In this episode, we will answer a student who is currently studying real estate and he is wondering what would be his future and etc.
This definitely bring me back to when I graduated with my architectural degree, but later chose not to pursue it.

Sharing my understanding discovering the real estate industry as a non real estate graduate, I hope this helps. I would view the entry points into real estate as 2 broad categories - administration/planning and development/construction. The first category involves valuation, agency, property management, consultancy and typically employed in a real estate consultant firm, while the second category involves engineering, architecture, project management, town planning and typically employed in developer and the respective service provider firms. All of these require professional license for professional practice (ie. to sign-off reports, to set up companies) but the employment is not necessarily exclusive to graduates of respective degrees only. For this young guy, you are closer to category 1 as you may be aware from you study. If you are not sure which particular role you like whether is valuer, agent, PM so on , I strongly recommend you to take up more internships during your study to try out the natures of these roles, they are very different though they are all covered in one same degree. Whether you need a degree to be in real estate - the answer is no, but you will need to go through a much longer process should you pursue the VE license without a real estate degree. Category 1 is the most direct pathway for your current degree and you should pursue the license upon your graduation to go far in this category. Having said that, a real estate degree doesn't mean you are stuck with category 1. You could still venture into category 2 like developers, banks, or even big 4 firms in their business lines that are related to real estate, usually after you have accumulated experience in a real estate consultant firm (having a VE license will be a plus point), the key here is you have knowledge on evaluating a property or planning a real estate undertaking. At the end of the day, real estate is not a rocket science and is multi-dimensional, there are many technicalities along the elaborative processes like how Sean explained, so you just have to pick which scope along the chain that suits you. Also, like Sean mentioned, you can still be a real estate practitioner more casually as a high-street agent. For this, you don't need a license or just need to get a probationary estate agent license (which is easy to get), you're not tied to any company, you can do this as freelancer/part-timer. All you have to do is to source buyers/sellers, forge a deal and earn commission, just that the commission may be lower compared to fully-licensed agents, but still a rewarding enough income for part-time if you can seal the deal.

Hi Sean, I also graduated from architecture. No wonder the way you describe the property is always from the users' point of view. Is it possible for you to provide some info about purchasing land only? I dislike the copy and paste developer design. Hoping to build a house from a vacant land from scratch. Thanks,

Owh?? *high five Anyway, that is a very different approach to home ownership as it comes with lots of hassle. From the land to engagement of consultants, then managing contractors from quality to cost, not only you'll need time, you'll need lot's of money as they'll be lots of room for error. Let me try to make this an episode=)

When I finished SPM I did not have a clue of what I wanted to do. Even after I started my diploma in architecture, I still was clueless and didn’t do well. I only realized and knew my direction after I worked for a year before continuing back my studies. That brief working experience opened my eyes to the industry and world in general. I would suggest this person to try working in various jobs related to the industry to truly understand his positioning, skills and passion during semester breaks.
