Are you doing anything to fulfill your fantasy.? I have been thinking about doing this since 1987.. I was jeeping down a canyon in Utah and I came across a small artesian well.. I met the guy that put some bricks around it about 30 years prior.. It was good water too.. So I always kept that place in the back of my mind as a place to retire to.. Very remote,, difficult 4 wheel drive access, perfect little raised spot to put a cabin... I went back there in 2014 to double check everything.. I could NOT find the well because of all the growth around there.. The canyon had been flooded big time, but the "cabin" spot was still high and dry... So that was when I started looking for someplace else..

I am looking at a desert oasis property. I was offered 5 acres for 2500! It has a little desert pond, only 1 mile off the main road. I am excited about it.

Well, that could be perfect.. as long as you like the desert weather and the scenery there.. Those are 2 things you cannot change when you buy property.. Choose wisely.. Have you checked the local laws,, codes,, covenants,, and restrictions for that property through the county website.? Make certain you can do what you want to do on your property.. The neighbor had used a tape measure to find his lot lines.. Once I got it surveyed they moved their fence line to its proper place.. It's all good.. ..Happy Trails.!!

Welcome along on the journey.. This particular video is almost 5 years old.. There have been many changes to the ranch in that time.. In April I got a shed/cabin delivered and have been working on getting that set up,, (all on video) .. I believe I am done now as the last piece was put in place last week,, 2 new water tanks for rainwater.. Sorry to see you were not happy with your Derksen.. I would buy another WeatherKing because their workmanship was top notch and the value for the money is excellent.. Thanks for subbing.. .. Happy Trails.!!

eat the prickly pear. I grew up in az. the wild prickly pear is not normally really healthy in that its so stressed. now if you take care of it yes you could eat it. but you can also harvest the fruit from land near yours and make jams and jellies. . I agree with what you said about eating it. lol .

Ive been thinking about putting my trailer on some land, adding a deck and a roof, etc. But , i also can go all over the US and Mexico and just camp at great places without the costs and concerns of property ownership. Perhaps as a home base kind of place, i might do it.

Yeah, eventually though you will want to stop the wheels spinning.. You can use the time spent traveling to look for the perfect spot for you.. I have traveled extensively around the US,, and AZ is where I like it.. There are many places I would rather live because of the scenery,, but the weather is always the deciding factor for me..

You might want to consider orienting your trailer for best solar gain and opimal shade for summer. your terrain looks like the area along the Oracle, Florence, desert area north of Tucson. You would want to orient your trailer/cabin directly southeast 150 deg. true. this will give you early morning sunlight and afternoon shade with your awning.

Cheap security while on the property at night are those drive way sensors sold at Harbor Freight. I've used them for years. Battery operated, waterproof, motion detection. Place posted no trespassing signs 360° that way no one can use the excuse of being there unauthorized. It's Arizona, keep your weapon on you at all time.

I now have several early warning systems including motion detecting cameras connected to an app on my phone,, game cameras,, driveway alarms,, etc.. Just inside of the property past one of the no trespassing signs I have a sign that says "You are no longer a trespasser,, you are now a Target." I keep a 357 on me always,, and I have several pistols and rifles scattered around the property.. This green trailer is still here,, an RV is here,, and a cabin is now on property.. I also have 3 dogs that are my early, early first warning system.. ..Happy Trails.!!

Have you thought about installing a rain gutter on your awning to collect water? I am going to do it from a shade I made in the desert so that will have water for construction when I go out there.

That is the eventual plan.. When we put the 'cabin' up we are going to have a porch most of the way around it with gutters on that one also.. We should have no problems with water when all is said and done..

For every 10A of power you need, is equalavant to 1000w invertor requiring 100W solar panels. For example, a 10A charge controller can only handle about 100-120W solar panel. 20A needs 200-240W solar energy. If you use anything other then lithium batteries, only deplete 50%, then recharge. Lithium can go as far as 95% discharge.

I now have 2100 watts of solar running 4 charge controllers,, 1 of which is a Midnite Classic 150 powering 16 - 6V batteries.. I try to never go below 70%.. I have several (like 150) newer videos of what I have done here since this video came out.. ..Happy Trails..

Don't restrict that wash by dam. It's meant as a natural water overflow runoff. Build yourself some rain water collectors and I noticed the trail the cows use on a regular basis. Collect their dung, dry it out and you got fuel for a cold night. Nice score on the property.

Thanks for the advice,, however I did put a dam in over 3 years ago.. It got washed out that monsoon season.. Because of covid the rancher got out of the cattle business so now there are no more cows around.. que sera,, sera.. I have put in 2 rain collection water tanks that are both full to the top from this years monsoon.. btw,, this video is over 5 years old,, and now I live here full time.. @@Praetoria113-zm3no I did a video on that last year.. I use Visible.com for my Unlimited 4G internet,, calls, and texts.. It cost just 40 bucks a month... check with them to see if your phone is "transferrable" to their service.. It uses the verizon network..

I like your plan , living off the grid and a good idea for the water , the farther you can get away from state and federal government , the better off you will be , especially in a SHTF situation . AZ is still possible for this , I would avoid CA like the plague , good luck .

. The survey to do 1.3 acres cost us $600.00 For that price ($600.)they marked all 5 corners and 2 points along each property line.. (for only $400.00 they would have just done the 5 corners..)

I was quoted $800.00 to survey and mark a 1.04 acre property in Concho Az. I have not had it done yet because i think it maybe can be done cheaper.

@@baptizeus You only need to survey if you are planning on building close to a property line.. Even if you fence the entire thing it is not necessary.. With 160 acres you can give up 10 ft on each side and still have lots of room.. It should be staked already so it will be easy to figure out where your property lines are.. At the time of this video I was still planning on building my cabin myself about 15 ft from the property line.. As it turned out I have the cabin,, it is about 20 feet from the property line,, I just did not build it myself.. I have it all documented in newer videos.. .. Happy Trails.!!

right where you showed where the cabin is going to be the same great trees and great desert plants that I hope U-Save by digging them up deep and moving them to a different part of the property there's not a whole lot of trees in the desert so you should take advantage of the life that you have they're the forest of the desert obviously the cactus and all and you've got some really cool plants that you could get out on the edge of your property or used to block sun or whatever you want to use them for it just be a shame to just Mom down. It's how I think I can't help it I was out saving salamanders and frogs and ferns in the Northwest when my cousins were building a house when I was about 7 not was a dang long time ago there was nobody out there than and it's a major city now! anyway just a suggestion you've got some great stuff you were showing that would be worth moving. And it's the respectful thing to do it's a good start on a new piece of property. Congratulations my amazed do have water. so it's all off grid? you can have solar panels? Those kind of things composting toilet just curious of what you could do out there if you wanted to what kind of animals you could have if you wanted to. Thanks sorry lot of words.

Came across this advice for your rodent issues.. dont know if it works but it does work for other things... owl and eagle statues placed around your yard.. loosely mounted so they wiggle... someone said their rat and gopher issue was solved by next day.. worth looking into and it's a cheap fix.. get plastic owl. And then make a mold make many out of clay.. good hobby

1.3 acres what about future neighbors on the adjoining property? That could be an issue. Get a dry vac and crevice for gold and also a dry washer gold moves through washes. Man you sure are getting some angry responses, Some people you just cant please.😁

lol - I learned quite a while ago to only worrying about pleasing my wife and myself.. Just like my off grid vids,, If you looked at some of my other videos where I am 4wheeling with a Jeep Liberty or what I did with my 2009 Dodge Challenger,, ooohhh I used to get a lot of flack for both of those things.. not necessarily from KZbin, but from forums I belonged to.. We loved every minute of every thing we do.. 2 weeks after I first put the trailer on property we had a neighbor move in.. Just ~2 or 3 months ago we had another move in (actually our neighbors neighbor..) We are going to try to acquire at least a couple more plots if possible.. but so far all the neighbors are great people..

How do you not get scammed buying these properties? Looking at an acre for a couple Grand on realtor. Do you get a land deed? Is that what you need? How are zoning laws for building a cabin? Unrestricted?

That depends.. Don't buy from someone your gut tells you not to trust.. Are you buying this "in person" or strictly "on-line".. All I got for mine was a quit claim deed from the previous owner.. How did I know he was the owner.? I met him AT the courthouse in town and we went up to the counter where they do this sort of stuff and had him sign it over in front of them and I took possession then and there.. That is the best way to do it.. (if the person you are buying from balks at meeting at the courthouse,, then he is not the owner.) ..If doing it online then you have to pay a "Title Company" to research it and hold the money in escrow, yada yada yada.. Absolutely do your "Due Diligence".. Do not wire money or give pre paid credit cards.. .. I think the only place left to buy "unrestricted zoning" is in Alaska.. All places have some sort of zoning.. Follow those to the letter.. Pima county, (where I am) requires permits for a larger than 5000 gallon water tank.. So I got a 2500 gallon tank.. They require permits for larger than 200 sq ft structure.. So I got mine at 192 sq ft.. See how that works.? Septic works the same way.. Hope this helps somewhat... .. Happy Trails.!!

You have a very nice place, wish I had some land in that area. There is probably Gold Nuggets in those washes, and the land on your property. You should get yourself a Whites GMT metal detector.

Keep looking on Craigslist.. that is what I did.. Haven't found any gold 'yet' in the wash.. We did find some busting up quartz.. not enough for all the effort that is required though..

We are up on a hillside about 1000 ft above the valley floor.. It is possible there are some pockets of water around but that will be an awful expensive "guess"..

Doing a "search" there are 4 Moons here.. I love Mt Lemon because it is only an hour from home to go camping in summer and skiing in winter..

deserthorizons the salt river is awesome also, went camping in a area I think called green valley that was just that very green and not to far away. I went hiking up foot hill/ mountain thing by Oracle ? and I had just reached a height where the sound from the city below had stopped , and I'm thinking wow look at the terrain, I bet no one has climbed up here before, only to walk a few more feet and to find a old camp site fire rock ring and a titty magazine where some kid came ta smack the pug , lol . the mission down by mexico is a fun trip, fried bread and the wooden headed priest in a box.

Just a thought about All Those Prickly Pair Cactus. The prickly "Pear" is edible, as well as the "Pads". The pears are a superior antioxidant and anti-inflammatory. Really great for arthritic joints. The fruit and pad are very good in aiding people with sugar diabetes, helping stabilize blood sugar levels.They are delicious and make a yummy and pretty jelly. In my opinion, the best way to harvest them is to use a torch to remove the prickly stickers. There is a vid posted on line, demonstrating this technique. Why Not Consider All Those Prickly Pear cactus As Revenue? Look into it.

well, if you are already looking at lots , you have an area picked out.. Look on craigslist.com every day.. I did that for 6 months before this one came up.. There will not be a bunch of realtors if you are looking for rural land, so go with a local.. One that is in the area.. Try to keep the money in the area.. .. Go with Curtis Eichenloff or Luke Smith or govt land sales. Don't use an RE agent, waste of precious capital. Rural vacant land has people in there blowing out lots. Get over 4 but under 10. No need for paying extra taxes on scrub desert. You want a tiny lot surrounded by nothing. Taxes on 80 acres is over a grand, wise? No, not at all. Taxes on 4 acres, 100 bucks or less. Piece of cake.

Not all the desert has these edible plants like your land has. You have large mesquite, good sign you get rain in a serious way at times. Prickly pear, you can eat the new pads after scraping off the spines, tastes like broccoli. The rickly pear red fruits you can get the juice and ferment it for home made wine. I would put junk car parts in a pile in a corner far away, and try to get foxes to build a den then film them for you tube video hits. Fox eat mice and that helps grass to grow. The desert comes alive with animals at night. The Coyotes are howling and crying to each other that they are hungry. They have a happy howling and a sad howling. They respond to different messages by their families. Rolling back da poleez.........and we be taking ova dis neighba hood. Rabbits and rats beta be runnin fo cova. Not white nor black but da Coyotes be on the attack.

I am headed to AZ mojave desert soon, I am looking to buy a fifth wheel, travel trailer, or rv. We dont even have dirt roads onto the plot though and I was wondering how travel trailers and rvs handle offroading as Ive never tried even backing up a trailer before let alone tried offroading. Like how do u get out to the plot with all that?

D. Chapman = Thanks, we love it.. It is not north of Tucson, it is about 35-40 miles S.W. of Tucson.. We are going to check into a well, but the water table is probably 700 ft.. So we will get the water trucked in..

Check out St David.. It is about 7 miles south of Benson.. quiet,, lots of groundwater.. just be sure to check minimum size restrictions on a home on any property you are thinking about.. Good Luck.!! Happy Trails..

that depends on if you are lucky or not.. could be anywhere from ~50 ft to well over 1400 ft.. priced accordingly.. @ ~20 bucks a foot it can real expensive awfully quick.. much cheaper to have it hauled in for 150 bucks for 2100 gallons,, which is enough for one person for over a year... 20 years of that would be 3000 dollars.. You're living the dream. Listen what would a budget of $75k get? What would you do with that amount to work with? I am suprr impressed with what you've done with such a budget. I love the off the grid setup but when you build the cabin are you still going to be off the grid?

with 75K it would be a larger setup.. Larger cabin,, larger solar array,, larger water storage,, larger awning/patio cover,, etc.. Cabin is definitely going to be off grid.. "Wash" is a term for a dry river or creek bed in the desert.. When it rains the water runs down the 'wash' and basically cleans out the debris.. Oh yeah, we get winter weather here, it got down to freezing already once this year, and it snows about every six years..

What counties are warm to hot, no cold weather for me. Anyway, you can guide me would be appreciated. From Indiana live in Georgia. @@honeybeedavis7939 Well,, warm to hot is relative,, stay in the southern counties like Cochise and Pima.. Look up the cities/towns in each,, then ask Ms Google what the avg weather is in each place.. There are many off grid properties in those counties.. Have you ever been to the desert.?

In so many ways it would not be worth it.. First is my physical limitations.. secondly that would just destroy what it is that I love about this place,, it is unmolested wild west desert.. thirdly,, I already have all the wealth I need.. The beauty of this desert,, the quiet serenity,, a nice new cabin that is all set up and insulated.. I've been here for like 55 years, born in Tucson, St Mary's hospital. I'm in the Winklemen Duddleyville area now . That vegetation is normal around his area for hundreds of miles, most of it looks the same. Water is the most important item in the desert, In the Middle East they use under ground collection tanks to capture the water run off. A huge one some 40,000 gallons might be a good idea for that location. Looks like it could have a lot of runoff in these summer storms.

We live in Tucson, AZ,, the AZ Off-Grid trailer is about 35 - 40 miles from here.. Best thing I can tell you is to keep looking on Craigslist or Trulia.com until you find something.. I saw this on craigslist for several days, thinking, nah, can't be, over an acre, close to town for only 1200, just like what I was looking for,, nah,must be the old CL B.S... I am so glad I finally called.. :)

Does pima require septic? I don't see that in your breakdown? I was looking in Mohave county, but they require a septic, which is 8,000$ to stay on your land any longer than two weeks, camping.. and that's the main thing holding me back from buying some land. The cost of that. You can use composting, but they still require a system for greywater.. smh.

After I was reported to the AZ Dept of Environmental Quality,, they came out and talked to me.. I drain my gray water onto a tree basin and I "bag-n-burn" my 'black' water.. I drain my sink into a bucket and pour that on trees also.. They said that was perfectly acceptable as long as there is not any "standing water" of waste, no problem.. You can put in your own septic as long as you do it according to code.. Much cheaper..

Use it on your trees, or garden etc. and you burn the compost from the toilet huh? What do you think about incinerating toilets? Do you prefer composting?

This was amongst the first videos I did of the off grid property.. Water turned out to be no problem.. You need to look for newer ones where I show the tank and the water being delivered.. It is a beautiful state.. I am in Pima county.. I love the cacti,, did you see that I have a saguaro here as well.? found it almost exactly one year ago,, imagine a 13' tall saguaro, hiding.. I assume you are looking for off grid property.? Pima county is a good choice as is Cochise county.. as long as you off grid via their approved methods you will be fine. . Have you ever been to southern AZ.? ..it gets hot here ya' know.? Arizona has about the most diverse climate and topography of any state.. It is ALL much drier than Washington, however.. What would be your ideal temperature in summer,, winter.? ..

Dark Mother = in the almost 5 years of owning, camping and living on this property I have seen 3 deer, 2 coyotes, 4 rattlesnakes, 1 gopher? snake, 2 tarantulas, 2 scorpions, 2 gila monsters, and lots of flies and gnats.. So no problems and not too much wildlife.. there are no bears around here that I am aware of.. I have heard rumors of a mt lion but no sighting or evidence.. @@alexiskaylah4412 yeah well,, spiders.. Can't do much about those.. Some days I see lots of 'searcher' webs floating around and I know there are lots of spiders,, but usually they keep to themselves.. I hate spiders.. .. .. I also forgot to mention we have quite a few rabbits,, ground squirrels,, lizards and mice.. .. .. Weather is the one aspect that will determine if you like a spot well enough to live there and should be your FIRST priority when looking.. I know for a fact I could not live anywhere it gets below zero degrees.. (used to).. .. so the best advice I can give is to figure out what sort of climate you want and then start searching for that.. About half the state of Arizona gets cold,, the half I live in does not.. I tolerate hot summers so I can have warm winters.. Some tolerate cold winters so they can have cool summers.. ie: it is going to be >103 for the next week here,, but >65 at night,, which is perfect for the desert.. If you like or need snow stay away from southern AZ,, southern Texas and Florida..

We will have to have water trucked in and supplement that with a rain catchment system.. At least all around the cabin and maybe one on the trailer awning.. No septic required because we use a composting toilet. Latest data shows groundwater at 1,400 feet deep on the property.... so,,,,,,,,,,, no.. (sorry about the delayed response)

Born and raised in Arizona, Some areas can actually get no rain for a year at a time. If you buy land in this state ensure you have water! Or do not buy it! Either a producing well, or a rural water supply. Hauling water is too costly!

Are you sure the "corners" are not marked already.? Fencing is high on my priority list,, just not at the top.. I figure it will cost at leastt 5K+ to do the fencing I want for 1.3 acres..

Now we haul it in.. When we move there full time we will have storage tanks filled by truck.. It is way tooooo far down to drill for water..

Looks to me you can not truly live off grid in Arizona. Is there any place in Arizona that you can live in an RV and live off grid? Funny thing about survaise, they are never 100% the same. But grid cordance are.

well I beg to differ with you.. I am living off grid in an RV and ~soon will build a permit free cabin.. There are several counties in Arizona where you can live however you want.. It is the townships that are more strict.. I would not try in Maricopa county where Phoenix is,, but here in Pima county (Tucson) there is much more space to do what you want.. That is if you like the hot desert.. If you like the cooler climates than Apache county is a good one.. Check with ArizonaHotHomestead (on KZbin) to see where and how he is living..

deserthorizons ok then I miss understood you. I know Aphache country has laws that you can not live in an RV on your own land. And every time I look into a county I find people says the same. Really would like to find a country in Arizonia that I can put a RV on and live. As Arizonia has gold. At this point I don't care if town is an hour away. I would rather mine gold at half my income then work my profession. And Arizonia my professional licence has less restrictions and requirements. And it not that I want to live in an RV all my life, just long enough to mine enough gold to build a house.

"EVERYTHING we have paid to have the setup we have.". There are a lot of things not in this list,, propane,, internet service,, taxes,, and yes, water,, just to name a few.. This was a list of "One Time" expenses..

It IS possible,, but then the medical bills would cost 1000 times more.. a lot of work here for very, very little gold.. and then doing it dry wash style.. You can get about the same amount of gold from a bag of sand at Home Depot.. Seriously.. Hey, I saw it on KZbin,, it must be real..

This is the United States of America.Land of the Free,,. Of course you need building permits.. Sad,,, but true.. 2 bucks a square foot for a permit.. We can get a waiver for the septic and their "impact fee" (which is almost $6,000 now) Now, taxes are $45.00 a year.. (I have been trying to respond to you for 2 days it kept saying 'failed' or something..)

Ive checked prices on a septic installation including permits is around $5000 to $6000, and impact fee for a mobile home is just under $700. I have also heard you must get a building permit to set up a mobile home on the land and thats about $575.

@@foxmulder7616 Just got to jump through the right hoops,, in the right order,, at the right time,, holding your mouth just right,, and you can get a waiver.. I know that Cochise county does waivers also.. about 3 years ago the Green Dream Project channel (now "Our Self Reliant Life" ) did a video about how they put their septic in with 3 barrels and stuff.. check it out.. You would have to contact a local 'surveyor' for that info. I'm sure there are several factors that go into that....

I thought it was tooo much considering I paid 1000 for the land.. (and considering we really did not absolutely need to do it).. The survey cost (i believe) $600.00 for a complete one..

I was curious because I just bought an acre of land in the Texas Panhandle and eventually I might do a survey. By the way, it might be a good idea to drive metal rods into the ground where the survey markers are. That way if someone moves the woods stakes you will still have something to mark the property lines.

For $400.00 they would have just marked the property corners with metal stakes driven in 3 ft.. For $600.00 they also did along the "lines" with metal stakes driven in 3 ft and all of them had wooden stakes to mark where the metal stakes were..
