Both properties look really nice..... But the Abuja property is best in my opinion... better look...more space... better for future investment considering Abuja's status in Africa. It just looks so much better with all the features...and the infrastructure around is much better. But kudos to the nice Ghanaian property too... Nice work West Africa.

To be very honest Steven, I will go with the Abuja property instead of the Ghanan property. The Abuja property speaks more luxury that the Ghana property. Property is all about the functionality and space. I live in the UK where our houses are so very tiny and will not win the lottery, leave the UK and live in the small Ghana property. I love space my brother. Abuja property is it for me.

The Ghana house has great architectural design but overall I would go with the Abuja house. The interior is just amazing and Abuja is a future Africa city.

Lovely properties. However, they are extremely overpriced. For $1 million, one would expect more green space and large private spaces. Based on that million dollar price, it should also include basic amenities such as a pool, braai/grill area, and garages, as well as functionality. I'm simply analyzing based on what I have seen in other countries, such as South Africa, where properties have so many amenities, quality design, and execution for a reasonable price, some might even say "way cheaper" compared to Ghana and Nigeria.

These guys are delusional. 1milllon USD for a box in wuye and yet minister’s hill in Maitama cannot even boast of steady power supply. These are low IQ thiefs marking up the price of houses with stolen funds. This is clearly a real estate bubble that is bound to pop soon.

The house in abuja costs about 200 million naira which us around 500,000 dollars in the official exchange rate. I really dont know why he turned 500k to 1 million

abuja is the clear winner, better roads than accra not so populated, more infastructures compared to accra, ABUJA 100% THEY ARE EVEN MORE BETTER PROPERTIES IN ABUJA FOR 1M$

African architecture in West Africa is interesting 🤔...they have ample amount of sunlight but don't build homes which welcome natural light. The homes are so energy consuming its crazy .... I'm a South African property developer and natural light is the name of the game here ...maybe this is how we differ ,but each to its own..as long as Africa is being developed. #TheGardensAfrica

We have sunshine throughout the year. We don’t die for sunshine. When we get into out homes, we want shade and shelter. When we need sunshine, we simply step out to the balcony or to the compound. I think the craze for sunshine is more in regions that have dreary or gloomy weather . We have it all year round; we take sunshine for granted.No big deal for us.

@@Damian-rt3rt I get you Damian but in terms of paying nearly a million dollars for a home you should expect floor to ceiling windows or at least large windows. it brightens the home and allows the room to look bigger and less dark. With some homes in accra when its daytime but its very dark in the house which means you end up turning on the light just watch tv or work or cook because. make that make sense

@@basementkid I see your point. It is cultural. Like I said, in Nigeria, we are not crazy about sunlight. Dare I say that we see it as a nuisance sometimes ? So, that certainly creeps into architectural designs. I lived in the West for a decade and I valued natural sunlight coming to my house, but here in Nigeria, I find my house “curtained up” all the time. I appreciate the shade my house provides from sunlight; I don’t want rays of sunlight penetrating my house all day. We have sunshine in abundance that we want to be shielded from it when we are indoors. We kind of take it for granted. Also, as regards energy, in Nigeria as you may know, our power sector is to put it nicely, “not as advanced.” And cost of energy, when power is available, is not much. So there is no concern about energy bills. It’s affordable. In fact, most well-to-do people negotiate a flat rate so that you pay a fixed amount regardless of how much power you use. We were not really socialized into conserving energy. I see where you’re coming from- I appreciate your perspective, but this is more cultural than a design deficiency on the part of the architects. If architects are going to a design house with large windows, I would think that the motive will be to have more fresh air in the house, not necessarily to have more sunlight.

The sun is too much... People build to live with less sun... It’s been part of the culture from the precolonial days... Houses were built with small windows to reduce the intensity of the sunlight getting into the house... Most times, an average Nigerian opens the window only for ventilation and when the power is constant and there’s air conditioning, it’s mostly shut... Some people don’t even know what open windows feel like... Cos when you step out of your house, the sun hits you like an avalanche

Frankly speaking based on location and potential of quick Property Appreciation I would go with the Accra Cantonment Property, it's in a prime location that is close to the Embassies so it's always going to appreciate faster and it's a safer location than the Abuja. But if I have $1m USD am pretty sure I will get a more spacious, greener and beautiful home in South Africa or Kenya for $1m USD.

Thats what the video didn't consider as the Accra home in close to the airport as well as most of the embassys in ghana(including the american embassy )and also one of if not the most important millitary base (Burma camp) in Ghana. this alone can contribute to about 30 to 40% of the property cost.

I like the Abuja home outside design and nterior desin. I like the Abuja mansion living room, dining room, master bedroom, master bathroom and master closet. I like the side parking for cars. I wish the fron balconies were bigger. the side balcony is good. I like the Accra mansion Afro Modish design, the floors facing different way is very modern. It reminds me of Tom Kundish L A mansion. The side balconies are very cool. The interior design is to small, the master closet is to small, no inside parking and I do't like community pool. I prefer the Abuja house.

The Abuja home is a better value and has a lift , the overall fit and finish looks better , the Accra home wins only on location . I would like to get the Abuja home in Accra, Abuja home is the clear winner ! thank you for the great video !

Hmm!! I don’t understand why on earth someone will criticize the architectural design of the Accra home 🏡, my jaws dropped the first day I watched the Accra home because of how well architecturally designed and appealing it is, well everyone is entitled to his or her opinion. I just wish Cosgroove could just a little bit ginger their swagger so there won’t be any need for comparison next time. Kudos to you Mr Stephen for once again making a very fair comparison 👌👍

I’ll definitely but that of the the Accra… not because am a Ghanaian but just on the bases of appreciation of value in the future cantoment is a premium location in Accra.. and owning a home there is a pure investment for the future one that’ll double the asking price in just a over two years

Sir Steven honestly, the Abuja property has a feel of luxury than the Accra property. Although the Accra property has a more stylish structure which made the interior space smaller. The abj property is the best, the interior finishing and functionality is superb . Thanks 👍

Considering a preference I'd have to go with Abuja. Really love the interior and design with the ability to show case African art through out the residence. I have a love of plants and water features which I'm sure could be incorporated into the Abuja property due to its size. Not a fan of a flat roof but a slant roof with rain run off into a reservoir to enhance the ability of providing some greenery around the property. Thank you so much Steven for the tour of these two exquisite areas, both of which deserves consideration when looking to purchase a home on the African Continent.

I’m Ghanaian and not being biased. I think the Accra home is much much better than that of Abuja. ASIDE FROM PARKING which the Accra property lack, the Abuja architectural design is so basic compared to that of Accra. I’m honestly not being biased. Just my honest opinion.

Only The exterior design of the Ghana home is Better than the Nigeria home. the interior and finish of Ghana home is mere compared to that of the Nigeria home. Also the rooms in the Ghana house are too small. Nigeria is way better

I'm Nigerian and I agree with you that Accra had the better exterior of the two houses. I think this channel is a little bias since the youtuber and most of his audience are probably Nigerian. I can't speak for the interior as I thought they were both just ok, but not for me as there wasn't enough big windows to let in a lot of natural light. But I think Steven rating the properties was a bit unnecessary and could have just left it to the viewers to decide for themselves since it really is just down to personal preference.

Will buy the Accra one for investment purposes because within two years you can get the money and more. Cantonment is good for investment, that's where all the embassies are located

In some few years, just the land in cantoment will cost more than a million. Cantoment is a very expensive area. I will chose Accra property cos of the area. Anything else can be adjusted.

If someone is to gift me one of either two properties then I would go with the Ghanaian property for two reasons. One for it's amazing modern exterior architectural design and (Two) for it's land resell value. Could resell it, buys the Abuja's property and retain some good amount of change. Lols

I would go for the Accra property due to its central location. The value of the property is bound to appreciate. In few years, I will sell it for 1.3 million dollars, buy the Abuja property and still keep some money in my pocket. This is business mindednesses

In South Africa, there’s a big difference between a million dollars and a million rands, I don’t think that’s the case in west Africa… especially when looking at property prices

@@briantahs1841 you don't tell me what I know, a 500,000 pounds property i saw in England few days a go is juts a 3 bed rooms ancient brick ugly house that is attached to other houses (for those that have been to England should understand this kind of houses) and you want to compare it with a house that is fully automated? Truth must be gold.A m a Ghanaian. The Accra House has an architectural design, but looking at the Abuja house , the building it self is not good for me but the interior decoration is fabulous ❤❤ and I love it

The Abuja property didn't get it's fair share of ratings. It has a lift, provides off grid 24 hour electricity with solar amenities, which incures more cost for the developer. And then i wouldn't rate wuye too low on choice locations for property in Abuja.

Once again, Happy birthday Steven, wishing you a purposeful and fulfilled life. Both houses are great even though the Accra house sacrificed most of it space to the plenty balconies, which literally make the interior spacing smaller. I love the structural design of Accra than that of Abuja, but the lack of space for park cars is an issue, with that been said I would go with Abuja house. Spacious interior, better parking space, better interior finishing.

The property that you showed the inside in Abuja looks very contemporary with technology and I can see why it can impress some people. These homes include the Ghana property are not environmentally sustainable in countries with grossly underdeveloped infrastructure, the design failed to utilise the natural sunlight by not having sufficient windows to use light. Using electric to light up a house in Africa is missing the point, at that price point the houses are too dingy showing off fancy imported lights. I am buying in Rwanda.

I have a lot of the same issues with these houses. These houses are in hot African countries, yet their design did not have enough emphasis on large windows for natural sunlight or solar panels to generate energy. They focused too much on smart tech and not enough on making a sustainable and suitable house for the environment they are in. It's not like London where there is very little room to build wider homes. There is no reason for these million dollar African homes to be so narrow like a London town house.

In my opinion marketimg strategy may have to be looked at honestly; they look like corporate style housing that would attract medium to large businesses and universities from around the world. Families maybe even air bnb or vrbo.

What I like most about these properties are the security system and good electricity, but I don't care much for the style of architecture or the barren environment. I am a nature person, so I prefer a home with fruit trees, vegetable gardens, and lots of flowers. Also, I am great lover of African arts and architectures; I would like to improve on my forefathers ideas.

People are rushing to get these houses. If they don't like it or can't afford it, they have options elsewhere. Lagos, Abidjan, Dakar, and other major cities in West Africa are there to choose from. The fact is the cost of living in Accra is very high higher than Abuja with 1 million dollars u should buy a better house in Abuja as compared to Accra. Accra will be relatively expensive if u want to buy same value as Abuja...for me i think both cities are great but Abuja is kinda ahead of Accra but Accra is the 3rd most expensive city to live in the world...

I love love the greenery in that Rwandan house. Greenery is literary one of the first things I look out for in houses and environments. When I'm ready to start buying houses, greenery would most likely top the list after security. I miion dollar house and you bring a fake plant in a plant jar? Lmao.

Great video as always, Steve. I love both properties but they're well overpriced. With one million, I'll invest in a big house in Texas or any other reasonably priced location in the 🇺🇸. That will come with a pool, enough garage space and greenery, surrounding land, security and other amenities not in these properties here.

Those home are less than $300 in Washington DC area and you have 30 years to pay it off….those home should not even cost up to $100,000 in Africa! With $1,000,000 you can buy more than 20 of those homes here in the United States and rent them out….

And what makes you think you can compare what happens in southern Africa to what happens in west Africa? How can you compare a city like Cape town with less than 10m people and large land area to a City like Lagos with over 25m people and very small land area? What exactly is your problems. Do you know how much it cost to buy land in Lagos or Abuja? Haven't yet heard or seen that the only way to get more land in Lagos now is by recovering from the ocean. You south Africans always behave as if you know everything when majority of you live in shacks and can't even afford the so called cheap mansions your white masters live in.

My humble opinion; u need to compare properties where the value of the land is the same. Im sure there is properties in banana island etc where the price per sqm would be the same as cantoments. That way u can do fairer comparison bro. Definetely where the land is cheaper u will have more space to play with.

You are right, I leave in Europe I have never seen this kind of house here in Europe that I leave, one of my Ghanaian friend ask me to help him look for a house to buy when I saw one then I snapped the phone number in connection to the house and brought it to him immediately he call. Guess the amount they offer for the little and old house of abt 3o to 40 yrs old at the sum of 400k then after buying the house you will be the one to fix the house to your taste. Not to talk about these luxury houses with this amount, those houses weigh too good for that amount, am a proud Nigerian 🇳🇬🇳🇬

If I have the money, I will buy the property in Accra then knock it down to build something more appealing to reflect the cache of Cantonments area then add sophistication of the interior design from the Abuja property. Lastly, it appears we West Africans are scared of our natural environment. Any real estate you find in West Africa with greenery is what the colonisers left behind. Worst of all, the aerial views of some these real estates looks like an American penitentiary.
