I definitely vote for opening up the kitchen to the living room. I hope some of the stuff can be donated or recycled. I love your channel and how you make the world better, one house at a time. Also love watching your beautiful wife and daughter. Such a sweet family. My guess is $126, 75. Can’t wait to see the finished house.

Why so much structural damage in spite f an intact retaining wall? My bet is on inadequate drainage. I guess that the footing drains are (a) undersized, (b) missing, or (c) completely clogged with mud. Hills are excellent for funneling water into a house - and particularly good at destabilizing soil. I think the retaining wall is fine, and that the soil supporting the house has become water-logged and sank (and is continuing to sink. Don't be surprised if you have to completely dig out the footings and replace the footing drains to fix the problem. Great content, I love watching your channel!

Id be takimg a hard look at the relationship between the back deck and the retaining wall. The frame work could be pushing on the house from the pressure of the retaining wall. And i noticed it looked like the back gutter could be draining directly to the foundation. ( hard to see in the video) 35k is a TIGHT budget for this level of repair.

I’m so surprised with many flipping projects that people don’t clean the house. When I’ve sold Mine they are immaculate. I even get Carpets shampooed, everything perfect

Like the open concept idea and also agree with painting over the walls to get rid of the red. New floor covering along with fixing the wall and new cabinets/appliances. A guess if you also do some of the renovations would be around $126,045.

Late to find this, but I love walls! I would enjoy that kitchen as is sans trash & dirt-wall is cute. (walls are a comfy hug to me). It is so light and bright in there and the roses out front are lovely BUT can't wait to finish video and see the retaining wall issues and structure fixed. I am 54 so I remember when peach was the IT color in the 80s and I actually love seeing it now. I never knew how peaceful that color was to me back then. LOL. Good luck and thanks for upload.

You were pointing for like 10 min w/ that cut before u noticed. 😂 - Jon, how do you handle mold and asbestos removal? do you avoid those jobs, and if so, how do you handle it if you get surprised by these issues if they were hidden upon purchase.

Yes, take down that wall to open the place up. And please take that outdated bulkhead down, if you can, above the cabinets and put 60" upper cabinets to give more storage space.

$122,000 I agree no red wall. I would do an open concept because the roof and no gutters I would think a lot of the structure damage might be because of water going down the outside walls bad drainage coming off the roof.

Hillside + water = water goes where it wants. Will be interesting to see the structural diagnosis and repair. French drains behind the retaining wall diverting water around the sides of the house might catch some? This isn’t the first home on a slope you’ve purchased so hopefully nothing unfamiliar!

I say, it all depends. was amazed at how clean the kitchen looked. I actually love peach and apricot colors. The carpet looked clean enough, although could not see much of it. Looks like the folks got rushed to get out. I thought I saw a crack in the tile surround. I really like the beadboard in the kitchen. Many americans have enjoyed its beauty since the late 1880s. The open concept would make it look bigger, but depending on how you remodel...If the kitchen was moved downstairs And the utility room upstairs, and change the 1/2 bath into a full bath.... Maybe leave the front wall more open and install glass sliders for warmer weather. Like I say, it all depends. I really wish you would do videos of the structural engineers inspection and report and show how repairs are done. I would suspect that the fault might be the slab or erosion under the slab, but I dont know anything about hills and mountains. If it were here in South Mississippi, I would say raise the home up and tear the bottom out and maybe not close it back in...leave it more like our beach homes.and just have a bonus area. I know this is a low ball rehab budget.......$73,799.00.

If you spend more than $77875 then you have spent way too much. This is based on my own experience and previous renovations. Congrats on the $3500 purchase! My last purchase was $6200 +/- going to be wrapping it up soon.

How can people just walk away from so much valuable looking stuff? I have bought 2 foreclosures so far and both had a lot of stuff left behind, but most of it was junk and trash. Also electrical, structural, plumbing and HVAC problems that were caused by the unhappy ex-owners who were drug addicts who tried to sell off or damage everything possible.

This is an old video but I have rehabbed quite few houses and the cost depends on how bad this damage is and it looks pretty bad. My guess to fix the structural damage, open and update this house a year ago would be 85 to 90 grand. That puts a lot of $$ in to that house but its a nice location and in a way a lot of house. The lack of flat land of a set back in my eyes. I tend to stay away from these type structures. I just found your channel and I have a few houses in the process of rehabbing to flip but I tend to be quite picky on repairs and the quality of my materials. I much rather make less $$ and sleep knowing I do the right thing. Good luck!

Get the foundation corrected reframe that house and I definitely say this would be a keeper to flip would be a keeper to flip! How about a game room in the basement?

I would estimate about $37,700 unless you have a good friend that's a mason and familiar with migrating ground water and drainage.If there isn't a French drain around the back and sides of the house you probably might have a structural problem again.You know like that drainage tubbing with the filter sock like used in septic drain fields to catch the migrating ground water.Accross the back of the house draining drain toward the street on each side and filter sand and gravel backfill.

In a house like this, the primary or master bedroom could potentially be on the lower level, it could definitely helps with separation and privacy. I'm surprised you didn't make baby gate comments.

Look at the street in front, it looks like it wants to fall down the hill. That could give you clues to the structural problems.

Other than the foundation not bad. Maybe damage was from time before wall and by time wall was put up the house was too far gone? I also own my own junk removal company so I’ve done houses way worse than that

Could it be that the water damage was done during a previous retaining wall and this is a replacement wall? Because it does look in good shape. Also, what about the driveway, will it be replaced or just repaired? My guess is $91,282.

Definitely can see the rehab costing $97,550. Most of going towards structural, roof, and kitchen. Even possibly an additional bathroom. Good luck with reno.

I think you should knock down the kitchen wall! With that being said. If you would like to knock the wall down and all hardwood floors around the home needs finished, I say $103,500. If no kitchen wall down to take down and the hard wood floors are not all around, I guess $93,000. Let's Play! And thank you in advanced guys for all thats offered in this video. Even a good retaining wall does not stop water. I never see French drains.

You could probably sell the misc. items left behind in a garage sale or swap meet and recoup at least a thousand of the thirty five hundred.

Knock it down. Those structural issues are too widespread throughout the house. The foundations have shifted and the whole slab needs to be replaced. It may turn out to be cheaper than trying to patch it. Plus, getting a mortgage on it will be easier for prospective buyers if it is a new build rather than a heavily repaired one.
