Excellent review of the 8 projects. This is the first time I have managed to get a condensed summary of the popular projects in Iskandar development, and it was definitely time well spent. Is there a way for us to obtain recent transaction data for the prices of projects sold, or is there still no central database for transactions? Thanks.

There is a website called brickz.my that provides transaction data but its about 9 months old data, and likely incomplete data. Government is trying to clean it up and hasten its issuance so it might get better over the coming years. Its a rough gauge at best. Still amongst SE Asian countries, the only country outside of Singapore attempting this

Eco Springs is nice and has all the typical aesthetics of EcoWorld projects and basically an extension of the super-vibrant Austin commercial zone.

Amongst the 8 properties, only sunway and avira medini are in the special zone?, where foreigners can buy below 1mil for landed? Trying to find more information if horizon hills, east ledang and eco botanic are under the special zone too.Thank you.

Leisure farm was established in 1991.That makes it the oldest property in your list. Although this property is 32 years old it is very well maintain and will soon be the closet to the 2nd Link via a new (road) interchange.

If as Singaporean I cannot drive Malaysia car to Singapore, how do I travel from my landed house in JB to Singapore? Assume I need to go back to Singapore every weekday or at least 4 times a week

@@AlphaMarketingSG for Singaporeans and other foreigners who stay in landed houses at West Johor around Iskandar area, how do they get to Singapore for work? Is taking a cab from Iskandar to Singapore CBD economically feasible or super unaffordable? There is no CIQ there, so appreciate if you could share what modes of public transport you are referring to

Where is forrest city in relation to these developments? Apparently, jb sultan (soon to be agong) wants to develop that area including having hsr through there

I didn't cover Aurora Resorts because it is basically still under construction. So nothing to review other than the brochures and a sales gallery. Developer has a long track record in JB yes

What is your opinion about Senibong Cove. Yes this is a landed enclave very near CIQ but with the Sentosa Cove or Emerald vibe. Slightly cheaper but very well developed…seems very popular with expats too…hope you can chime in here. Thanks so much.

Senibong Cove on its own is a very nice enclave yes. But there isn't much right now in terms of future catalysts in this area if you are expecting some kick up in prices in the future. MRT is not nearby either and the Permas Jaya bridge is notorious for heavy traffic during peak periods. Permas Jaya commercial area has high tenancy with its own Aeon mall but nothing like the prime commercial zones of Austin/ Bukit Indah/ Eco Botanic. If you like the Senibong Cove aesthetic its a good buy for own use and you prefer this location because you still want to go back to Singapore via Woodlands (and Tuas/ Iskandar Putri is too far away for you). Most of the expats in this area are because their employment is east Johor (like towards Pasir Gudang industrial zone).

@@AlphaMarketingSG was thinking once MRT ready it is easy to Grab to/fro there instead of West side or Mt Austin area. Yes traffic may be bad but still much nearer (10 mins off peak by car) to CIQ

yes if you are ok to take Grab then Senibong Cove is not far-ish. But if you expect MRT to give a big jump in your property value, I doubt it. Normally only properties that are close distance to an MRT (say 1km or less) will see a significant value jump from MRT presence. That is true in Singapore and KL. But by all means, as a property to live and enjoy, Senibong Cove is nice. I know many people stay there but my personal preference still Iskandar Putri for landed living@@weesonteh8751

@@AlphaMarketingSG here is what I am thinking and many of my friends here who does own a car in Singapore now but looking out for better bang for the buck...so to speak. We now have to own a car as to go in and out of JB via current CIQ really sucks and we prefer to drive in and out via causeway or Tuas. However, we were thinking once MRT is ready and operational, we can ditch the over priced Singapore car and can take MRT instead. At the same time we want GnG landed 'nearer' to MRT to be able to grab in/out easily (Malaysia grab is ridiculously inexpensive..(did not want to use the word 'cheap'😂😂😂if not kena tembak from Mr Loo) Having said the above that really limits our options to landed GnG to east side (Eco Spring, Danga Bay, Austin, Senibong Cove). I personally like the green and large living areas of the west side but too far logistically to take advantage of the upcoming MRT. Yes agree with you that purely investment wise would not probably impact landed property irregardless East or West but on the overall picture East and North side makes more sense (MRT, landed, grab and no need to own SG car anymore) Comments opinions as I think many of us young seniors are thinking of making the big move.

I think Emerald Bay has superior waterways and probably more exclusive which result in a higher price tag. Otherwise design wise and location between the 2 is a matter of preference. Go visit both

Both are fairly large projects if you want to include all their upcoming phases. Will be many years before everything is fully done up. But in a sense the existing phases are quite live-able today if you want that marina fronting lifestyle@@christianchuaedutainment

Eco Botanic has semi-detached with a separate clubhouse with gym and pool. Not sure if you can find many nice renovated units for rent though. Typically these units for sale

Iskandar - has been promoting since 2005 hahaha. Malaysia at best is to rent - if one has just retired, why bother to "anchor" yourself in one spot. Stay short term all over the country and also other countries. If you have retired for some time - you sure you want to retire in JB or even Malaysia, once you have mobility issues then you are in a way doomed. In short - have an adventure, don't buy just rent and and explore everywhere you fancy. then when you have enough of it, relax in SIngapore in your last phase of life where you are physically not able to roam to much and you don't need all the challenges, especially a so called "landed".

@@AlphaMarketingSG more hype yes. Malaysia Boleh - hype hype and away lah. Name some properties in Malaysia (JB) that has tripled or more in value in compared to 20 years ago? Even if there is, take in the Ringgit depreciation and what do you have - invest? NO. Buy and stay and treat is as a write off then YES.

They are next to each other but have separate access. Ledang Heights you buy land to build your own house. Vs East Ledang where the houses are built by developer

@@AlphaMarketingSG Shop houses around eco galleria. My very surprise was the chendol at steam chicken restaurant where they claim is their signature desert. The ice is crushed ice and not shave ice. The coconut milk is water like. There is hardly any gula malacca. I think roadside is better off.

You won't find newer gated guarded landed near MRT. JB city center where the MRT is, is basically old JB with all the older landed probably 40-60 years old and non gated guarded. Unless you are willing to consider that, any other "good quality" landed will be away from MRT

Kim Teng Park is earmarked for government acquisition that is very likely somewhere in the future. Don't think you will be able to transact any now. And the houses here are super old, super small and not gated guarded. They are in my opinion, good time to be torn down.@@kq1965

Just look at R&F Princess Cove first. Walking distance to CIQ/ future MRT there is only a handful and in my opinion R&F is clearly the best option. Whatsapp me 81261626 for details. If you gonna buy further away than walking distance to MRT, then the whole world opens up and again in my opinion "whats the point" if you already intend to buy in JB city
