I always say, "what's the problem? Can I make it go away by throwing money at it?" That wasn't always the case. After my divorce I was in serious negative net worth territory for a long time. I pulled myself out like you did. Hard work, investing and real estate. 👌

You might not want to lower your emergency dollar amount for the duplex. I just had an approximate $18K unexpected expense on my house. I have a slab foundation and my sewer went out. That meant jack hammering my bathroom floor and lining a cast iron pipe that had rusted. I chose to have them put in a clean out valve too. That way if there is a future problem it should be easier and cheaper to solve. I also think it's a selling point if I sell this house. This does include a new low end vanity(probably under $200) which I had planned to replace probably next year. It doesn't include new flooring and having that installed. I found some reasonably priced flooring today that I liked at Lowe's. I will call the tile guy tomorrow. He wanted to come out and look after the plumbing work was done. This was not something I expected Sarah. I'm glad I had the money to take care of it. Also I didn't have a hotel/motel expense because I had people I could stay with. I had to stay someplace since my house didn't have a working bathroom.

In the UK I pay £9 a month for my phone contract, that comes with unlimited calls and texts and about 30GB of data, but I'm generally in an area that has wifi so no issues, and have never had a problem. :)

I looked into AT&T prepaid for my cell service. It's $300 for the years which is $25.00 a month. I haven't purchased it yet, so there may be some additional taxes that increase the bottom line.

Great video! Curious about why you dont' put more in you tax advantaged accounts like the 401k? Would you ever consider trying to max it out? I would be interested in a video about how you decide what portion of your monthly finances go into each investing category. Our financial picture had some ups and downs but overall stayed about the same, housing equity went up, market holdings went down, canceled a subscription, but another subsrciption is increasing their price.

We actually switched to a major carrier from Straight Talk. With an employer reimbursement, our bill is less and we have better service in our area. ST is fine until you need something from them. Their customer service isn’t the best, imo.

My tax guy set up quarterly estimated payments when I hit a certain income level. Maybe 20k? I would absolutely recommend getting a tax pro who can help you do it right

HI Charlotta, I use an accountant annually to make sure everything is paid. The Airbnb is currently operating at a loss so I wont really owe taxes on it until i start making a profit. As for the duplex, as its my primary residence, I can deduct for depreciation, home office etc. and haven't owed much. I pay $500 a month quarterly estimated for my business and also have pre-tax deductions for my day job. All said I done, I usually owe a couple thousand each year. I keep fantastic records, as you can see and work with a pro to make sure I get all possible deductions and pay what I owe. Hope that helps!

American cell phone services are so expensive. When I studied abroad for a year I used free WiFi and the one at home and didn`t have data on my phone... Now I'm back in Germany and pay 7.99€ for 2GB of data and unlimited calls and texts.

I use Visible phone service and pay $25 a month unlimited. If your straight talk phone is with Verizon, you can just switch over.
