This price is a bargain! The property is well maintained and in a beautiful area. You need to remember the safety factor and quality of life. I love Portugal, cost of living and quality of life is unmatched. Thanks for this video, 5 stars 🌟
Lovely home in a lovely neighborhood with a lovely plot for a really good sized garden. The textured ceiling looks like popcorn/acoustic texture, for noise reduction. It's not difficult to scrape off, but it takes some muscle. May have to patch in places you damaged while scraping and skin it with plaster (or whatever) to smooth and seal. Then you need motrin for your shoulders. :) Also, there's plenty of room for interplanted garden rows between the trees in the orchard. Makes the most of your irrigation, and cuts down on weeding needs. From your aerial view, which is a fantastic value add for your tours, I saw 3-4 nice open patches for long day plants that need a lot of sun. Thank you so much to the people who commissioned the video for allowing you to share it with us.

You make a better display of properties than the vast majority of real estate agents do. The moisture in the wall looks like there is a leak from the roof that reaches the middle of the wall. It can be sealed relatively easily.

The height in this area is around 300m high from sea level, that explains the cool breeze and the good air quality. I liked specially the road in front of the house has a stone surface in good conditions which gives a nice Portuguese rural feeling

The "strange" ceilings are called "popcorn ceilings" and use to be fashionable some time ago. The only benefit is that it has a thick layer of plaster/paint which add insulation, compared to plain paint.

popcorn ceilings also usually contain asbestos, which is why they are typically painted over, to "encapsulate" the asbestos in order to make it safer. removal is a tedious pain, and can be done by the homeowner here in the US. if that ceiling does contain asbestos, then i wonder if there are regulations in Portugal around testing, removal, etc. at the very least i think the buyer would want to be cautious about removing it for health reasons.

I would love to move to Portugal and buy one of those odd shaped old houses with tons of expensive remedial work to-do before they're really habitable. Lovely hot summers full of creepy crawlies and spiders under the bed, outside, everywhere really, not to mention the snakes etc, I would love it. Then the really cold winters with the damp coming up through the floors which have no membrane, but then again, the house has no foundation, so just throw another rug over it to hide the damp. Absolute bliss 🌞

The most concerning things are that the extractor fan and especially the water heater vent inside the building. There's a potential carbon monoxide issue with the water heater vent. Here in the US that's a big no no. I also noticed the large crack on the covered patio. The part that supports the roof. Great video. But, not so great house.

For new houses there are rigid inspections and now you if we want to buy water gas heaters we only will find on stores those ones with electric ventilation to push CO outside, we are very concerned about this.

In the US, that type of ceiling is called POPCORN ceiling. I hate it to. My Dad put it up over 40yrs ago to cover up his sheet wall work! LOL. Great job, but terrible to paint!

it does look a good property for the price /BUT/ .... Portugese properties in built up areas sure do have some strange boundaries. like this is your house, but that roof you aew looking down onto below your bedroom window belongs to your neighbour. ...and that bit of land over the road is yours .... and so is that useless part up on the terrace beside it. Good honest tour as usual farm boy and girl. Great viewing.

hello ken and gina, great video but its not worth 85 grand, the biggest problem is the asbestos alone it would cost thousands upon thousands to get rid of that, the damp they have tried to hide it the only way to get rid of damp is to fully check the condition of the main wall outside and the roof edge on top of that that concrete or plaster pebble dashing has to be removed from all ceilings that has it plus the main wall all the way down on the inside need checked meaning going back to the stonework or brickwork, if I was a younger chap with the work that needs to be done am afraid id only offer 40 grand and that would be pushing it, great video well done ken and gina keep them coming :)

Thanks. We don't set the prices or anything. We just make tour videos and point out what we can during the tour to help the prospective buyers. I don't think the 4 sheets of fibre cement on the chicken house would cost thousands to replace with a more modern and safer alternative, but I'm not a builder so I might be wrong. But yes I think the damp could be an issue but again I'm speculating. It would need to be investigated further by someone who understands it all better than me.

@@OKportugal I am a builder ken and that asbestos is very dangerous no matter which kind it is, it will cost thousands to get rid off take my word for it ive even walked off jobs because of it, the damp is another major problem because its the gable end of the wall from the roof down all of it needs to be checked for water getting down it inside and outside the building plus if its in the ceiling then the whole roof needs looked at to find out where its getting in the building as a whole, yeah I know you dont set the prices but there is no way in hell id go past 40 grand

Very pleasant house and property. Everything's very clean, ready to move, loads of fruit trees. Two things I disliked: the entrance/living room with that column in the middle (perhaps it has a purpose) and the strange ceiling in one of the rooms and in the bathroom. Obviously it is hiding the moisture from upstairs. One idea would be to join the living room and the kitchen. There would be much more space.

That’s called popcorn ceiling; went out in the US years ago. Anyone who has it now is because it’s a difficult mess to get rid of it. Could very well be it’s in that room only because of the moisture issue. It would do a fair job of hiding it. Obviously couldn’t put it on the wall though.

The fair price for this house is €50,000. This house as you can see in the photos has serious problems with humidity on the walls that were disguised with the new paint.

These type of houses do not have insulation. Exterior walls are not double. It means that in summer they are very hot and in winter they are very cold.

Would it have been possible to bring a caravan in the way Gina walked? The gate entrance could be modified and the overhanging tree pruned or removed. Quite an easy fix. Is there a municipal services tax? Does it have mains water and sewage? What are the costs? All considerations worth asking. I think this could be a good option as a turn key property. Great views and some nice features. Do sellers haggle? Would a 10% or 15% cash offer below the asking price be considered seriously.

You are probably right, I possibly but I have no idea how big their caravan was or if it could turn in the narrow road. We pay 60 euros a year in municipal taxes for our property so i cant imagine this is much higher. It has mains water and a septic tank. I think every seller is different and it depends on how quickly they want to sell as to whether they will accept offers below asking.

The Flue pipe from the Gas Heater needs to be taken outside the building. The products of combustion (flue gasses) are very dangerous and can cause death.

Its not the locals that are causing the rise in price. The "Ex-Pat community" is having a huge affect. Just look on KZbin at all the channels doing what Ken and Gina have done.

I wouldn't say they have increased 100% but they certainly have increased quite a lot over the last 2 years since we moved to Portugal. Even the housing prices in the UK have gone mad since we left. I think Brexit, and people wanting to leave the UK before the deadline, sped things up, and the Covid lockdowns have also meant a lot of people want to move from the cities back to a safer, cheaper and less populated areas like Central Portugal. This demand pushes prices up.

Ceilings like that is called POPCORN ceilings. In the early 80s in the US it was the it thing. It's a pain 8n the are to paint. It's blown onto the ceiling. I say to cover up the 💩 job the contractor/ builder did on sheet rock!

No. Average male is 5'8.5" (US 5'9, UK 5'9"). If you referring to Ceiling heights in old homes, that's because the less air volume to heat, less vertical wall to build...it's always comes down to cost

We use Airbnb for 3-4 winter months , no stress owning something and not obligated go in the same place every year. Better invest 85K in your homeland property (rent out) or in the stock market and use profit for traveling. Greetings from Finland!
