The problem with painting brick is that it must be painted from then on, it can not be restored. Reason being that brick is not completely solid all the way through. Removing the paint will remove some of the outer surface of the brick, exposing softer brick to the elements.

The HVAC duck work in the garage. In your area, does it need to be enclosed in, with framing and drywall? To prevent any gases from the cars getting into any of the possible leaks in the duck work. Or just resealing the seams is required?

I love the transformation. Regarding your question on painted bricks, I am a big brick lover, and prefer to keep them clean and not painted. That is not a must condition, but a most of the time thing. If its painted, I won't be hating on it, but I would wonder what it looked like before a lot. I like this grey paint in this house, but if I have to say, the black doors are too bold for me though.

Love painted brick! Disappointed you didn’t leave the washer/dryer. The kitchen is a big winner! I grew up in a split level, not a fan, but I know others love them. To each their own. Cash should close very fast. Excellent job! You are so right about the conservative numbers. I’ve watched 4 real estate cycles and especially now at a topping market, be extra conservative.

I don’t mind painted brick when it’s done well. Sometimes the condition of the brick calls for it and sometimes it modernizes the home. Some brick homes make the house look dated, so great job. I like to hear you do a neighborhood check. Great location, well done. The floors are freakin awesome, takes some great skill on that process.

OMG! the house entrance is just like my son's house, once you walk through the door there are stairs that go up and stairs that go down, they have a split house with a family room, three bedrooms, and a bath downstairs leading to the back yard and garage. Upstairs there are two additional living areas, the dining room, the kitchen with a breakfast nook, the master bedroom, and one and a half bath. oops, and the laundry room is downstairs as well.

What's with the microwave over the stove? I bought a new construction house and it has the microwave over the stove. I just don't get it though. It gets dirty underneath and it's hard for kids to reach and use. Is under the counter like the dish washer an option or a "thing"?

Microwaves over the stove have the ventilation fans to turn on while cooking on the stove. I am assuming it is a “2 for 1” thing regarding space saving when you have the type of stove that can use the little microwave ventilation.

I like everything you did with the house, EXCEPT the wood railings on the front of the house. You should have added a white vinyl wrap on the posts, and the walkway up to the house added a nice gray composite. I feel like you cheapened out on the front of the house, and an additional $2000, would have brought up the price another $10,000 or more. Otherwise, I rate this flip a 9. Nice work.
