great great video!!! what i would add.... the landscape... is it flat, cereal bowl, or a mound, or hilly... where does water go when it rains.. if it leads to crawlspace not good.... are there trees nearby.. what kind are they... the roots can compromise foundation...poplar trees are spongy and can fall over in a strong wind.....who lives nearby... do the rest of the surrounding properties look good and well maintained or sketchy... anybody owns chickens nearby.. leave asap...is the house unique architecture... unique is not good for long term...styles come and go... say no to carpet... holds onto smells and if you are renting to pet owners... that smell will never go away... how close is a chick fil a... a starbucks..aldi... these are good neighborhoods that appeal to blue collear families with good to average school districts...close to shopping.. any water stains on the ceilings or floors?.... what does crawlspace look like?.. many flippers put lipstick on a pig... paint eveyrhting and hide issues...just some things ive learned with my 3 properties...a great property manager is worth their weight in gold!

@@mayateague both... some city /county guidelines wont allow roosters but people who own chicken coops will bring them in every now and then to breed.... last thing you want is renters to wake up to a friggin rooster when they thought there werent living on a farm.... this happened to me from experience.. went to go look at a house.. saw a big chicken coop.. i said hell no.. realtor told me dont worry no roosters... 15 mins later....COCK A DOOODLE DOOOOOOOOOOOOOO!!!

@@Joey-Jets poplar trees are fast growers and spongy...in general i dont like trees hanging over the property or within 30 feet of the foundation because you can guarantee the roots are touch ing the foundation

The seller can actually get this stuff done and get it paid on contract closing so they would never actually be out of pocket. The contractor will receive payment at closing.

@10:40 in the garage conversion, what was with the hole in the ceiling next to the ceiling fan? Also, some red flags for me: new paint bubbling/peeling at the bottom of walls could mean an issue (water?); new floor is the only thing that was done in the bathroom would suggest something was being covered up (possible damage). Lipstick on a pig.

Closets aren't required for a legal bedroom, at least not where I live. In MN the requirements are heat source, 2 means of egress (door and egress window), 2 outlets, minimum 70 square feet, smallest dimension not shorter than 7 feet (so 7x10 would work, 6x12 would not).
