The larger one is super cool. Love the technology features. But I'd really like to see photos of actual homes. Like you, I'm always a bit suspicious about builders with no actual show homes and just designs. That means they haven't gotten the bugs out of their build and test and production processes or really understand their costs and supply chain. There's a lot of risk for someone prebuying one of these. I wouldn't want to be buying the first one off the assembly line, but I hope they do well. Great concepts! Thanks!

Prefab structures really only save you building time. They never talk about the costs outside the structure. You still need a foundation, utility hook-ups (which can involve a lot of trenching), then there are transportation costs to get it to your site, plus a crane and crew to place it on the foundation, and how about the cost of the site itself? Now if we're talking about California, the cost of the lot alone can approach a million dollars so it wouldn't make any sense to put an $89,000 prefab on a lot that expensive. So I'm not against these cute prefabs but stay grounded in the realities of ALL the costs involved not just the price on the web site.

I just moved to California, and would like to clarify: - You can buy land for reasonable prices, within ~1 hour of major cities like LA or San Diego. - Reasonable = under $200,000 - Now, if you want to live in highly populated places, then you are north of $1M. But that is the same in other popular places like Atlanta, NYC, Boston. And I assume also same in places like Dallas or Austin.

I do a land search and I want zoning and gas water and electricity and sewer or septic. Thats everything I want. I did find an actual land company I'm my state. @@KerryTarnow I've been considering a tiny home for a while now, I have the space for it and have been waffling between prefab and custom built. Prefab is the best option in case something happens with the property and I need to move it. My roommate is 71 and medically infirm. She's not bedridden or anything, but we both know she won't live another 10 years, so, the house would be like a suite for me, and complete living space when I leave. I need something affordable, so, $500-800/month, considering putting more than that in savings for a while if the manufacturer does down-payment and financing. What I'm getting at, is you have helped distill lots of information into something that's actually helpful in a very practical way! The 1st video I saw was debunking the legend of the tesla house! That one hurt, but opened my eyes to the amount of fluff I'd have to sort through to get useful information. I can't tell you how useful you've been in such a short period. I subscribed to your channel less than a week ago and because of your efforts, have helped me plan better financially, as well as figuring out the style, size, and amenities of the house I'll end up with. Whatever it is you're planning to accomplish, I believe you'll do, in short order, sir!

I would like a rent to own option as well. I have been looking at single wide manufactured houses and there are 3 bedroom units in that price range. they aren't smart houses but certainly bigger

The minimum sq footage of a home in GA is , according to some sites, 70 or 320 sq ft.... Its fudggy on the minimum per any state; yet, some states are blunt and say it while some other do convoluted BS that confuse you on the size a dwelling has to be to be considered a home on its own.... If you call any govt office or person working within these departments and ask they may say it but ask for a law, mandate, regulation, or something that gives you legal backing behind the tiny home being a home on its own... also see if you can be grandfathered in if said bill should change anything... I mean you don't want to find you spent money and was good under the laws but they change them later and trying to force you to move the property or tear it down.... In other words, people suck so you have to protect yourself against it.... LOL🙃 What a Great time to Be Alive.... LOL😬... I also looked at the website and it look like a cash grab to reserve renting or buying the object... I am not sure you would want to spend as of yet until you can confirm this is legit. Also, is the renting a rent to ownership or what... I mean you still don't own it and what land will it be located on since you don't own it and if you should not be able to afford rent. Is it all locked into contract on that being the price for as long as you renting it.... does it transfer... something like that of NY's renting laws. I would rather buy over that option to be honest but there's no product to buy as of yet.. I may end up paying more later if it is legit just to reserve but that is something I am willing to risk because this company is barely up as of now and the site is lacking a lot of information.

While Roombus appears to offer some really affordable solutions and cool tech, in terms of roominess, interior space, and overall aesthetic, I'd have to go with Mighty Buildings 'Super Quatro' model. They're designed with consideration to affordability, functionality, and family needs. I think if Roombus offered modular rooms connectivity to enlarge their homes as needed, its products would seem more appealing for small families as well.

Shipping overseas is added to unit price and is still under cost of most other units of similar size and luxury made in the states. Then transportation to you is separate. Looks more like a software company trying to figure out how to build an electronic house. So far they've built precisely one unit, with no shortage of hype, pushed-back announcements, and digital 3D renderings. Vaporware wrapped in melamine dreams.

Can you combine two? Also I’d like to stick the kitchen on the end, living space in the middle and the bedroom on the opposite end. If you can combine 2 models, I’d make the smallest model solely bedroom and the largest as bathroom, storage, then living room and the end as kitchen. If the combined 2 models make a L shape, you can make a semi courtyard for outdoor enjoyment, like a patio.

These are okay for California, but the flat roofs aren't going to work in snowy regions. They have the solar panels up there at such an angle that they would be completely covered with just a 6" snowfall. And do you really want that whole bedroom wall to be glass in a cold climate? *shiver*

Sorry to say this, but the fewer details they present the more likely that it is just shiny CAD File models they have got. Most of these businesses fail eventually when they realise the enormous cost of a factory and a sales organisation.

I love this channel but......... The biggest problem with nearly all of these prefabs is their size. Many jurisdictions will never allow these as a primary residence because they do not meet the minimum square footage of their regulations//building codes. Even many rural areas with lax building codes and zoning want a minimum square footage for a single family home to be 800 square feet. Good luck getting around these restrictions.

Multiple units of most modulars and all containers can be connected-up relatively easily. That would take care of that problem. The bigger problem is with the recognition of the need to house more people on the same amount of land with out going vertical. Several cities are well ahead of that curve, already. It will take time for this to propagate, and I'd guess it won't be that widespread, or even a consideration, outside of major urban centers.

At first sight, I liked Roombus' house better than Boxabl, but after researching further this company seems sketchy. Basically, no online presence, no physical presence, and the founder is from Nigeria, the country known for big-scale scams. Boxabl is huge, large following, received immense financial support from the public and even they didn't manage to come up with such upscale, smart concepts as Roombus claims it did with their team of like five people, seems unreal. Hope they prove me wrong but does anyone have similar thoughts?

I genuinely don't understand the "high tech" smarthome features being incorporated into homes. I haven't ever heard anyone that isn't in silicon valley vocalize their desire for their homes to be tied to their phones and apps. It sounds more likely to ME that "smart" features are a further layer of excuse to jack up the prices to make them feel "premium" with crap no one actually cares about in a house.
