Allen, Years ago I found that the best thing that anyone could do with a control panel like that. Is to spend the time necessary to label everything! This makes it convenient for you (and anyone else) when you get that midnight trouble call! Time and money well spent.

Definitely, with matched 'as commissioned' drawings and corresponding automation software (PLC and other intelligent devices) stored electronically with version control... !

I spent some time in plant rooms as an apprentice. I hadn't a clue and was in awe of the guys who knew what went where. One company I had work experience with designed these systems and the blueprints made my head spin.

Not long passed my quals to do rotary meters like that one at the start. Hardest think I’ve ever done in my life learning about it in classrooms and being tested etc.

question Do most commercial separate the boilers from the heating system with a plate to plate to protect them, love to see this as never worked on big commercial in the 39 years in the industry

quite common now where a modern boiler with a high efficiency heat exchanger gets fitted to an existing system with old pipework. the plates do still get blockages sometimes but they can be isolated and cleaned without wrecking the boiler

Yes they do. The downside of it though is: 1. The plate to plate gets blocked. 2. You are down a couple a boiler or a couple of boilers. 3. More actuators and pcb's to worry about. I have a few plantrooms that run on a sort of S plan that utilise a clorifier. I find this is better than a plate to plate. A few of my plantrooms that are not regular for me to work on have plate to plate. Will see if I can get a video of them for you.

Hello mate just a quick one, how do the pump hydraulic crimpers work, saw your battery one working good but to expensive for me but saw and thinking of buying a hand hydraulic crimpers pump as only doing plumbing when needed thanking you keep up the marvellous work john.

Lee do you have any trouble with the self sealing plunger bit on the bottom of the AAV going down too far into the ball on the quarter turn valves?

No. Never. Hand on heart I've never had that problem. If I had I would have used a nipple and another socket (space accommodating)

Where are the flues on those smaller 125kw heaters terminating, the clip was unclear and looked like it was terminating inside the plant room, but that couldn't be? 🤔

They're open flued , what you can see on the side is the air vent. You can just make out the flue in the background, near the red pumps with the white condensate drain coming out.

Bms panels are a nightmare sometimes if someone has gone into it and changed settings without you knowing then you get a call saying such and such isn't working and you have to go hunting about.do you do installs or just mostly facilites management servicing more

At the moment we have had problems with the AHU tripping on frost stats. This also affects the kitchen gas supply. With the temperature last week being so cold it was a nightmare. The loovers on the AHU's are buggered to. SOOOO To keep the frost coil nice and toasty I've had the boilers up to max and the flow + return temps up to max on the BMS. The pumps are old and the over temperature overload switches are temperamental. Hence why they trip. When it gets a bit warmer I will change the set points back to 65. But thanks for asking. Very good question that was and well observed. 👍

My bread and butter this-once you get your head around it, it’s pretty straight forward. Also an rpz tester and can honestly say it’s the most boring job going 😂😅 it’s a glorified double check valve with a fail safe to waste when one fails 😎😂
