Keen to know your thoughts on the holding costs associated with these investment properties. Typically, the rental income does not fully cover the mortgage repayments and interest, as you are paying interest on the 100% leveraged property. Which typically require an additional top-up of approximately $10k to $20k annually to keep each property afloate. If you were to acquire 2-3 properties, this could result in a total top-up of $30k to $60k per year. Over time, the cumulative holding costs could be substantial. When considering a long-term investment strategy, it's important to note that the holding costs could nearly equal the capital gains, i.e. between $150k and $200k per property. I would appreciate your insights on this. Thanks

Explaining what your topping up and how much debt you have would be good. Markets often do flip with interest rates going up really fast

The title Should be how many futures of our younger generations are we going to screw over. New Zealanders need to put the money into real business for the future of our country. When I started work in the early 90's it didn't matter what job you had, you would still be able to buy your first home without becoming over burdened with debt. I think New Zealanders are going to pay a huge social cost if we continue down this path.
