I think this is a wrong caricature of Krish. Imo, he is an ardent supporter of buying resale (with caution of course). I cannot tell you how many times Krish's videos have been extremely helpful for a 33 year old like me who is bombarded with 'lucrative real estate deals'.

Thanks for all the videos so far, mi pan mumbaikars aahe, but gentrification mule evdhe mahaag flats zale aahe and builder lobby, malpractices by the sellers, etc he sagla kunala hi kalat nahi, especially for first home buyers

Guys, if it is a reputed builder like Gera, Goel Ganga you may speak to other owners who've moved in. You can compromise on certain aspects like using limited areas of common amenities which are fully developed, ask your children not to go out of safe perimeter, instruct them not to trust anybody and you should be good. I've moved in 2 under construction properties with partial occupancy certificate and other then some noise and dust (if you're OK), haven't faced any issues.

Reputed builders, my foot. The names you have quoted are a joke. Why do you want to risk your child's safety after paying the full amount? If it is part OC, is the builder asking only part payment? RERA should stop this nonsense practice.

​@@sidd9111Not exactly. Buying resale property from an individual is quite different. You are not interacting with the salesperson who is trained to glorify their project. You are almost on equal footing with that guy as it's very unlikely that person will belong to a completely different strata of society. Some have a crunch of cash, so you have leverage on them.

the title is not doing justice to your actual message in the video... buying flat from builder in either of the cases is always a lose -lose becauae they must either overcharge or underdeliver to you in order to profit unless you did you homework or you were lucky or you dont care.
