Everyone in America should have an emergency fund with 3-6 months worth of income. What people don't realize though, is that once you become a business owner or you own real estate as an investment, that you need to include the necessary expenses, and possible lack of cash flow when the business isn't making money or when the property isn't rented.

I think that’s a terrible idea. People have been waiting for this miracle crash since like 2016 and continuously miss out. Trying to time the market you will just lose time in the market. However, this particular market is an exception imo. Probably best to wait until people stop paying way over asking price. I don’t think prices are going to suddenly tank, just that people won’t be paying over asking price like this anymore

Can you do a video on how to get an out-of-state rental property? How much of the rental team should be in the state of your property? R.E. Agent, Property Manager, and Contractor all make sense for them to be in-state and I'm guessing the Attorney too since each state has different laws with property and each state is either tenant-friendly or owner-friendly.

I'm just a random guy on the interwebs, but as I understand the Starker deferred "EXCHANGES" (aka 1030 exchanges), the answer would be no. I believe the funds must be used to purchase a similar or better kind of property and it has to be done within a certain period of time.

In North Texas just 100 miles away from Dallas, in rare occasions homes under $40,000 show up on the market. The issue is that those homes sell within the first 2-3 days. With just $8,000 I can sign a mortgage but while I have excellent credit score, I have no credit history that dates at least 12 months back so I have a hard time finding a lender.

I have the VA home loan, so I will buy 3b/2ba single family homes, live in the master, and rent the other 2 rooms out. The VA loan allows me to pay $0 down and still avoid PMI, so it's a pretty nice perk. After a year of living in the home, I can then refinance to a traditional, fixed rate mortgage, rent the entire house out completely, and use the VA home loan to buy another home for $0 down. Rinse and repeat.

I invested 1000 about 3 years ago and increased the worth by about 200 and change mid way though last year. At that point I started auto investing an additional 100 a month. I have no complaints about the platform, aside maybe from how long it would take to pull my money out if I wanted to for some reason, but that is to be expected.

In the second example, you are getting a Higher Cash-on-Cash return (12%), but much lower Cash Flow/Pocket Money!! ($200 per month).. Most people would go for more Cash Flow/Pocket money! even with a lower Cash-on-Cash return.. This is why example one would be more attractive to most people! Cash Flow/Pocket Money ($583! per month), lower Cash-on-Cash return (7%). Therefore, the more you put down, the larger your rental Cash Flow/Pocket Money could be.

Nah, depreciation is a loss, which cancels out some of the profit. Its only fair not to pay taxes on losses.

It's bad semantics, he promotes the notion of property appreciation, while in the same breath tells us property owners get to write off depreciation. I'm not opposed to home owners and property investors getting a write off, I'm opposed to this tongue in cheek bullshit semantics that aren't real.

@@delbomb3131 Houses don't necessarily appreciate. Regardless what the market does, every year the house is decaying over time. Houses may appreciate when the market wants them more, but at the same time depreciate because of wear and tear. I understand what you're saying, but he didn't make the rules - he just plays by them.

Not everyone even wants to own a home. There's plenty of young professionals who want to start a career and move between different cities as they change jobs. Someone needs to rent to those people, so they can have a place to live. It's okay for someone to get a small return on their money in exchange for providing a place to live for someone else.
