We have seen the mobile home business come such a long way. In the old days most people referred to mobile homes as a trailer house. However some of the manufactured homes we carry are far from “trailer houses.”

The house is awesome, the price is outrageous! By the time you get land, well, and septic if needed, you can buy a new stick build in a nice neighborhood that has double the square footage. The point of downsizing is affordability. I enjoy your content Chance, keep it up brother.

Yeah, that price is kind of outrageous although when you add a second story on a modular, the price usually jumps by at least $50K so this isn't quite unexpected. I bought a 1456 sq/ft modular this year and that was $152K on sale but the site work costs were close to $100K even though I already had well a septic on the site. I had a lot of friction with the dealer too. They presented the process as being very fast (which is what I expected from this type of construction) but from the time the foundation was completed to me being able to move into the home was around 6 months, 6 MONTHS!!! I had to keep bugging them in order to get contractors to actually show up and when they did the work quality was average to below average and I'm still waiting for some of it to be fixed. Don't get me wrong, I do love my new house BUT if I had to do it over I would have at the very least been my own GC for the site work rather than letting the dealer manage it or just went with a stick built home.

That’s crazy! I bought my 1,100sq ft house with a decent sized property for $185,000 only 15 years ago. Now I can sell the same home for $630,000. The prices of houses are insane, this needs to stop.

I grew up in a 2 story single wide mobile home. My mom and I lived in it for years and then we moved it up to the lake to become our lake cottage home. This was around 1979-1980ish. They are a rare find. But these have been around for years.

Very pricey and never been a fan of W/D upstairs. Had that once and washer leaked and destroyed ceiling light fixtures beneath yuck what a stressful mess!

My spouse and I are looking for a retirement home that we could put on a piece of property. This would be perfect. I know a lot of seniors prefer ranch style homes, but the stairs help keep you in shape. Just enough room for two. When we retire, I don't want a gigantic house to have to clean. This is lovely!

Or the stairs become a danger or a burden should an injury happen. People prefer the ranch style because it allows them to stay in their homes longer without assistance.

unless you maintain some kind of work purpose in your life, as a senior, you're just seeking that date with destiny. Clean your own home, take responsibility for everything under your gaze. That's your purpose.. and you might retain some health. xo

Yes ,never move to a Mobile home park they are crooks! They control who buys your house 🏠 and they want to buy it for the park and they make it hard to sell . They want it for themselves

@@keetahbrough You can also wind up being the caretaker of a loved one who becomes bed or wheelchair bound. In that case a single story is needed. I danced in community theater until I was 70 and competitive swam until age 78. Had my own bookkeeping business until last year. My husband passed away 2 yeas ago and I was his caregiver for the last 13 years of his life. He was a double amputee, used a wheelchair and weighed 183. I helped him get in and out of bed and helped him get up when he fell. I'm 82 with a strong heart and good lungs but...caregiving has destroyed most of my back. I'm fused from C3 to T1. Have had surgery on L3, L4, and L5. I'm now facing T8 to my pelvis being fused. So you can maintain some kind of work purpose, take care and responsibility for everything, but life happens. XO

This is adorable! Yes, maybe it’s too small for some people, but imagine that person who can not afford to have a big house but can easily go upstairs and downstairs. This is awesome for them. And if they were able to dig out a basement then they would have even more living space! I really really like it! I love the black too!

In many places the price of this modular house would buy a decent one storey home in an established neighbourhood. At $185,000, you get the house. Plus land and electrical service. Either mains water and/or sewer/septic tank. Depending on location that may add another $100,000 or more to the total. A friend in South Carolina has a 2 bedroom house on ½ acre that would sell for roughly the price of this house.

Yeah you could also air BNB the house 6 months out of the year to get some of your money back over time. You could probably have someone build you a similar style for less after you get the land and utilities.

Definitely need to see a floor plan with a bedroom downstairs and maybe washer and dryer downstairs as well. I can make it up/down stairs right now, but in 10-15 yrs I may need everything on one level.

I can see this being a great option as a first time home buyer. A single mom, a young couple or empty nesters who are looking to down size. It would be a great second home for someone who has a property on a lake. It is much nicer than a tiny home because you can stand up in all of the rooms. Modular built homes are extremely well built and have been shown to stand up to a lot of wind etc.

Although you would have to make at least $68,000 a year to be able to comfortably afford this abode. This income figure is based on a total price of $210,000 to $250,000, which is the $184,000 base price plus my minimum estimate for delivery, land purchase and installation.

I think creating storage space like a broom closet/pantry under the stairs would have been a great use of space. An L shaped island could have made the kitchen look more spacious and more open concept. Overall great to see they are making 2 story prefab!

You can buy a decent little 3 bed 2 bath house ( around 12000 to 1300 sq. Ft.) with a garage in Fort Worth for $250,000, so $185,000 for something this small with no land seems a bit steep.

It is steep in my opinion. What really makes me sick are all the tiny homes that are meant to "save the environment" but cost nearly as much as a much bigger normal house that's used. They want to save the environment but make it cost too much to go that route.

Not at that price. $185,000 is the house alone. Add another $100,000 minimum for land purchase and running services into it, if available. Digging a well and installing a septic tank gets expensive in a hurry. Getting a mortgage to cover the cost of the ancillary items is usually impossible. It would mean a personal loan to cover that.😊

That is a ridiculous price for this home. If I were young at this point I would build my own home. This home is still a mobile home. Find land with a mobile home on it cheap and livable and build.

THANK YOU!!! Finally something local. However we would need to add a section off of stairs or off the dining room with 2 bedrooms and jack and jill bathroom. Plus main floor laundry. Basically we need 4 bedrooms and 2 and half bath minimum without getting into unaffordable but want sheet rock. I honestly like the 1 piece tub/shower easily cleaned. Same thing with countertops Bathroom needs drawers

I would opt for the extension on the main with a master suite and the washer/dryer on the main. Also more drawers in the kitchen dining areas. Really nice concept for a single wide.

To me, this just feels like a brand new condo/townhouse. I love mobile homes for a reason. I was excited to see this. You did show a great 2 story one awhile back. I did like that one. I don't know, this just seems like a waste of 2 stories. Not even a master bath, and master bed being upstairs would seem ok if there were another bed and bath. I don't like the stackable laundry area either, but at least there is a small space for small appliances. I do love the cabinets though. Sure, it could be a great home for a young couple before they have their 2nd child.

Hopefully, earth anchors can help. Or have a basement for the foundation. Add a sunroom type area with stairs down to the basement. Additional cost.

Well I couldn't give any comments while I was watching as I was eating dinner. Interesting house. It reminds me of a rowhouse of which we have plenty around here. For many years GE had a huge plant in Erie, PA. And somethwhere around 1900 they built an entire town of rowhouses so there would be places for the workers to live. While most of them looked the same on the outside, the insides varied by sq. ft. The smallest ones 800 sq ft between the first and second floor, then they had another size, for higher up workers, and then the biggest oned were for managers. This house was a bit of a cross between the smallest and the middle size. It needs a basement and all of those rowhouses had basements and attics. The attics gave more living space. I couldn't believe that they could make a single wide 2 story. I would have liked to see more of them in different sizes. I currently live in a 2 story house, but it means we have to have a stairclimber to get me up and down. We just had a maintanace call which just cost $265. So if I move again, it will be to one level. But it was amazing to see.

Love this for a small home. I'd like to tweak it just a bit, make the master bed a bit smaller, then move the bath down a bit, & then you could enlarge the 2nd bed just a bit & possibly a bit more room for the laundry area upstairs. The island needs to have seating in the kitchen .. Thanks for showing this size Chance, it's hard to find something like this in indiana close to us to walk through. They all look cheap here & don't have drywall.

I like the idea of a 2-story single, but wasn't real crazy about the water heater being upstairs. Didn't see much room for a TV either. It's nice though. I would like to see the 3rd bedroom option. Loved the verse at the end!

I think this would be a perfect vacation rental to use as a second income. If you found a perfect location, maybe add a fireplace and a porch and have a nice river or lake nearby, this could generate quite a good sum of money.

I can't believe these are Commodore Homes. Many years ago, I managed multiple lots for Schiavi homes and sold so many Commodores. Unreal how far they have come. Kudos. I lived in one at one point. I do remember my Commodore Reps name was Tom. What a great guy, I know I went to the Bahamas with you one time, maybe Puerto Rico? It was a long time ago.

I would definitely like to see a main floor bedroom. With a master bath and laundry room, one floor living. I'm not a fan of the kitchen layout. But I do like the idea of a 2 story, 3 bedroom, 2 bath. I have a design layout in mind if they're interested.

I can see a young couple or an active older couple living in this. Unfortunately, my stair climbing days are numbered. I must have a master bedroom and full bath on the first floor. But just because it isn't for me, I can see others loving it. I would have when I was younger and our son was young. Thanks for showing us options! Our verse of the day came from Psalm 20, verse 7. "Some trust in chariots, and some in horses: But we will remember the name of the LORD our God."

Pretty cool setup for single person I would change the color options based on customized choices given by the builder but beautiful for a lake house on a nice set of property

I have lots of thoughts on this layout. First I would not have the island but would have the countertop with sink along the wall against the staircase wall. The full length giving more counter space and more cupboards on the wall. My pet peeve about almost all houses are the cupboards above the fridge, extend them out to the edge of the top of the fridge, easier access and more storage. The pantry next to the fridge also extend it out to the edge of the fridge. I noticed their is no coat closet on the main floor, which could also be used for your vacuum cleaner, broom, mop and bucket etc. So make a nice size closet from the back door to the back wall instead of the coffee counter in the back. Also probably raise the back window and put in a bench seating against the window with chairs on the opposite side would make it a very cozy sitting area. Also the side of the kitchen with stove, extend counter top right to the window frame which would also give another spot for a cupboard up top. Also cupboards all the way to the ceiling for extra storage or a nice place to display your pretty things in cupboards with glass fronts. I guess all this would also add to the price.

Basically a short single wide trailer with an upstairs. Good for a vacation home on the lake or in the mountains.

Pros You can extend the downstairs to include a master bed/bath (a necessity for anyone over 50) 9' ceilings in downstairs That's it, nothing else about it that is a pro. Cons No coat closet No wall for TV in living room. The stairs take up the only wall that didn't have windows. Countertops look too thin and cheap No pantry There is room for another "pantry" cabinet, should include it There is only 1 full bath, no ensuite bathroom for master Guest room is so small it's not usable except for storage. There is NO storage in this house so the guest room would be for your vacuum cleaner, mops, cleaning supplies, Christimas decorations, books, etc. Washer and dryer are UPSTAIRS, at the top of the stairs (fully on view from the front door and living room). I don't want to be lugging laundry baskets up and downstairs. If my master is downstairs (as in option) then I don't want w/d upstairs. I also don't like stackables. If I extended it to a downstairs bed/bath, then I would want the half bath replaced with a "laundry room" with washer and dryer facing each other, not stackable. Tiny Master closet The price is $186k???? It's a shoebox on wheels! But I love you, Chance!

Totally agree with you! And what a bad day it would be if the washer or the water heater upstairs sprung a leak… because we all know particleboard does not like water😂

Beautiful… But if a hurricane, storm would come it would be so scary. So I would feel more comfortable in a double wide with up stairs.

@@maryjanewolfe5285 maybe so, but the way they build a foundation and they also tie them down. Sometimes these homes can be stronger than a regular home. I actually had a Home similar to this that withstood a category four hurricane in Texas. Luckily I’m alive to tell you that. Enjoy the weekend.

I’ve done some serious research on these homes, and I’ve lived in two of them, I am looking for one possibly two for a property I have, and Port Lavaca Texas on the water that I bought but building is too expensive right now and this right here looks like a dream come true and I do know that they put them down to withstand winds up to 180 per miles per hour which is more than a category four so there is hope. @@Lauren1988 A true modular home is stronger than conventional building. I don’t know what their definition of modular is. It appears that because they stacked prebuilt section on another prebuilt that is modular. Versus every one being a prebuilt section.

I like the concept of this one, but I think I would have liked it better had the kitchen been all the way to the back to utilize having more counter space as you're losing space with the stairs. I agree it would be nice to have a bedroom downstairs. Thanks for the video.

I will always "like" your video's, but this just looks like a two story apartment to me. I would not purchase a home like this, but I'm older, so single story homes are my preference.

Hi Chance..This is a nice house , However they need to move washer and dryer downstairs because of water leaks..I grew up in a trilevel home and trust me you don’t want this problem .,The water destroys the second and first level….you can use that space for storage upstairs..😇🙏🦋☮️✝️🍀🌈🌸❤️😎

I've researched this a lot because that is what I want also. Yes, they can but most mobile home companies don't have the equipment to do that. You have to hire an actual house mover and they have the equipment along with the necessary insurances. Idk if this particular company has the equipment.
