Yes. Prices are very high and rental is softening. Moreover, building costs have gone up sharply, the premium that developer is willing to pay will also drop.

Good advice to consider the SSD. But it's also difficult to ensure the en-bloc does not happen in less than 3 years, especially when the signs have been happening for many many years.

hi allan I am thinking to buy old condo as you mentioned in the video 1. grange heights 2. sommerville park 3. sommerville granduer price wise more or less there and so does size which one do you recommend most and why? enbloc perspective also thank you so much

There are 2 other factors you need to consider if there are enbloc potential: 1) Percentage of units that are owner occupied 2) Purchased prices of each owners

Prefer those can rent out for decades property, as already pay absd. Prefer 稳稳吃米粉 way of investment even tot return take years.😅

I have faith in relevant authorities who decide enblocs that their relevant executives who know which blocks will enbloc will not take advantage of this info. 😅 any safeguards?😅 what if wife is property agent?😅

Enbloc is governs by laws. All have to declare interest to be in sales committee.

What if there is alot of land around like near Bayshore mrt. Would it not be cheaper to buy from Govt( GLS) The old condos are selling with enbloc potential. What is your take on this. Thank you

BS advise. Smaller site easier for enbloc but price arent as good as bigger site. But the most important factor is to calculated the plot ratio. because older day project did not maximum their Area used. there are also example of project going throug en bloc below 15 years old. Get your fact right before doing such video to mislead people

If you not sure anything about enbloc dont do misleading video to mislead. some people might make investment decision due to this video. so you are responsible for what you say. Like i say if you dk dont act like you know for the sake of doing video

​@@limgary7502 Newer condo can also be sold enbloc but the chances are lower. Older condo has better chance because their areas are usually big (e.g. 2000 sqft) and because it is old, more owners are willing to sell

limgary7502 Of course newer condo also can be sold enbloc but less likely because most owners are likely to object. Also, the areas of the units are smaller. Older condo, the area can be 2000 sqft (like Pearlbank).
