Fantastic summary. I've been a RE investor through two crashes and they are painful. But, it is about being liquid and survival. And, one must be liquid enough to take advantage on the backside. The first crash I was totally leveraged and found myself buying used appliances from the Pennysaver in order to keep my rentals afloat. I made it through but it was touch and go. The second one I was still pretty thin but sold far from the top but at a time when I realized it made sense to sell my "pretty" properties to "retail" investors and buy highly distressed properties at auction. It was a bad time but I never was in a position to be wiped out. This time, I loaded up with liquidity about 15 months ago knowing we would be in for a tough time within the next 1-3 years I'm not selling any of my rentals since that isn't necessary and is counter productive for what is an aberation (correction). But, I'm ready to buy plenty once values get back to roughly 2018 prices which is where I think they will end up.

Mr.Lebo is one of the most honest real estate agents in Las Vegas. I have been tracking LVreal estate and he is absolutely correct. The other LV real estate podcasts are all saying your better off buying now before interest rates go up. Real estate 101 your better off buying lower(in six months) with a possibly and probably higher interest rate as you can refi when the rates eventually go down but you cant change a houses value when its way down in a half year. As for myself I see really slow open houses now that I did not see even a month ago. Its obvious These other agents are only interested in commissions. GREAT information here . In the 2007 to 2009 crash it took the housing market 5 years to bottom in Vegas The stock market crashed as well. Adjustable rate loans were crushing people as well. It took a lot of really bad stuff across the country all combined to crash the market that hard. Unless a black swan event occurs this crash may not be as bad or as long. Back then banks gave loans to anyone and it pulled sales forward several years. That did not happen this time. There is much more pent up demand this time.

Trying to get rid of things and move to Vegas within the year to establish an employment foundation then buy when the houses r cheaper. Hopefully we can find income close to what we make now so we can make it happen. Cross fingers.

I saw the black eye in the thumbnail, and assumed you explained to a seller market conditions, why they should drop the price by $10K! Great reminder to tighten our belts in turbulent times. I've been driving a used Ford Sport Trac for 11 years, starting to get expensive on upkeep, so we're tempted to get newish Honda Ridgeline. I think we'll wait till December when we can comfortably pay cash, and find an end of the year deal.

i believe you hit it on the NOSE.Im in L.A and im seeing houses stay on the market now for over 2 months.My neighborhood is called leimert park,the epicenter of urban gentrification.Just 3months back open houses will pop up and sell that day,not anymore.Im gonna wait it out but im defenitely interested in buying a condo in vegas..thx again for keepin it 100!! #ieatinthestreets

We've been looking for a house to buy for 1 year. Checking homes for 8 hours a day - every single day. I happen to think it's a great time to buy RIGHT NOW. I'm not looking in LV, however. We've looked across the Nation, even Hawaii. Truly it's going to be fun.

Fortunately for me I've never been a jewelry / watch kinda guy. But hopefully you're enjoying your timepieces. Look, I've got HUNDREDS of pairs of shoes, disgusting amounts of old technology, and spend way to much on cars since I'm a "car guy". We all have our "things" right. Can't always life life 100% prudently. We all indulge in "odd obsessions". What matters is that its within the scope of your discretionary income / savings. As long as you don't NEED the money, enjoy them bud!

I’m currently in the market for Rental Property in Vegas. I’ve been watching the inventory skyrocket. I’m nervous about waiting due to interest rates but I’m very interested in the July 20th prediction. Maybe it’d be worth the wait.

Be patient. Wait for the bottom to drop out. Then buy every property you can get your hands on. Vegas crashes hard then rebounds even harder. I can hardly wait!

@@johnpalacios5914 I'm not sure. I've been waiting for this to happen for over a year. I knew this was coming. Let me give you a for instance. In 08' I picked up a house for $55k. I sold it last year for $350k. I believe the same opportunity will be knocking. Watch the market closely. It's a guess when the market hits bottom. We don't have to get it perfect though. And the market here in Vegas rebounds really fast. I've been prepared for this. I'll probably pick up three or four houses this time. I still think this is early in the downturn. I think we have a ways to go. Be patient.

One thing to note is to continue to save up even more money for a future down-payment. When housing drops and rates are high lenders are going to require larger down-payments to lower their risks. Unless you qualify for FHA or VA loans I see banks asking upwards of 25% and over.

Unless of course you qualify for FHA/VA as I mentioned before. That might be the new normal until prices & rates cool off which could be up to a year from now and well past that.

@@e5toro7008 Your theory is only valid until another lender “drops their pants” and starts accepting 10% or so down… when your belly is full you turn your nose at food you’d typically eat. However, once your belly is empty, then you’ll eat dirt regardless of how it tastes. Human nature is human nature… banks, credit unions and etc are nothing more than large herds of sheep-follow the leader is the order of the day.

Excellent video, Brian. But if you think there’s the slightest chance the Federal Reserve can tame inflation with these measly rate hikes, you are very much mistaken. In the late 1970’s, Fed chairman Paul Volker had to raise interest rates to 20% ( yes, 20%!) to get inflation under control. There is zero chance- yes, I said zero- that inflation goes back to normal, or that it even goes down appreciably. If Fed clown Powell even gets up to 4% or 5% the federal deficit will balloon and/or the general economy will crater.

While an accurate comparison, I think the point is that they learned from the mistakes made in the late '70s. Ultimately, I try to "stay in my lane" with regards to macro-economics as I don't claim to be an economist. Any opinions I have on these subjects are based on research and conversations with incredibly intelligent, connected and high net-worth individuals who tend to be quite accurate regarding these situations in years past. I guess we'll see what 2023 brings. Either way, thank you so much for subscribing and commenting!

Bad to worse depends on weather your a buyer or seller. High prices only benefit sellers and the government. It went from bad to worse a while ago! From a buyers perspective.

Can you please provide your sources for data , because there is some statements you made that don’t match the actual data that’s out there! Like the median home price being up by a very small percent up from last month. And several other statements you made. There is no data that’s supports claims of a housing market crash, a cool off in the market was expected after Covid and higher interest rates! But In no way is it a housing crash. Sure there is a cool off, home prices will regulate a little , but best believe houses will only continue to rise in value! There is no crash happening and we are years away from a real housing market correction!! A lot of people have a lot of equity in their homes good loans which means it would be cheaper for them to stay in their homes versus buying a new home the unemployment rate is still at low levels which means people can pay for their homes like I said please provide your sources of where you are getting your data from.

Well, to be frank, I'm not sure what "data" you're referring to regarding a pending housing crash. Data can be skewed to fit whatever narrative you're attempting to illustrate. (I've covered this before). As for sales data, inventory levels, etc. that comes DIRECTLY from the Las Vegas MLS as I'm a member and have access. I've covered the median price situation numerous times on my channel. (With regards to why the data supplied to the media is less accurate). Hope that helps.
