Hey Jr, I saw on your Clear Water Beach property that you have Federal Pacific Electric (FPE) Stab-lok panels installed. Those electrical panels are a big "no bueno". Pretty much a serious fire hazard. Also, replacement parts are nearly impossible to find. Highly recommend replacement of those panels. Sorry for the damages you guys incurred - love your channel...

On Facebook we all help each other out with things others may need. There’s been tons of businesses giving out free food and needs to those in need. FEMA set up locations to hand out free resources. It’s like we got bombed over here and we’re all working together to rebuild. It’s been crazy! My house is gutted to the studs and had to throw everything out but it’s weirdly been a good experience with all the help from the community. I guess you would have to be here to understand.

painting can add up so fast! wall paint that can handle traffic $300 a bucket. all new drywall will need to get primed another $150 a bucket there. water stains will need a oil base primer. texture walls will need to get texture matched. dont forget masking materials another $50-100 per room. multiple colors that will bring up the price. one room 1k+ even without the work demand. material shortages gonna hit most likely as everyone doing repairs at the same time. delays cost $

Just subscribed! Been watching for 2 years and thought I was already. I'm 54 and worked in machine shops most of my life. 2020 got laid off and went to HVAC school. worked my way through the ranks and now am commercial only. I work for the biggest commercial HVAC company in the country. Took me a while but I made it. Also I live in Houston Texas where summer is 9 months out of the year and the money is good. I do a little over 100 hours of overtime a month between April and Oct. I am also a jack of all trades when it comes to construction too. Any thing. Framing, sheetrock, roofing, electrical etc. I can do my own renovations. We don't work much During Dec. thru Feb so those are the months I could be fixing up a place. I'm ready to jump in and find some fixer uppers to buy and either sell or rent. I've been watching you for a while And I think starting small I should rent just to show the banks I have an asset but also cash flow. Cash flow pays bills on time right? I'm 54 so late to the game but I'm ready to get the hustle on. There's that saying the beginning to the end. I think like know the end to the beginning and achieve that. Thanks for what you do and sharing your knowledge. I love your style, Fix this fix that, today! get it right or fuck off. Time is money. Thanks again ! you have inspired me. Honestly since I was a kid the hurricanes come every year during "hurricane season" which is basically august through october, and every year they do a ton of damage and tear everything up, and EVERY YEAR people keep rebuilding the same crappy shacks out of plywood. Honestly sick of it. The amount of money spent in repairing damage every year could be invested in proofing the state and not having these problems. I think I have an idea for a company to hurricane proof all these things. I bet I could get state subsidy too. For instance brand new pool equipment should not be rusting and shorting out. They need to bring in fuel barges instead of trucks too, to the coastal areas. Houses should not be built like square cabins, you need thick concrete ROUNDED structures that can completely seal the lower levels to block out all water.

The NAR lawsuit basically did two things: 1. Listing brokers cannot put the coop commission in the MLS, which simply means the listing broker and buyer's broker will have an agreement outside the MLS. 2. IF IF IF the buyer is represented separately by his own broker, there must have a buyer's broker agreement. The buyer is still free to deal directly with the listing broker if the listing broker agrees to represent the buyer as well as the seller (dual agency). This is not rocket science.

Well Ben, as a native of the Tampa Bay area I could have told you that! Living on the water can be problematic. Even good areas like Snell Isle got flooded. Only the newcomers to Florida find out the hard way.
