Very good use of space. As the owner of a beach house with a loft bedroom, I recommend fitting in a an upstairs toilet and small hand-washing sink; I think this could be fitted in the space at the head of the stairs (people do this with standard square closets in the beach house design I have). There is plumbing already just below this. Also, no pantry, which I'd address by moving the combo washer/dryer toward the bathroom and using the rest of the under stairs space for a unit that would pull out as a trolley to access pantry items, Also, make the dining chairs fold-able (at least the inner two chairs) and hang them on the wall or on the end of the "L" counter, allowing for counter use in the kitchen, expandable for dining as required. The egress door in the ground floor bedroom is fine. Finally, I'll bet you could design some sort of swing-away center section to the upstairs closet to give access to a door into the attic space at the back of the house, which would be much more elegant than going through the ceiling of the ground floor bedroom. (Where does one get those half towels and plants pictured in the bathroom on the shelves!?)

Nice little home for a single person, couple, or parent(s) and a child. I wouldn't put a toddler in the loft, but I could see a little bit older child or a teenager being happy to have the loft. I think there might even be room to add a small bathroom in the attic space in the back. It's good you are showing different options from different budgets, and showing how small spaces can have everything that is needed.

There are many safe, wall mounted stoves. Though not wall mounted, our little LP stove warms our home without singing the pups.

Like a wood stove for primary heating source but not that one, but rather an iron stove with oven for backup cooking as well as heat. It would need a guard around it, especially in a smaller home. The lack of 2 bathrooms, no laundry room, and an entertaining area that is severely short on space to sit and dine in this home and therefore, not one would want.

There's no place to hang your coat at the entry, and that fireplace looks dangerous! The kitchen has ample counter space but is short on cabinets. The back yard is accessed via a bedroom. I'm always anxious about the safety of angled stairtreads, particularly since there is no upstair bath.

Ein großes Lob an Sie! Endlich eine Badewanne, in der die Duschmöglichkeit komplett abgedichtet ist, sodass kein Wasser auf den Rest des Badezimmers fallen kann. Und die Küche hat einen Backofen, super! Der Kamin an der Holzvertäfelung sieht mir gefährlich aus. Ich bevorzuge Fussbodenheizung. Das Bett auf dem Dach ist zu wuchtig und der Stuhl nimmt unnötig Platz weg. Sonst top 😊
