I seen this house sell in 2022 or whatever it was! I thought it sold for $500k! Thought it was overpriced then! Now its $575k

Ah good catch - just took a look at Zillow and it said $502K when looking at the sale history - yea a bit pricey for a place with no AC, especially with the heat around here right now. Granted you could put in a couple of mini-splits I spose, but that'd just bump the price up even higher.

Even with the 33 acres, this isn't worth more than about $150k, for a 3 bedroom.

Absolutely gorgeous 😍 👍 ... I agree about needing AC install or do as the others viewers have suggested. Other than that, it's a perfect "CABIN" place up in the mountains to get away from the city or home that has all the comfort we take for granted. I would definitely buy this property if I had the money 💰. Ok, ya'll hold my beer 🍺 while I go buy ne some lottery tickets 🎟, hey.. you never know. 😄👍

Yeah, it gets pretty close to what I'm looking for, close to hitting the 80% mark. After buying my last couple of houses, I've learned that you'll almost never find a place that meets everything you need without custom building, but even then, that assumes that you have the land at the location that you want, have a hefty budget, and a decent timeline for getting it all done. Granted I REALLY want a shop / garage space - IE the Pole Barn that @KevinSurvival mentioned, more land for shooting longer distances, and water for fishing...but to get everything, it'd probably cost 2-3x more, which just isn't feasible for a recreation / part time property that can't even be rented out on AirBnB due to covenant restrictions etc.

Thats a nice one! Other than the tree clearing do you know what other improvements were done? I just saw that the price jumped $175k (per Zillow thumbnail) since it was sold a few years ago and figured they did some other upgrades.
