Hey Jaspreet I’m in the military and considering using the VA loan or first buyers loan to get a home to rent out. My question since I’m new and don’t have a ton of money, do you think it’d be worth getting property or just using the money that would’ve gone towards the mortgage in investing every month? Old apartments with high assoviation fees are selling for $170 000 to $200 000 here it's crazy. I won't even mention the house prices it's crazy. Went to college, make 70k a year, just had my first kid, good credit, money down...paying 400k for a 300k a house is ridiculous. When looking at a physically distressed property, make sure to bid as low as possible. Don't try to overbid in fear of someone else getting the property. Don't skimp out on an inspection to speed things up. A family member bid well over asking price and possible over market value to ensure he got the house. Now we are stuck with a MASSIVE fixer upper. Poor construction (roof and outside walls), plants from the outside running through the walls and growing on the sheetrock inside, partially collapsed roof, live termites, the list goes on. I lost a lot of time helping my family member with that house. Time that could have went to a side hustle to generate more income. Time that could have been used for relaxing. Take your time when you see what you think is a cheap real estate. If you don't, you will most likely regret it.

I've purchased two physically distressed properties in my life and let me tell you, getting any financing to do repairs even with good credit, even so far undervalue... Is no cakewalk. I lived in the shed in the back yard of one for almost a year and I still don't have flush toilets or running water. These investments are not for the weak of heart. You need to have money, an investor with money that is not a bank, or friends in the trades. My wealth is in friends. The grants they offer are often more expensive than just paying slowly out of pocket. Paying slowly out of pocket can get you municipal ordinance violations due to owning an unfinished property. They get you coming and going with these. I know people who have bought property like this and it sits as dilapidated as when they bought it because the local government won't let them pull permits. This is some of the riskiest investing you can do if you are a lazy researcher. Keeping in mind you can never research enough to see all the problems coming your way when you buy physically distressed real estate. It's like buying those brown paper bags for five dollars with a mystery toy inside that they sell in up north tourist towns.

Generally speaking, I agree with these five steps. But in this market the only thing I've seen come close to what you're describing are investors who start a project and right in the middle of the renovation they quit. So now they want top dollar for a house that has Been torn apart-- no bathrooms, no flooring in the kitchen, etc, I guess even investors, especially the newbies, can run out of money. Unfortunately, it's very irritating to see a house in that condition when you're trying to buy something affordable and you would've bought it in it's original state, but the average person's not going to want to buy some thing that now looks like a money pit .

I'm somewhat against looking for "cheap" real estate, it's like buying a lemon supercar, people on KZbin can make it work, but not really something we wanna do. This is a team effort investment. and will bleed money before seeing a return, if not doing it full time or have a budget for these houses, it's really easy to loose money. My properties are pretty well maintained, and I have funds to cover unexpected costs, and I'm working with a trusted realtor still gave me a lot of headaches. I can just imagine people without these resources will go through thinking this is a shortcut to wealth.

I played the long game last time. Got my house for $30k. Now worth $250k, but the real value: I'm by a lake and all my neighbors are rich, old, and beyond nice and generous. Just looked at a pre auction house. Hasn't been lived in for over a decade. Roof has been leaking into the wall and ready to collapse. Was considering offering a dollar.

6th way to find great deals in real estate is to buy from New investors who didn't hire a great real estate broker first to help them with the first 5 ways, and bit off more than they can chew and need to sell mid way through their deal because they have run out of money. Partner up with them and you both make money.
