Thanks for showing a Non-minimalist lifestyle option for retirement. Finding condos is pretty easy but house rentals are not as easy to find.

35,000 is high for that house in Dumaguete. The four months advanced rent is also unreasonable. One can do much better if they look around. While it seems cheap by US standards you're giving up a lot. Dumaguete is not pretty. You could have a decent house and right next door is a shanty shack where they raise their chickens for cock fights and burn their trash. There is no zoning, noise ordinance, or clean air. Be prepared for frequent brownouts, limited services, water that may not be drinkable. It's more fun in the Philippines!!!

$660 monthly is quite high for the province! Definitely not for anyone not netting 2-3 K USD per month! It is very nice though!

Beautiful property and grounds. Spent a month in Dumaguete in April, and moving to Valencia mid October. Wish I had seen a property like this in this price range. Would have jumped all over it. Great video. Keep them coming.

That's the problem with Philippine PRICING!! The moment they know your an expat or foreigner pricing becomes a PROFIT!! Actually, there is no correct pricing in that country their motto...Charge high if they pay...Continue if they complain lower it....Don't even know why some will move out there the humidity, lack of sanitation, insufficient supply of water & electrical $660.00 a month wait till you get electrical & water bills....

You also will not be able to cool the entire house and afford the power bill in Fils. This is apples to oranges. It is not as simple as you make it out to be, not by a long shot. Do you like to only have your bedroom cooled? Do you mind roasting in your kitchen and the rest of the house because the Aircon costs to much to keep the entire house cool? I spend half my time in Fils, half in NC. It's not as clear cut as you think it is.

@@craigslistreplies4971 I'm not sure what your point is. In tropical countries they have a more open design rather than insulated design to take advantage of natural breezes. They also take much more advantage of ceiling fans. They don't insulate houses for winter like in the states because they don't have winters like the states. There is multi room air con also. The original poster is correct. A house like this would cost 5 times as much to rent in Cali. Even there the cost of utilities varies from household to household so I believe you are comparing apples to oranges when you start talking about variable cost like utilities.

I could care less what anything costs in "Cali". I am sure my house in North Carolina would also cost "5 times as much to rent in Cali". From the numerous people that relocate from there to here, it seems like that's a big reason they move here. I never said anything about California. How much time do you spend in The Philippines? Obviously not much. If you did, you would clearly comprehend my very simple post. Your ranting reply added nothing to this topic.

thank you for showing the house. its nice.. looks like in first bathroom you showed there was not a hot water shower.. the 2nd bathroom there was.. but I think its over priced for the average retired person.. :)

This is actually cheap. It doesnt matter where this house is located, you have to look into the total cost of this house including the lot. Monthly rental should be max at 1% of the total value of the property. I dont know much about dumaguete but i would value this at 7million pesos. 1m for the lot and 6M for the construction. If this is brandnew, i would rent it out for 55k as it is furnished. I have rented apartments in several countries for more than 10yrs including the u.s, and i have properties rented out in PH too. In omaha, my rent is 750$ avg and that is a good price. Ive used the same formula in determining a fair price. Now whether you can afford it or not based on your income is irrelevant, what matters is if it's priced fairly. I would say this is cheap.

Wow! this is a very pretty house, so spacious too. For 35,000 php that is a big deal for me. Few years ago I used to live in Sunnyvale, California. A two bedroom apartment costs you $900 dollars in the 80's. Nowadays I think they are $2,500. Even studio type apt would cost you $500 in 2003. Someone told me now it's $1,500. What I'm saying is that your rental fee is much cheaper for a house like this. I love your furnitures.

Great looking house but a bit out of my budget. Good on Brian, though. You forgot to go out the back door and show us what was out there. It just walk around the exterior at the beginning before going inside. Either way would work for next time. Thanks again.

Well...we pay high rent here too in Valencia but for those prices better security would be nice and security bars on the windows. Plenty of burglary crime to be concerned with. We also have a security guard, security access gate, and well equipped and upscale convenience store on the premises. We pay 28,000 pesos per month and month to month or long term and just one month security deposit. Hope it works out well, it’s a pretty place.👍🏖🌴

Very nice. Maybe the bathroom is a bit dated but that is picky. Should be cool with all the vegitation. You couldn't rent that house in the USA for $700.

no need to compare rental prices if you don't compare average income at the same time , less than 1% of filipinos can pay that big money just for rental ....plus the electric bill (should be huge )

What's the average salary in US? 2730 USD. In PH? 300 USD. Based on that this house would rent for about $6000 in the US. I bet you can get an equal place in most of US for that money. Useless to compare the two countries....

agree, its totally useless to compare the two countries .... this said , $300 is far from being the average salary in phils .... (even if there is a legal minimum wage , one employer out of 25 only pays his workers the minimum wage) $300 is not even the average income for 80% + of whole filipino families .... sometimes they can have 8 kids ..... and even much more ..... $300 is the monthly income of OFW (overseas filipino workers) A registered nurse , with lots of experience is paid if very lucky 10 000 pesos a month very often with only half a day off a week in clinics in Manila A caregiver for elderly if very lucky will make 7000 to 8000 pesos a month A house maid is often paid 5000 pesos a month or less A bank Branch manager is paid 15000 a month (in the best banks and locations ) and yes this position earning is roughly $300 a month .... PNP officers are paid less than 8000 pesos per month Construction workers, carpenters are paid only on a day by day basis most of them under 500 pesos ($9) a day .... Millions of filipino people survive with less than $1 per day .... People should know the reality.... average salary even given by phil government are totally fake

Nice place, but more than 4 times what I'm currently paying and I live less than 30 minutes from the 6th largest mall on the planet. I moved here 11 years ago from rural SE Alabama and I can still get a place there today for this price. So thanks but no thanks. Perspective is everything.

Nice house, having the owner onsite is a brilliant move. They know the people and watch out for the property. I'm hearing a lot of jealously, but that is to be expected. Brian, you hit one out of the park with that, I'm sure you'll be VERY comfortable there.

It's a beautiful house, very nicely equipped and therefore probably worth the price, although some say it is too expensive for the Philippines. That being said I don't think many retirees will be willing to put down that kind of money. You can find much cheaper in the Philippines, but luxury has its price!

BGC is much much better..... and for Dumaguete it's overpriced ..... it's priced for wealthy expats .... Much more beautiful house , larger with huge garden cost a maximum of $300 in mindanao .... with plenty of fruit bearing trees, 5 minutes distance from a mall .... well there is no shared pool on the property .... but there is a resort 300 meters away where there are pools .... This said I still don't understand most of commenters ...They compare to US prices ... but there is nothing to compare between phils and US when it comes to housing .....especially rentals .... I would not compare to Singapore as well nor to Nice on the French Riviera , the places where I usually live when I am not in the phils ..... less than 1% of filipinos can afford such high rental places ...Thanks to Ned for sharing ... :)

Very nice !! He is living the life of a rich man in the Phil's...although 660us is very cheap for rent in the west it is almost insanity to pay in the Philippines great tour and that is one nice home for sure so far the nicest house I have seen of any Vlogger in the Phil's.

I’m hoping when I retire in 15 years, that my $7K a month pension will allow me to live abroad as I see fit. I wanna live better in my older age than I do now. Currently I’m just a average middle class American. But I work hard everyday knowing that Colombia 🇨🇴 or Brazil 🇧🇷 is my future home.

That’s a nice place but what could you do around beside being in jail inside or going out on the boulevard and smell craps ? Lol I had the same kind of place in Talay in Dumaguete for 25k but fastly I ve felt in prison because there’s nothing to do around....hard to find peddycabs to move around if you re not willing to paye foreigner’s price.......

The missing data is the rental terms. Is it month to month, one year lease, how much deposited and advanced rent? That’s a lot nicer place than most expats can afford long term. You need $2500/month budget to live in a house like that with any balance. You don’t want to be living in a house like that and eating Lucky Mi noodles every day, and keeping the air conditioning off all the time. But if you have the money, it looks like a nice place to stay, especially if someone else is paying for all the groundskeeping. But sometimes that’s the responsibility of the renter.

Checked online for real estate agents it seems hopeless, they don't reply and somehow using bait and switch tactic about their listings. That's excellent price 35k you wouldn't get bed space here in London for that. I normally stay in Paranaque Metro Manila & it's 20/25k per month. Once they know your a foreigner, your f*#ked, there adding another 10k. That's why I find it so narrow minded of many of the Filipinos when dealing with us foreigners regarding Property rentals. Recently they want to charge me a daily change 1k per day, instead of a monthly change offered to Filipino's of 20k. The owner didn't even have any filipino bookings for that month, but happy to loss my booking of 20k. Thank you for your video, it's a Beautiful house, maybe I need to come & rent in your Town 😊

I wouldn't mind paying rent for that price and somewhat decent house as long as there is guarantee job that will pay you very good . Sad thing is the properties in the Philippines they base on foreign incomes . However , in the Philippines I think it's absurd and a slap in the majority of the Filipinos who barely make a living . Why base on foreign income , how many local Filipinos that make 35K PHP a month ? I bet you , only 15% of the population the rest live in a poverty.

estylz1967 Yes but it still Daytona that’s where all the beaches are that’s where the Daytona 500 is it’s a very prestigious place so everything will be high.. but in Philippines we’re talking about a Third World country were 95% of the population is living in stricken poverty typically the only people that rent like that are people like Ned who come from the middle to upper-class family and that has family money to live like that other than that that’s very high rent for over here

Exactly. Saw similar houses in Cebu going for less than 20k a year or two ago. 35k is crazy as it's not that big and there's not even a private pool.

Lizards aren't pests. They eat pests (mosquitoes, ants, roaches etc) and cause no problems for humans. You seem to want to live in a clinical setting, good luck with that. As long as the garden doesn't have standing water, it's awesome.

Everyone comparing how cheap this is to where they live in USA seem to all be in metro areas. Of course you will pay more then someone living on Negros Oriental in The Philippines, it's a no brainer. You also pay significantly more than people in rural areas of the USA. If lower rent is your primary interest in The Philippines, it's not a very good reason. You can comfortably live in non-trashy areas of North Carolina for substantially less than you do in your metro area. This house looks nice, but do you have any idea what it would cost to keep the entire place in aircon? It ain't happening in Fils. Hopefully you can afford to keep your bedroom cool, but forget about having a climate controlled kitchen or living room in a house this size. I prefer life there over here, but it has nothing to do with money. I live much cheaper in NC than I do when I spend my half a year in Fils, primarily in an area about an hour south of Cebu City.
