This video is an update on my previous video on why I bought from Persimmon Homes.
I talk about how I'm finding my Hanbury home so far after being in it for a few months and going through the 7 and 30 day snag process. I did use the retention scheme, so I talk a little about that in this video.
This video is my own opinion and is not sponsored in any way. As mentioned in the video, different people will have different experiences because Persimmon is a nationwide company. I can only speak on what I personally have experienced on the site I bought on. There are both positive and negative groups online where people discuss their experiences with this company and you can research further to find out a little more about what people think.

Congrats on the growth of your channel ❤ One of your first videos inspired me and my husband to buy as we had a small deposit and wanted to get on the property ladder.We completed and moved into our new build home in Sept. Ours is a Bellway development, really well known here in the South West of England. The layout is actually very similar to yours (3 bed semi, red brick). So far we love our home. Only snag we've had is the plumbing under the sink was loose so we had a very small leak. The garden boundary fence was not done properly (went into our neighbours land) so we lost a tiny bit of garden 2 weeks after moving in which was disappointing but it was a wheelie bin size so not too bad. We've also had some small green mold on the skirting which I cleaned off and it's not returned. So far so good 👍🏿 New builds get a bad rep. We love period properties and will definitely buy an older house later down the line but for now it's perfect.

Congratulations on your channel growth🙌🏼 so glad I came across your channel as I’ve also reserved a hanbury, but it’s not due to complete until September 2022😩 would love to have an update later down the line throughout winter when you’re more settled in!

Congratulations!! This is such great information for people buying new builds. I've bought a pre-owned new build (11 years old) yet still have found a snag on my top floor (our ensuite door doesn't close- it's too big)- I can't be bothered to get it fixed and I guess neither could the previous owners.

Your videos are always very informative and inspiring, thank you. I'd love to know whether you'd buy a new build again because I know you mentioned they can be overpriced in one of your earlier videos.

I’m not so sure! I always thought maybe for a forever home, but probably not. The gardens are on the small side and there are a few rules. I’d like chickens in my garden for eggs for example, but you can’t keep livestock in new build gardens! Little things like that! I wouldn’t rule it out though, I’m loving the fresh and clean that comes with being the only owner! 😆

HI, thanks for the great video. I am in the process of buying my home from Persimmon in Ashford, Bridgefield Development and I wonder what Snagging company did you use? or what criteria you use to choose a good snagging company? I believe they only offer me the 7 days snagging period and not the 30 days additional you had, what advise you can offer for me for the demonstration day which should be now in beginning of May, once again thanks for all your advise.

Hey! I didn’t use a snagging company. I plan to get someone in before the 2 years are up so the only snags I’ve given to persimmon are the ones that I’ve spotted and they’ve sorted them all out no problems. You will have 7 days to snag and that relates to the retention scheme (if you’re using it). You will also be given a 30 day sheet to fill out (or you can ask for it if they don’t give it) but overall you have two years to report cosmetic issues. In terms of a good company, I can’t personally recommend one, but I would say make sure you read reviews to see what past customers have said. If their reviews are good, then it’s likely they know what they’re doing! For the demo, you can point out anything you notice, but it’s mostly about them showing you how to use certain things in the house. They give you a form to fill out as you go around (a list of the different rooms) and you can write down anything you notice that you want them to sort. My advice would be to get them to sort out anything that you deem major, but just try to enjoy your home as well because you have two years. Also you can time your request for snags with the NHBC questionnaires you get (the last one is at 9 months). They are very keen to get good feedback, so when it comes through the post, get persimmon to do anything you need before you fill it out. The customer care team seem fine to me and happy to sort issues. Hope that’s helpful!

this is sooo interesting! I was sooo close to getting a hanbury but I got put off by other people's opinions! I need to learn to not listen to other people's opinions in the future!

There's one crucial question for me which was not detailed in this video and there might be a good reason for that or just irrelevant to the subject. I found a very good looking deal with this company but there's one big question which isn't answered where I was looking for the info: are these properties sold as leasehold or freehold? You gave me many good info which I never thought would be good to know (e.g. snagging service). Thank you.

That's a good question! I've spoken about it in an earlier video, but it isn't specific to persimmon (kzbin.info/www/bejne/q5S6gWN5bcmVbq8). They're usually freehold if they're houses and leasehold if they're flats (because everyone shares the same building, so maintenance is needed for communal areas/lifts etc). Even though the houses are freehold, there can be a service charge for maintenance of the common areas of the development (for the parks, cutting grass etc). This is because councils won't adopt the roads and take care of those areas. I have heard of some developments not charging a service charge because the council is adopting the area, but that is very rare for a new build! Even though the house is freehold, you might have to ask the developer for permission for certain things like extensions. This will all be outlined in the paperwork you get from the solicitor, so you have to read it carefully.

I have a mid terrace Barton which is similar to The Hanbury and I hear one of my neighbours running up and down the stairs but that is all at the moment

Ah okay, that’s not too bad I guess! Walls that don’t back onto anything important on each side don’t have to be insulated in the same way. I think I need them to take a look at my en-suite though, because I don’t think I should be hearing the slamming in there. Hope you’re enjoying your home! ☺️

They are still building on this site and the site manager did ask me last week how did I find the house from a noise point of view because I am in the middle. I told him that I do here one of next door on the stairs but that’s about it at the moment I am hoping that does not change.

Haha you’re braver than me! Will be nice to see the clip. The name is based on the name of a sermon I like. Basically love conquers all and that can be applied to anything including property. I like doing renovations and with a little bit of care and attention, run down properties can become beautiful. It’s supposed to be a channel where I do renovations, but the pandemic had other ideas (too competitive, so I couldn’t get one at a fair price!)

I’ve been in this house for 2 years now, moving out in January. Probably just unlucky but the noise from our neighbors is unbareable. The sounds of them walking up the stairs etc is like a loud booming. It rocks the whole house

Yeah I’ve the same issue. I think it depends on the neighbours and types of materials they have as flooring etc. my neighbours don’t hear anything from me except when I play piano, but I can hear them. When the man is by himself I don’t hear anything but the woman is very heavy handed and constantly wakes me up with her stomping and slamming. The noise transfer from their en-suite all the way through to my bedroom is ridiculous. I have a lot of insulating materials like the wool carpet, so maybe that’s why they don’t hear me. They have a lot of pets, so I assume they have something like LVT on their floors. Who knows, I won’t be staying much longer though, I need to sleep! 😫

@@04taylorj I haven’t made any plans to move just yet, but I wouldn’t be opposed to another persimmon home (esp. on the same development I’m already on because the build quality is good and they’re responsive to snags being raised.) I’d just go for the next house up like a hatfield so that I’m detached. I’m not really liking paying service charges though, so I’m not sure my next move will be to a new build regardless of the house builder. With persimmon it depends on the subcontractors. The house I did the interior design on (different development site) had a lot of snags that were unacceptable and I wouldn’t buy on that site (but again they fixed them quite swiftly).

It’s a couple of forms you get to fill out to tell persimmon about anything you think isn’t done properly. They give you the 7 day snagging form on completion and then you get a 1 month one. If you go for the retention scheme, persimmon have to fix everything on the 7 day list otherwise some of the money is held back from them until you confirm you’re happy to release it. ☺️

Whenever suits you over the two years I’d say. My house seemed fine, so im waiting the two years and I’ve just told them bits and pieces I’ve noticed myself. I’ve been in another house and advised them to get a snagger straight away because there were too many ‘big things’ that needed sorting. The people who fix stuff are great at working around furniture etc, but for an easier life if you move in and there isn’t much stuff, there’s no harm in just getting everything done straight away. Also if you’ve gone for the retention scheme, then you might want to put everything on your 7 day list so they’re obligated to fix any issues before receiving the final bit of money. That’s a long way of saying “whatever works for you” 😆

I absolutely hate the fact they tried to gaslight you on the price. I want to say this was an error but I've heard of this happening quite often :(

Oh really! It did seem innocent and they listened back to the recording to check. Once they knew it was their mistake, they were fine about it. Some of the prices in the other streets that were built a bit earlier have popped up on Rightmove now and it does seem as though the price they gave was right! The solicitor I think possibly was being lazy. I think she was reusing documents and forgot to change the price. She seemed really ditsy at the beginning but she turned it around and was amazing at the end. At some point the prices for my street will pop up and I’ll know for sure what price everyone paid for the hanburys in my street. It’s a shame that they do this to others though! 😔
