I had a similar conversion, but kept it more open space as a hobby room with anti-room at the top of the stairs. Exactly the same with planning in our case. Thank you very much for the presentation, our costs were very similar, with a slate roof (more difficult), less inside work, and HVAC heating/cooling. 1) I post fixed outside manual solar blinds so the sun light does not come through the windows in the first place. They are just a 15-20 minute fit, and you can get really good quality ones from Spain. They a a mesh that keeps out about >80% of the heat before it comes through the window. They roll up and hide in a space at the top of the velux window (those two large fixings to a piece of insulation infill in the frame). 2) Our builder used a splayed Velux windows opening, rather than a square section opening, resulting in a nicer opening space and lighting angles through the velux windows. 3) We had surface mounted flat panel lighting (40cm round x 3). There is no require no fire protection above like a spot light (they also need to be fitted and vented in the insulation), and they give a fantastic shadow free light.

How would you charge for another floor to be made, and the roof uplifted instead of the loft being converted as is? So a full third floor made on top of the second floor?
