Nice advice Alice! Another strategy is if you have a 25 year mortgage wait until interest rates go down and refinance to a 20 year or even 15 year mortgage. If rates go down enough you can sometimes plan it so that your monthly payments are the same as the original 25 year. With ❤ Rikki.

Our founding fathers setup the system to be semi annually NOT in advance. We max out our lump sums every year, set to pay off in 30% of the time
