Pretty solid job. The biggest issue I found is with MUD. There are MUD taxes and MUD bills. These are different, but related things. You should have covered MUD taxes when you were covering taxes up front. (all areas of Houston don't pay MUD taxes so you may not know; I didn't know about wind and hail insurance because I've never lived in those areas over my 40+ years in "Houston") A MUD tax is different than a city (what you called Municipal) tax when you covered taxes. MUD taxes are used to pay off the bonds that were used to build out water and sewer capabilities. MUD taxes can also be used to pay for emergency services, etc. I paid two of these when I lived in Tomball; a few thousand dollars a year for them both. (so not trivial) I live outside of the City of Katy now and I think I pay for one small MUD tax now, a recent addition, due to establishment of emergency services built nearby. You will also get a bill from the MUD where applicable for providing you water and sewer services. The notice of property appraisal comes on a postcard; very easy to think it's junk mail. Contest your appraisal where necessary; especially online. I think they have it automated. Just contest it and the system will very likely offer you a lower appraisal offer. Solar screen are awesome, but don't over do it and do it right. You need them mostly on the west side of the house, followed by the east side. You likely don't need them on the south side and you definitely don't need them on the north side. (the Sun moves towards the north in the summer and moves pretty far south in the winter; but is always hitting the west and east sides) If your windows have imitation muntins, the fake dividers that make one window looks like it's composed of several frames, make sure your solar screens are built to match; otherwise the solar screens look ugly from the outside as you can see the imitation muntins of the windows through the solar screens. To that end, pay attention to the orientation of the house. Try not to buy a house with a lot of windows exposed to the west. I paid careful attention to this when I bought my new house in Katy. My house has a LOT of windows, but they're almost exclusively on the north and south sides of the house. I don't have solar screens as I don't need them. Another option like a few of my neighbors have are roller shades that can drop down and cover the western doors/windows when needed. "powertochoose" is the official website for looking up electric prices. If you can find a good price, lock it in for a few years. I used to do one year contracts, but it wasn't worth the effort of yearly pricing.

This is helpful. I’m moving to Cypress next month from the NW and I’m currently shopping for an electric plan. I heard to look for a rate that is under $0.10/kWh. However, is that before or after the TDU delivery charge per kWh?

@@derekfoster4527 That is normally a good rule of thumb and it is after the TDU delivery charge. However, electricity rates have shot up in recent years; like energy rates in general. My current rate is $.099/kWh based on 2,000 kWh as I had it locked in for 3 years. I'm pretty sure I had locked it in at $.088/kWh but power providers and TDUs can sometimes get approval (I think from the Public Utility Commission of Texas) to raise rates where necessary. Natural gas is the principle fuel used to create electricity in Texas and those rates have been high, but they're coming back down a bit. Don't expect to get sub $0.10/kWh rates in the near future. Not only have natural gas prices been higher than normal, but the TDU charges have been increasing as well.

@@kevingray8616 thanks for the info. I found a plan for $0.09/kWh at 1000 kWh but the TDU rate is 4.9 cents/kWh. It’s a 2-yr contract and it’s the lowest I have found so far, but I’m not sure if this is a good deal at this point. I just don’t know what to expect when summer rolls around.

Great info. The only thing I would add regarding the property tax rate...those of us outside of Houston in Fort Bend County... Richmond, Sugar Land, etc whose homes don't receive city water have addtl taxes for MUD and LID.

Living in Huntsville Alabama my property taxes on a 375,000 2 story 2900 sq ft. full brick home home r 978.00 a year. I bought the house new in 2001. I live on a golf course on the 4th tee.

I recently relocated from Michigan, and I can honestly say the property expenses are MUCH higher. Inflated home prices, unrealistic property taxes, long commutes... But a least the food is good! # The Houston 15 (lbs)

What up, brother! Question: Do you have a lender that works with TVLB loans inside or outside a VA loan? We are looking to relocate from SW Austin to the N/ NE Houston area (Kingwood, Conroe, Cypress), but finding a lender that is versed in TVLB is quite difficult. We are exempt from 100% of Property Tax, PMI, Closing and Funding Fees...... Trying to take advantage of those discounts to the best of our availability.

Do the seniors (over 65 + primary residence ) have to pay for ISD ? Once I hear senior homesteads exemption is $40K, not $25K is that correct ? I live in California, only pump gas at Costco the price is around $4.25/gal. Honda Pilot SUV around $80 to fill a tank.

I love that people still talk about no income tax as a benefit of living in Texas. Property taxes are absolutely ridiculous. Many unanticipated costs. Think twice or even three times before moving here unless you are doubling or tripling your income. Sure the food is good but there is good food anywhere. That's not MUD tax it's Horse SHI+ tax....and you will step in it. Great people (no offense at all) Buc-ees is cool..but horrible costs and traffic, and crime, and drivers. Moving asap...

My #1 concern right now is finding a place we can purchase a new construction and not be absolutely wrecked by an areas HOA fees or MUD taxes. How do VA disability ratings come into play here? I have researched that 100% VA veterans may apply for waiver of property taxes, but that would not affect MUD/HOA type costs would it?

HOA Fee? They vary from area to area. I don't see that on your list. Also there is our 8.25 sales tax on any purchases since we don't have a State Tax.
