That was really interesting! In my case, I bought an older mobile home that is situated in a mobile home park; I paid cash, so the only payment I have is my monthly space rent. The reason I did this instead of a land/home package is because I was single, knew I would be retiring soon and did not want the responsibility of maintaining any land. Also, the park my home is in is very nicely maintained and considered the nicest park in this area. I like the security of being in a 55 and older park. One of the things I’ve learned over the 8 years I’ve owned my mobile home is that when you buy an older one, things are wearing out, and even though the home was in really good condition, over time things here and there had to be fixed/replaced. Like plumbing!! About 2 to 3 years after buying this home I had to have all the plumbing replaced because pipes were breaking, or splitting from old age. These repairs are expensive, so be prepared. Insurance is a MUST!! I also had to replace the hot water heater, which wasn’t due to the home’s age, but was expensive none the less. I hope this small amount of my experience is helpful to someone else. I absolutely LOVE my home, and I love making it my own. It’s a 1981 Citation doublewide, has a fireplace, 3 bedrooms and 2 bathrooms. I recently had a ductless heat pump installed, which I’m really excited about. I wouldn’t trade my mobile for anything!! Fullrusher It was listed through a local realtor, so I called and made an appointment to view it. The title company prepared all of the paperwork. Super easy process!!

Fullrusher Don’t let those things stop you! Keep looking, because you never know; you might just come across someone who is anxious to sell and will work with you. In my case, my home had been for sale for almost a year I think. The woman who owned it was elderly and when she couldn’t live on her own anymore, she went to live with her son quite a ways away. She ended up dying, and then her son had to maintain the home (pay space rent, keep the power on, etc). It got to the point where he just wanted to be done with it. He was asking $15k, and my son in law offered him $10k in cash, and after thinking it over for about 3 seconds he said yes! He wouldn’t budge on the $15k for quite some time, which is why it sat for sale for those months. He finally got tired of dealing with it. You might just come across a similar situation; you never know!! I wish you all the best, and I’m sure you will find just the right place! If you wouldn’t mind living in a m/h park, drive through some & look become a lot of the time people sell them on their own & just put a for sale sign up & don’t advertise anywhere. Deals are out there!! 🥰

This is the video I’ve been looking for. My lender only preapproved me for $90k with $3500 or less in property tax, which isn’t much in NJ. All of the homes in that price range are in horrible areas and need tons of work! I asked the lender about mobile homes, and modular/ manufactured homes, and they said mobile homes are not allowed, but modular are. Then I asked about condos and townhouses, and they said the hoa fees could lower the loan amount. I never knew purchasing a home would be so stressful!

Oh my gosh! I completely understand you! This is my current situation. I live in a major college town so renting is out of the question, and decided to seek home ownership. Just as you, I never knew this process would be so tedious. I wish you well on your homeownership journey!

@@marhki thank you, but it never happened. I ended up settling for an apartment. Theyre already starting to add water and sewage with my renewal, and of course the rent will increase. Inflation sucked up my downpayment money, so the urgency to get back into nursing school is imperative right now.

That's messed up! 😩 🤔...I wonder can you get a manufactured home BUILT to modular standards, in order to work within your budget? I'm not sure how it is state by state, I just say this because I had no idea this could be done until I Googled it. I saw a manufactured home that I liked, but I WANTED a home with modular specifications. I hope everything works out for you! 🙏🏾💯🙌🏾

One key note when searching for the land, it is getting more common that city limits of even smaller cities are not allowing manufacture homes now days. So if know where you would like, make sure that area allows them before even looking for land there.

I have a question. You said in step 2 the lender will approve you for the land/home purchase and let you know how much you can spend on land and how much you can on the home purchase. That's crazy. I didn't realize they had to tell you how much to spend on each. I was under the impression that if they approved me for 150k I could decided if I want to spend up to 50k on land and 100k on the house.

Great question, every lender has different requirements and rules. Our lender allotted a certain amount for land and for the home, however what we didn’t use for the land went towards the home

My home owners insurance and land taxes was included in payment. It is a fixed rate but if insurance or taxes go up so does your payment.

Did you have additional expenses having the property cleared and putting in septic system, and/or were the set-up fees and moving included in the land home package? I'm just starting the process. The homes available are mind boggling. I'm sorry for your experience with the initial agents for Clayton Homes, but now I know to be ready if the same thing happens to me. I'll be moving from North Carolina to Tennessee. There is a manufacturer in TN, but I don't know if they'll deliver to the area I'll be moving to.

Hi Connie, we did not have additional expenses. All of that Is included in the set up and delivery. They came out to assess what needed to be done and added it into the cost of the home. You did very well! We are looking for a manufactured home or a modular....single wide as we are down sizing. We have talked to Clayton Homes and will start that process next year. The land is from a family member and can get with water, electric and city sewer already in place. Can’t wait to get to it but in the mean time have to down size and sell home! UGH!
