@@askjussi In Czech Republic, we have a rule - no tax on cap gains after holding for 3 years, whereas dividends are 15% taxed. So the most tax efficient thing to do is be 100% Acc ETF. But I dislike the fact that many such ETFs are very concentrated in their top 10 holdings, mostly tech stocks like Apple. So I tilt the weighting with individual holdings, and you convinced me that total returns matter, so I buy for yield + price appreciation. Thanks for all your work!

@ I have mixed feelings. It maybe a good deal long term and the dividend is great but, but Pharma Cann failing to pay rent is a big red flag and I worry about the stability of their other tenants. I'm just not sure if it worth the short term risk

I like Patria but I have big problems with it. Management is printing a lot new shares for themselves, just cut the dividend out of the blue. Then the HQ is in the Bahamas, seems very shady. Maybe it would be good as a very small position but unless the above factors change then it’s risky

I dont hate REITs, I think they are great. But many of the best REITs have not appreciated over the past 10 years while physical real estate has doubled or tripled in many areas. One of my rental properties in Arizona was worth $125,000 10 years ago. Now its worth $380,000. Putting $25,000 down as equity. 10 years ago has now turned into $280,000 equity (pure appreciation). Thats an 11.2x gain in 10 years. O, ARE, CCI and many more are flat. This is the big issue with REITs.

That is precisely why they are so cheap today. Their properties have gained value but share prices haven't. That's the opportunity in a nutshell :)

@@askjussi The past 10 years have been terrible for REIT investors. Investors would have been much better off investing in the NASDAQ, S&P 500 or physical real estate with leverage involved. I dont believe a REIT investor will outperform the NASDAQ or S&P 500 long term. I never seen a REIT investor with amazing long term gains that out perform. Maybe there is, Id like to see it!

@@InvestingWithTylerBailey That is precisely why REITs are so cheap today. The last time they were so cheap was following the great financial crisis. They then roughly tripled in the next two years as they recovered.

Another issue that I see is that you have consistently shown a chart of REITs outperforming the S&P 500. But the chart does not tell the complete truth because the chart ends in 2019. I believe REITs are better than physical real estate IF you do not plan on taking out any loans. If its pure equity, then REITs all day. But if an investor can purchase in a fast growing area, get seller financing at a cheap interest rate, do a subject to deal (purchasing a property and gaining title and deed of the home but the mortgage stays in the sellers name), or just borrow money at a cheap rate, the investor will greatly outperform REITs.

Thanks, Jussi, for an interesting video on your investments for 2025. I'm pretty much going to stay the course with my dividend-growth investments, about 45% are REITs. However, I do have a very sizeable investment and long-term capital gain in Apple, which I will start selling since I have held the shares since 2013, but I will not completely exit my investment in Apple.

My REIT investments got over proportional with this current dip haha But i dont mind. But i still have a big cash portion, not sure what to do with it. Dont wanna buy a property right now and other stocks overvalued to go all in. Ima play patient
