Many of those turns are going to be too tight for 5th wheel campers. I wouldn't chose a park with that layout. The counterclockwise direction you showed does not allow for backing in at the top or the right side. You need to sit down and rethink the direction with actual people that pull rvs

It's such a cool project, and I love the story of how the property got its name. I know you said the tree has been protected during construction but have you considered barricading it off so possible jerk visitors don't damage the tree. I am sure most ppl will be respectable, but it would be such a bummer for it to get damaged. ❤❤

Wow exciting! I ran a campground with pool, RV and tent camping for a number of years. My top piece of advice: put a spot aside for a camp host. For a free RV spot there's lots of dependable retirees willing to live on the campground and take care of the guests after hours as well as see that people are respecting the quiet hours. Yeah thanks for that! I'm signed up with a camp worker site but I still want a manger in place to oversee the workers/park itself so I don't have to be called in to do it. With so many other businesses on my plate already, I don't have the time to dedicate to it. I also have a 1/1 apartment available if the mangers wanted to live in it instead of an RV.

I'd consider putting up some big repros of the pictures of your grandparents near the buildings, on the buildings themselves. I always love seeing the history of a place come to life, and with something as anonymous as an RV park I'd really appreciate seeing how they used to live there.

Your team is correct about chickens. Peace & quiet sells best. Management needs to be firm, politically adept at handling complaints & constantly working during working hours so they are seen & respected as working for the residents. We hired spectacular managers when we opened Havasu RV Resort, and it really made the place smooth running.

@AprilWilkerson our ideal managers profile: husband & wife that can work together (not all can), she had successful banking experience so familiar with rules, paperwork & customer service, he closed his muffler shop to travel by RV so he was handy with a wide range of maintenance. You can advertise with FMCA for targeted ad money. Also advertise locally, and older retired couple that did contracting might also be ideal

@@AprilWilkersonThe other consideration is chickens are a primary transmitter of bird flu, and that opens you up to a liability. Plus, any livestock, etc. introduces smells. Now, a big bang for the buck would be planting beds. Nothing says Central Texas like Bluebonnets!

@AprilWilkerson You could provide an RV/car washing station at the beginning of the property to remove any road dirt or potential cross contamination. The farm down the road told me to protect their critters from diseases from other farms...they restrict vehicles after a certain area. How about an agility course to go with the dog wash? I often say normal is no fun! I love your quirkiness! You love your chickens and if you are going to provide a store...you can easily sell fresh eggs! If you put in a bakery/cafe at the beginning of the property, people driving by will add to your business and definitely use eggs! Your park would be full all the time. Just hire local people to run it. Have you considered a small woodworking school for the weekends? Have pre-made kits for sale. I forget how much property you have but you could rent out golf carts, making the whole place more friendly for people with disabilities. Another source of revenue. I hope you find a great manager...maybe with a partner and teenagers who can also work around the place.

I live in a retirement park with a RV section. There are reputable people who wash RVs and mobile homes for a living. She could outsource that aspect. It takes a lot of water to run a car wash.

I did look into the possibility of adding in a spot to wash RVs, but water is the big resource there and doesn't work with my park. Maybe if I transfer to city water one day, but right now I don't want the reserves on water it would require. Good thinking though! I do love the idea.

Water is the real issue here. Lake is a reservoir and for flood control. Currently, no open public boat ramps due to low lake level. Surrounding growth adding pressure for water. Good luck, hope it all works out for you.

As an avid RVer for the past five years; based on your time line that you mentioned, I would suggest that you divide your "spaces" into multiple tiers. (Those with shade, pull through, etc.) That way, as you build canopies, add fire pits, you can charge a little more for those sites. (Take a look at "The Vineyards" in Grapevine, Texas which is owned by the City). Another thing you to need to add is some sort of trash collection; whether it is dumpsters, or a place to hang plastic trash bags outside at every camp site. The State of Texas incorporates an outdoor fire ring, table, and a pole with a hook that can be used to hang lanterns or trash bags. Another great "feature" would be hiking/biking trails around the property. I wouldn't speed any time or investment in internet equipment! Most dedicated RVers already have that covered. The hole idea of going somewhere in an RV is to get away and back to Nature. My last suggestion would be that there is a huge volunteer group of couples (Camp Hosts) that travel around the United States that will volunteer to work a few weeks at your property that can help out in multiple capacities!

Congratulations April!! This is exciting to see it all coming together. On the chicken issue: stere clear of getting chickens. Bird flu is out and about and the fact that it can be transferred to humans is good enough reason to not have them in the RV park. To date there is no evidence that bird flu is contagious from one human to another but it could be possible. I love the garden idea and the dog wash station. Maybe a small play area for kids??

Yeah! A new campground! We’ve been wanting to visit Hill Country. You have some great ideas on what should be in a campground. I kinda wish I could take all of the unusual amenities that we’ve seen at campgrounds and make them a necessity for all campgrounds. Shade canopy ✅ dog washing station ✅oak trees✅chickens❌

Some unshaded sites are good for rigs with lots of solar (and starlink) A big thing I'd love as a full-timer is a shop space. Even without tools, work surfaces are hard to manage on the road and some parks frown on doing projects

I spent three years moving around for my job. I chose to live in a nice 5th wheel and stayed in upper end RV parks. If I picked anything up about a successful RV park, it is these: 1.) All staff and contractors have to treat residents as valued guests and NOT temporary trailer trash, 2.) There is a fine line between personal space and clutter. Residents need some leeway but you have to have your rules and enforcement tight enough to keep the lots from looking like they were decorated by Fred Sanford, and 3.) Noise. Again this is a balancing act. But allowing a very good customer (pipeline construction company) to hang an 80" flat screen on the rear of a quarter million dollar class A and set out 10 lawn chairs to hoot and holler til 11 pm watching Sunday Night Football will soon show up in your reviews and occupancy numbers. Best of luck on an adventure worth taking.

I would highly recommend to add the dog wash station because people do travel with their pets in RV. Also, car/RV wash section would be good. Make sure to provide the shades for the people who are not used to the heat. I am happy that you are coming up with ideas to accomplish the goals.

There is an RV park called the Whistle Stop campgrounds in Marshall, Wisconsin that looks similar. The one addition they have to attract others without RVs is a few tiny homes. Just something to consider if you haven't already.

April, any plans for a storm shelter? I have a plan to use a shipping container underground but NOT have the dirt touch the side walls (as its not rated for such) and then ancor down with concrete post underneath. To keep the hole from filling with water, you can construct a flat roof that over lays the container and soil with a slope. The steps leadiing down to the container will obviously collect some water so youd have to have gravel and some pumps to pump out as it collects. This is gonna be my economic solution for my own RV park here in west Texas as the container is high capacity.

Medina Lake is an agriculture lake, so all the farmers and ranchers have free access to the water. It goes very dry surprisingly fast even after it fills to the top.

I'm about 20 minutes from Canyon Lake and the area is growing quite fast.. Canyon Lake has quite a nice small shops and attractions too. The lake is a bit low right now but hopefully 2025 we'll see a bit of rain to fill her back up.

I really recommend leasing sites to as many owners as possible. It’s guaranteed monthly or annual income, builds that sense of community you are looking for. Bonus for making deals with local watering holes and restaurants so members can get a gift card to spend at these establishments. Saw one small city in Oregon offer a citywide giftcard that every participating business would honor. Neat idea and kept the money in town.

Some places don’t allow the rv to be ten years old or older, or be a bus, I have a shuttle bus that I have put thousands of dollars in to it , it has a full bath, kitchen and three beds and have been denied entrance to a park.

Nice to see how it's progroessing along. I did have a few things I was curious about: 1) A quick glance at satalite views of the area around that lake shows it's littered with RV parks. What made you decide to chose an RV park as a business for the land? How sure are you there is the demand in the area? Is there perhaps some local knowledge involved, e.g, you've seen the others get full often? 2) if your not sure about demand, have you done, or do you plan to do things to try to make your RV park unique or have a competative feature compared to others in the area?

Near your dog park ....Human park with swings, slides a large area with covered outdoor kitchen and seating for community events, not super expensive and will allow monitoring of the dogs at the dog park.

*No pool (Heated or non heated) & (covered or non-covered) unless you have fencing all the way around it.... but also think safety reasons, re children climbing over and drowning. Who will be responsible re chlorine and code brown clean ups (as pool must be drained if code brown)? Yep kids can disappear real fast. Set up a kids playground area (one for small kids and one for the older kids), so they have an area to play on, instead of being stuck inside the RV with parent/s. You will need great management teams who will end up being on call 24/7. Having followed you since day one, you have come a long way... So I want to wish you all the best in running this business too. 🙂NZ.*

Love it! Looks awesome! I’m from the Midwest but lived in San Antonio years ago for a short while. I visit every couple years. Dear friends have moved from Spring Branch to Johnson City which is where I visit. My dream is to retire in Boerne. I love the Hill Country! All the best as you work towards your opening! April, I love your work and channel; this is very impressive. As someone who uses a scooter or wheelchair, will you keep that in mind, too, for any communal areas? Ramps, grab bars, raised toilets, extra no seat at a picnic table - that sort of stuff. You rock!

I'm so proud of you! Yes, for the chickens!!! I'm sure there will be residents who would love to feed, care for and gather eggs from the chickens and deliver them to the camp store. We live in Temple, TX. We will visit for sure!!

Congratulations! Understatement saying that you must be excited. We are in the process of buying our first RV and have plans to visit both Texas and Arizona. One question, wheel chair accessibility? Our oldest son is non-mobile.

It’s such a shame there is no access to Canyon Lake due to the continuing drought. I believe the last public boat launch closed in October.

This is so exciting. Would love to be one of the first guests. I have a 36 ft class motorhome and love to get back to the Texas area for a visit. I was stationed at Fort Hood from 1986 - 1990 and always loved that area. Plus I’ve been a follower of your channel for several years and learned so much from you and love how you are such an inspiration to women! Look forward to seeing the opening of this RV park.

With all those RVs maybe an emergency shelter? I was thinking a Quonset hut but with 8 X 8 timbers and a catenary surface not a half circle. Lots of emergency supplies inside. Good luck with park!

I just now found (and sub'd) to your channel. We are building an RV Park in Pottsville, AR right now as well and hope to be open by spring 2025 as well.(Edens Landing) We only have 41 sites (26 pull thru) but know all about what you have just did (and spent🤣) You have done an amazing job of trying to preserve as many trees as possible and laid it out the park very well too! Please feel free to stop by sometime if you ever get up this way between Little Rock and Fort Smith. 😊

I'd say go with the chickens but if your gonna have dogs in the park it might not work unless you kept the chicken in a secure enclosure...say on that 1 acre for the septic. You can offer fresh eggs in the store.
