Love how you have maximized a small space to feel big. Love the front deck, open ceiling and heart of home the kitchen. Less is more and 700 square feet can feel more.

Nice home, Jasper; however, without an upstairs bathroom and a downstairs bedroom that will not accommodate our bedroom set, it’s not a home for us. I love to look at spiral staircases but how would we ever get furniture up there? Dining area is also too small for our needs, and I would finish that kitchen differently, too. When I’m cooking, my attention is at the stove but I want a sink at least where I can visit with friends and family. Love the living room, not a fan of a washer and dryer where guests can see them.

A wildly impractical design. The ground floor might be nice spring and fall when temperatures are moderate and a cross draught is nice. In summer and winter there is nothing to prevent the hot and cold penetrating deep into the house wasting energy and compromising comfort. There is one proper bedroom here, on the ground floor. A sleeping lift offers no privacy. Having the living room open to the ridge looks nice, but it is a bugger when it comes to heating and cooling. It would make more sense to have a full first floor with a normal staircase and 2 bedrooms. As it is, there is dining space for 4, but one person is going to be almost on top of the stove. Prepping anything at the sink is going to be difficult and washing up, more so. There needs to be space for a proper table outside the cooking area plus airlocks at both doors.

What you point out is correct, depending on what part of the country you live in. Where I am, the downstairs would work just fine. But, with the population getting older, the loft spaces are not practical. For old folks having to walk down a spiral staircase to get to a bathroom, especially at night would be a nightmare.

My first impression is that the kitchen is small and there is a purposeless space at the back end of the living room. While it would not be ideal, I'd put a dining table in that space and make the breakfast bar into a kitchen peninsula. The upstairs bedroom has no bathroom, and compounding the problem are the tricky spiral stairs. There is room for conventional stairs and for an upstairs bath. There's also the option of a full second floor with another bedroom.

You do realise that not everyone wants or need’s dining areas, laundry rooms, en-suites etc and not everyone want a conventional staircase, I personally love the spiral design. It’s a SMALL house design or 1 or 2 people !

Why not float the sofa facing the fireplace, lose the table and porch rocker, and put a lovesear there? And what's the putpose of the granny curtains in the LR? Must need lots of help heaving the loft furniture up over the wall, and fixing all the gouges and marks. And few people would care to go down spiral stairs at 3 AM to use the bathroom.

Placement of furniture in living room is terrible. Focal point is fireplace not closet!stairs are a death trap!
