Hi Brian. I like using some psychology in my sales pitch. Getting a client to admit he needs my product is probably the easiest way to close a sale. By simply saying something like "I think you realized just now that my service is exactly what you need." They never argue with themselves.

Hi Brian, I sell real estate. And I often find that the best method of closing is pretty simple... Just ask for the order/sale! If the preparation is done correctly and if I have asked the right questions, I can simply go ahead with confidence and ask "Mr/Mrs prospect is there anything that I haven't covered that you feel to be important?" If it is a no, then I simply say "so why don't we get started? And I'll take care of all the details."

Hi Brian, thanks for your input. The product I offer is glass Sun rooms, the average ticket is 50000 up to 200000, I am always very passionate with my clients so they feel my emotion and my commitment to help them they appreciate that. I listen and take notes, I always educate them so they are making the decision not me, And I am always asking them their thoughts on moving forward and how comfortable do they feel and have I answered all the questions. What's important that sales people need to realize is you need to spend 80% of your time and effort with 20% of client who is serious to purchase all the others are inquiring and this is how you find out rather quickly their level of interest when you are asking them for the order, it's always necessary at every presentation. My biggest hurdle is creating the value vs. price with a high end product, it's challenging, rewarding, fun, exciting. Thank you

these are all great points! I would add that you should say "yes" when they offer their business. I remember one day I was in a Microsoft store and looking at a piece of technology. the sales guy was so excited to talk about all the wonderful features and how hi-tech it was and point out that I couldn't afford it. I was looking a little rough that day, but thought I'd help him out and explain some strategies that less affluent looking people have to raise money and that I was ready to buy. he laughed at me and jeered me and told me I couldn't afford it, so I left. if the customer is offering business you should agree! Instead of saying "you can't afford it" the guys should have said "great! let's just fill out some paperwork so you can take this baby home!" if you are wondering, I ended up buying a great phone from his competitor.

How can I argue with such an accomplished expert, but can I push back just a little? Wolf of Wallstreet says you have to sell your prospect on 3 things: 1) the product, 2) yourself 3) your company. In that order. He claims they can be 100% convinced on the benefits, but they need some evidence that you are not a scammer and that your company is solid, has good reputation etc. For example, if you're selling condos on the phone, they want some evidence that you're not a slum lord. For example, property management awards, BBB, etc. You can also do take away, like, "this product is definitely not for everybody and part of my job is to determine if this is in fact a good fit for you. If not, I'll send you to somebody who has what you need. But what do you like most about this service?" That positions him as someone who is buying, not being sold right at the beginning. I've even heard of one guy who says at the beginning, "This is probably not a good fit for you, but I thought maybe just in case you might like to know about it." I think that's with somebody he has had good dealings with in the past though.

Great question! When I really want to remember something I will read it multiple times. Again and again until the message sticks. Some people like to highlight key phrases that they want to look back on so they can find them quicker, or others like to take notes and study them instead of going back to the actual book. It is all about the learning style that works best for you. I hope that helps!
