Hey Craig. I think the first step is starting to have conversations with family and friends about your passion for real estate. Once you have a few transactions under your belt, the conversation usually switches from you telling them what you're up to to them asking you about how they can get involved. I hope that helps.

Thanks for your great information! Does a private issuer(Corporation) mandatory to use a exempt market dealer to raise fund in Ontario? Can they raise fund from accredited investors/friends/business associates by themself at the first stage?

Hi Tony. You don't have to work through an exempt market dealer if you are working under the private issuer exemption. That can all be done through your lawyers. I find it's one of the best exemptions as you start to grow your portfolio and to stay onside with securities regulations. I hope that helps.
