I am obsessed with Kirsty & Phil and this series. I love their smart, sensitive and playful personalities. But as an Ontario Canada mom of five who has moved homes many times, and to several different areas, I never cease to be amazed by the British reluctance to move out of a familiar location. Unless it is a slum, each area has its own charm. Curb appeal, safety and room for a family to spread their wings is essential. Having said that, curb appeal can easily be improved with painting the front door and trim, and adding beautiful planters to create a welcome look. Re distance: we have friends and relatives near and far. Distance does not limit our relationship - so what if we have to drive 25 minutes or even an hour or 2 for a weekend visit. It is all part of the adventure. And the reluctance to even consider bungalows boggles the mind. Here they are the most expensive and sought after option. Our huge spaces and distance between cities, and our lack of centuries old homes, obviously factors into our outlook. I get frustrated when I see clients dismiss beautiful options. Anyway, I am hooked, and running out of episodes that I haven't already seen. I have been doing a lot of re-watching, lol!

I am so, so glad the couple with three children bought the house after their own heart rather than the more practical one. Practical is great, but you want to live somewhere that makes your heart sing every time you enter it. I am so much with Tom about not having your couch in your kitchen, or as I define it not having your stove and sink in the middle of your living room. I like separate rooms, thank you very much. It must have gone against every fibre of Kirstie's soul, she who is The Great Demolisher, to deal with this requirement, but she kept her mouth zipped about it like a trooper. Unlike the prospective buyers, I did like the first two properties she showed; but then again I don't know Bristol and its housing stock, so I can't know what the buyers expected.

What a gorgeous Edwardian house that really was .I would have instantly snapped it up, EXCEPT for the lack of car parking.And the busy road. I am normally led by my heart, but that called for a 'head' decision .For that reason , I'd have bought the 6 bedroom house on the quieter Estate.

It’s interesting how long it takes to settle in the UK. In these episodes they can buy then take 6 months to get into the property. In Australia it’s generally 30 days settlement (aka, get out) unless otherwise negotiated.

It's completely stressful to buy a house in England , Wales. (I don't know about Ireland, having never lived there) Scotland has an even more stressful deal, closed envelope bids, where you have to wait to find out if you're successful. In England and Wales, where we have bought property, the whole thing can collapse right to the day of moving. Before the money has transferred and the actual last minutes to sale completion. People can pull out, right until then, and you're left without any compensation. Whole chains of sale can crash.!! We live abroad , now, and as 1st time buyers we were fine. This coming year, 2024 , we need to move house as our son is now, sadly, wheelchair dependent. I'm stressing already , as I'm unsure how it all works with a 2nd house purchase here. We've also lived in Australia. There ,we rented until we were certain we wanted to settle forever. We didn't! Houses are absolutely ridiculous prices, Normal, even horrible , bog-standard houses go for starting prices of over $1000,000 AD , There are MANY people waiting to buy every house, at open house viewings., all glaring at each other 😢 It's a cutthroat business

When we sold our first house, a new build , a man offered to purchase, We agreed, he pulled out weeks down the road. He did this 3 TIMES.! We were young and gullible!! Or just plain stupid 🙄🫣. After the 3rd reduced offer, we refused to sell to him. He then tried to increase his offer a little. We'd had enough , though , and said "do one". Refused to agree to a Sale under ANY circumstances, with that guy. (I wouldn't have trusted him with an offer above the asking price!! Who needs that constant messing around and stress?) He COMPLAINED to the Estate Agent, that we wouldn't negotiate with him. ??! Tough Luck, mate!

At the end, I lost track of which house the couple with 3 kids was actually bidding on, and I was happy to see they went for the nicer house. In quite a few of the Location, Location, Location episodes we hear that the vendor changed their mind and decided not to sell. I don't think it's that easy in Canada, or is it? The Agreement of Purchase and Sale is legally binding; it would be nice if a realtor could weigh in how this works outside of the UK.

Have only bought and sold my own houses several times.)_ You are correct about it "...[not being] that easy in Canada...", or you might say it's actually much easier, depending how you mean it. In Canada, there is *no* _'ahhhh....I just think I'll change my mind and cancel the deal because.....ahhh....I feel like it this morning'_ nonsense. Here, you make an offer to purchase at whatever price and conditions *with a signed contract and a cash deposit of 'x' percent.* Then, let's say the seller accepts that, then they also *_sign a contract_* and that's typically that--- *the deal is not easily broken.* *_If_* the buyer decides to back out of the deal, they typically lose their $5000. / $10,000. (or whatever the deposit amount was) to the seller. I'm blanking what happens if the seller wants to back out of the deal like the stupid seller did in this episode. My gut feeling / memory is that it's virtually impossible for the seller to back out once they sign the acceptance of the offer to purchase, but something tells me they'd be sued in court. Luckily it's never happened to me. This British 'system' of property buying and selling isn't even a real _system._ *It's actually just a random string of events* which only with great luck ever result in a house sale being closed on. It's beyond belief they ever started with such a 'system', and more incredible yet that in the 21st century they're still going with it.

I would have bought that house at 21.02 overlooking the park. My friend lived there, had some great parties in that house. For 140,000 today that would be worth more like 380,000

@@elizzy8754 but they said that despite having more rooms, both houses were equally big. This family might have preferred bigger rooms rather than more rooms but smaller. Anyways, each person has a different preference, but i can totally see why they went for the cottage. Parking should not a problem while they've got only one car and it's at least 10 years left until any of the kids can drive.

People drive me crazy. Houses do not have 'character' - people have character. Our first house was an 'old' one built in 1875 & our current one in 1938. Also the mother of three could get a job as the boys are all in school all day.

Don't believe that "Location, location, location" stuff. Have the home you wish to buy inspected. A home anywhere can have leaky plumbing, a dangerous furnace or bad wiring. New paint and nice clean floors make a house look fine, but they do not guarantee that the house has been maintained right.

Deary me oh deary me! The standard of British houses is so dreadfully bad! And all that seems to matter is sizes of rooms, while no one is concerned about the standard of building! All the houses are so uninteresting from an architectural view and basically all the same and with back gardens from hell! Guess you are so used to these boring places and just don’t know any better! Just a huge nightmare all these houses all being the same, a horror so say the least!!!

I think this couple has a very solid marriage. They are buying a house together as a family. They listen about each other whishes but not wanting to put the whole family in trouble by paying to much for a mortgage. Who cares how they look, as long as they are happy together.

No longe dedicated driveway is just such a strange thing to me, here in the States! For 4 hundred thousand dollars, they should get an acre of land, not see a neighbor, unless it's a planned community, and also definitely have a driveway, and a garage. For that kind of money, they have nothing in the front, no front yard, they are on the street with little leeway, and they can't even guarantee that they'll get a parking space?😮

Yeah, in the US you get your driveway. Unfortunately, many cities are not walkable, have no public transport and shopping is confined to soulless malls with chain stores. A little tolerance goes a long way. Plus the comprehension that many, if not most Europeans do not regard the US as a superior country to live in.

Not where I live! (Suburb of Seattle). You couldn't get a house for $400,000 here now. Not any more. A new build up the street (a big 'box' without any charm whatsoever, not much in front and little in back because the house ate up all the space) went for OVER 3 million last summer: Insane. Just completely, stupidly, outrageously insane. No swimming pool, no 'garden' to speak of (just lawn), no land, nothing special AT ALL... just a zip code... and people with stupid money.

It’s the UK, hon, lol. Most of the houses there were built before cars even existed. No duh you’re not going to get a dedicated drive away or garage. You would have to literally demolish your neighbors houses to get that.
