estate back to reality. Housing in my area (Cali) has increased in a lot of cases 450k in two years.

HI Bryan, been following and watch for the last 7-8 few years. good insights for sure - RE is local tho - I feel like Vegas RE is price sensitive - definitely higher priced homes 450K and above will get hit the most - but I don't see doom and gloom since california always sending new residents. - if rentals continue to be strong - would hold on for the long run still be wise? in history - if CREDIT issues don't become an issue, I don't see median prices go below 350K in the future. if you have time could you provide a video for long term investors?. thx.

I just purchased townhome in providence 15 minutes from Summerlin.I advise to wait until prices come down.New townhomes in Summerlin are 470.00 and up for 1500 sq foot new construction.Townhomes are over valued in Summerlin.I would wait.

You said negative to the health of our market isnt 90 to 180 days of inventory considered a healthy market? Asking for a friend do they just get rid of their 3% interest rate with an 800$ mortgage payment and walk with 300k in profit if they want to stay in Vegas or sit tight ?

A long way to go to get homes down to where they were before Covid, they need to drop a miniumum of 40% since the home values shot up 45% in 24 months during Covid. Dont buy until the prices reflect honest economics even if it takes a few years.

I believe I heard this from Minority Mindset, but don't quote me on that. He said that the biggest threat to the housing market isn't the subprime borrowers like in 2008, but the Wall Street money that has been leveraged into housing. If those stocks fall, or housing no longer looks lucrative, what if they begin dumping? I've got two months to list my condo, hope i sells in September!

@@onetwo12onetwo526 We purchased the cheapest turnkey house in town. I've lived in the condo for 21 years, which was fine as a bachelor, but 600 sq ft no longer cuts it. The HOA is now run by people with sticks up their ***, and have unusually low expectations of themselves compared to prior management.

Of course, the increase in mortgage rate is going to make it more expensive to to buy houses. But the bottom line is that still more people are coming to America than leaving and need a place to live. So, if the cost of buying houses is too high, then they have to rent, which means higher demand for rent and higher rent. The higher rent still makes the investment in real estate a viable option, so all the talk about bad news for real estate is just BS, and it is most likely created by the people who want to push the home owners to sell at lower prices...!!!..And then, some months later they declare that the market is back...!!!

Not in every single case Gilbert, but there is a lot of truth in it. I've been in the business for 22 years and when they ask me that, I say it depends on YOU and I walk them through it. If they have job stability, it's a long term play, and it's comfortable financially, then perhaps yes. If not, I will advise that maybe they should wait or rent.

Soon affordable housing will no longer be affordable so anything you want to do i will advise you do it now because the prices today will look like dips tomorrow . Until the Fed clamps down even further I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off. The Booms and Busts are the ebb and flow and any assets will be affected by it. If you are in cross roads or need sincere advise on the best moves to take now it will be best you seek an investment advisor for proper guidance.

@@blaquopaque There are advisors around you but I use services of "Theresa Mary Chamblee" she comes highly recommended especially in times like this. I am hedging and haven't lost much to the recession. I found her in 2019 when the stock market was at an all time low. Look her up and thank me later.

Amen my friend. I believe price corrections need to be 25%+ to wipe out most of the fake 38% fed induced madness the last two years, and revert back to the normal factor of inflation. Home values for decades only increased with the same rate of inflation for many people.

Same here. My neighbourhood has homes that are discounting homes by $300k. There is a home here that listed for $2 million in April and after a few prices drops, just sold for $1 million.

After it all crashes then you invest. Get the stuff no one wants for dirt cheap. Then your losses are minimal if things don’t pick up. Everyday as food goes up your money is worth less. It’s good now to have a lot of precious metals on hand. The value is skyrocketing.

@@marianparker7502 These days the best way to come into the market space is patience and seeking guidance when necessary, due to my line of work i can’t handle my portfolio so i just copy the trades of ''Nicole Ann Sabin''', a brokerage advisor i saw on Bloomberg business news. It’s been smooth since then. I have saved myself from all the hassle that chaotic market causes.

13 million people are currently behind on their rent or mortgage and those protections are ending. In 2008 only 10 million foreclosures crashed the market. There's also Russia who has Europe hostage with energy. They could crash the world economy too. All while interest rates are going up.

In 2008 10M ARMs reset at once. In 2022 there are only 1.5M ARMs resetting. People are building equity and not taking out HELOCs. It won't be anything like 2008.

@@justinh7560 The vast majority of those 13M are renter evictions. More people have real loans on their mortgages (as opposed to ARMs, interest only etc) and more are building equity. "In February 2022, 3.2% of home mortgages were in some stage of delinquency which was a 2.5-percentage point decrease from February 2021," the lowest in 23 years. People being more cautious than in '08.

unfortunately you get screwed one way or another because interest rates are now double or triple than last 1-2 years which will jack your monthly. The house prices I don't see really declining but flattening out in most areas but most likely will always still appreciate as it's always been (think the all time trend of prices for real estate) the DIFFERENCE now is that sellers can't expect getting 30-100-200% over appraised/list price.

I mean the writing on the wall was showing the moment they gave away all that money during a time when people could not spend it. Also all those eviction moratoriums and forbearances will catch up and realtors are not pricing that in. I think it will be worse than 08, not for the same reason it’s right in front of us. Take in account all the California people who sold big to come here, bought a house, felt rich and lived rich. Have you driven by apartment complexes lately? Im talking about not very nice ones and you see bmw, Mercedes, f250s, durangos, jeeps you name it. People have not been spending smart at all. I think this is bigger than we think and the devil is in the details.

The only thing about real estate that has been consistent in my 67 years is that the values go up they have little dips here and there but they keep on going up. Loan officer here... Disagree. We as a country are still way under built. We have a massive shortage nation wide and builders have not caught up yet. The current slowdown is due to the rate increases causing buyers to pause. The upcoming recession causes rates to drop. It always does. Buyers will start coming back.

Good video. I disagree on the severity. I think it will be worse than 2008 because of all the investor-owned inventory in Vegas. Way out of proportion.

Correct. Thinking about it. 25 years ago it wasn’t a thought for corporations to buy up single family housing. There are slim pickings and the big fish are eating many things to get calories (cash). Once that’s gone it’s curtains Derek. We agree.
