Morrow, Rex, and Ellenwood are nice quiet small cities to reside in.

You are right about Cleveland Ave. being in the hood. An organization I was apart of used to have a annual fundraiser at the golf course on Cleveland and got to witness two cars speeding down the street with the passenger in one car shooting at the vehicle in front in the middle of the day right next to the parking lot for the golf course. Needless to say, that was our last event there.

Looove the way you broke it down here and love your videos!

Those affordable suburbs hv the slowest growing equity since they outside the perimeter and hv subpar schools. The inside perimeters hoods are a better investment. And if you hv kids inside the perimeter zoned to bad schools look into charter schools or homeschooling. Inside the perimeter "hood appeal" is dying out slowly but surely ... moving to suburbs

Ellenwood is in parts of four counties. I think you are referencing the Clayton County part. Prices are substantially higher in the Dekalb and Henry County parts with subdivisions like Thurgood Estates having prices over $750k.
@raymondrileyjr6 ай бұрын
Actually Ellenwood resided in only 3 counties (Clayton, Dekalb and Henry) but yes the median prices regarding Ellenwood are majority in the Clayton County portion. Thanks for watching and commenting.

@@raymondrileyjr I definitely knew it was 3 counties but I was truly curious about that 4th one..lol

I agree with everything you said here, but I do have a question regarding real estate in the Northeast suburbs; Lawrenceville in Gwinnett to be exact. I bought new construction 4 years ago in a very large Taylor Morrison subdivision that is well kept for the most part that offers several amenities in an excellent school district. My community is a complete melting pot of ethnicities but it's predominantly Black and Latino. I've noticed that homes in my development aren't appreciating as much as other communities with comparable homes nearby. What do you think might be the reason? This is probably a loaded question...
@CA-pp5nxАй бұрын
Yes unfortunately we live in a society where Caucasian people drive the market and there is white flight from much of Gwinnett. Areas where whites are in numbers are Suwanee area west of Lawrenceville Hamilton Mill Road Area. Grayson area also pockets in Snellville East of Scenic Highway (129) also Lilburn. Much of the other areas of Gwinnett have had a huge influx of Latinos and Blacks and the housing appreciation growth unfortunately reflects that

Yeah Gwinnett is like Dekalb County in the late 80s...in 15 yrs it well be majority Blacks and Latinos...not to sound racist..im.black..but i see the transition..

Do you work with investors? We’re looking for 1-2 properties for cosmetic flips. I’m in NYC and invest in a few different cities. Then eventually we’re looking to move to the metro Atlanta suburbs.

So I’m not sure if you are familiar with KZbin but in the video description you can literally skip to the chapters you’re interested in so in the future you may want to check the video description. Also, KZbin is long form not short form so if you’re really interested in learning about moving to Atlanta you must take the time necessary to get the knowledge… but Thanks for watching and commenting!

Move to Ellenwood at your own risk . The entire city is a flight path and the crime is getting worse by the day. The property crimes at that.
