I can't resist commenting, as a (formerly-certified) Building Performance Specialist. I'm reminded of a woman who called me because it was "raining in our bedroom." Within 20 minutes of speaking on the phone, she admitted she takes her perennial plants inside for the winter months...and WATERS THEM EVERY DAY! After a walk-though, I found that her *HANDY MAN* had installed plastic sheeting (vapor barrier, aka first condensing surface) on TOP of the attic flooring - hence the indoor "rain"! (insert FACE-PALM here). My company wound up doing ~$20,000 worth of work, completely filling her walls with cellulose, instructing her to NEVER use a HOSE to water her plants in the basement, and to not let her handy-man do nothing more than cut the grass or paint a room.

If you need to save money wherever you can and you can't afford a good home inspector, you are NOT ready to buy a home. Never exhaust your budget, all houses cost money for maintenance and repairs

Brit here. Never buy in a hurry, check out the neighbours (could be terrible!) Ignore warnings of 'if you dont buy now you will loose the house!' As to inspectors, they seem to be very unreliable, so pick one from someone in the know, not one affiliated to anyone. Remember this is the greatest outlay you will make, ALSO REMEMBER JUST HOW MUCH MONEY YOU ARE SPENDING. Be tough even a bit of an arsehole if need. Your doing them a favour by buying this house. check and check again ANY unease WALK AWAY. There is always another house. A house could be a piece of crap covered with a silk wrapper and probably is. Ask yourself, why hasn't this lovely house sold yet? The adage still predominant-"Buyer Beware". Treat everybody as a crook and you wont be far wrong!

Because of the history, there should have been perk tests done. There should have never built a house on a collapsed building. It is a disaster waiting to happen

The couple's next purchase should be an emergency generator, because if power goes out in a storm for more than a few hours, their basement will become a swimming pool.

This dude is one of the smartest guys I’ve ever seen. He locked her down. She is such a keeper. All the best to them. After having Mikes team fix what could’ve been a relationship destroying house(which happens more than you’d think), I hope they’re together forever. Seen too many couples torn over living situations gone bad.

I understand the forgiveness pass given to homeowners. However, as a homeowner, you should do your research and learn what you can and can't do.

Im a fan of your show and I paid attention to every inspection you did and when I been looking for a house to buy the ones I looked at they had it inspected so I ignored it and looked for myself and I found mold a add on that wasn't permitted foundation problems cheap construction I looked at 30 of them so far I'm still looking

55% atmospheric moisture you rate as "bad". Here in Auckland, New Zealand, the open atmospheric moisture is rarely below 50 or 60%. My gauge in the lounge generally shows 50 to 70%, and that is normal with windows and doors open.

I lived for two years on Guam. All houses are on a slab and almost all are concrete/masonry construction. All wood products are tar-shielded from the grade to deter (but not prevent) termites. It's also a good idea to put a barrier (plastic or tar paper) under any wood furniture. An interesting living experience...........

The issue with humidity in homes in Canada is especially in the winter when the outside is much colder than inside. If it's well over 50%RH inside, that water will eventually condense inside the exterior walls/roof this is what causes all the mould issues.

That definitely would have been the first red flag for me. Usually it’s the other way around. Inspectors are former contractors.

The fact that the self-described "former home inspector" didn't have a ladder as a general contractor is honestly laughable (and a red flag), but if this episode aired after 2010-ish, a "home inspector" showing up with a just flashlight in an age where everyone has a camera in their pocket should be a massive red flag. Even more so today, because most smartphones now have the image quality and storage capacity (or cloud access) to thoroughly document what's going on with a house. Some even come with IR capabilities. Back then, not having these tools meant that the inspector just didn't care, but now, there's just no excuse for a home inspector not to have this stuff.

You could’ve taken all of that out and put in one Glulam or a parallam beam and then you would have a fully open concept.

Growing up I lived in a house that was build over a spring, 2 other homes were also built over the spring. The homes were located in north Texas, so no basements, not alot of freezing The homes was built in the late 70's. The only houses in the area that had pools, where the 3 houses built over the spring. It is and was a disaster for all 3 homes. The pools cracked, or legit Popped out of the ground! But for the builder the pools were easy to dig! The foundations for all 3 homes were replaced, repeatedly. The sidewalks in front of the homes were covered in water, and turned to Slimy mold, mildew, moss ect. Just about Year round. The water main in front of the house broke all the time because the ground was so wet, I was told thats a whole thing I dont understand but it messed up the water pipes? lol Home builders do the dumbest *** not caring what happens to the home owners after its built.

Inspector or no inspector seems to end up with the same result. Inspectors have no liabilty and if they give to many bad reports, the realators quit useing them. I looked at the house I am in with my adgent and asked if I should get a home inspection. She told me that he would not have done as much as I did. No problems. I was selling a rental house from the 50's and the first inpector ripped it apart in his report, losing the buyer. Everthing was minor but demanded pro's to do the work and have reciepts.??? I fixed a few issue's and the next inpector passed it.

If the house is built in a “marsh” (ie: water table higher than basement floor), is indoor foundation drainage enough? A high water table with concrete slab and block walls could actually end up floating the entire house out of the ground due to uplift forces if the water did not quickly seep through the block walls.

A dehumidifier specified when the house was first built could've been enough to keep the moisture down. If that was my house, I would put a humidity meter in the basement just to make sure the humidity stays low and immediately get a dehumidifier if needed.

With those sump.wells in the basement corners, the dehumidifier would be overwhelmed. There's no way it could dry the air, the water in the wells, the water sitting under the floor, and moisture that was soaked in all around it. When I buy a house, the first thing I do is look at the flood plain, then look at the house/yard in conjunction with the houses around it. I don't want to be the lowest house on the block.

Why did they install the weeping tile and basement waterproofing on the inside? Usually this is both done on the exterior, as can be seen in many other Holmes episodes as well.

they said the water table in the area is too high, water is coming up from below and in from the sides also the factory remains the house was built on won't let the water go into the earth if the area was any more wet it'd be a river

Because of the swampy ground the water doesn't come from the outside, instead it comes up through the ground.

U never foam over electrical work...fire hazard run electrical after u foam. Pry there is a short and catches the foam on fire

Seems like home inspection is somewhat of a shady business. It must be the same irregardless where you live. Are these so called "home inspectors" held accountable for stealing hard earned money from people? How can the home buyer protect against these scam artists? Do "we" have to wait in line for Mike Holmes to come? Which is what "we" , the home buyer, would prefer. 1st option. You guys n gals always do great work! Period!

PEOPLE HAVE TO DO THERE RESEARCH ON THE HOME CITY HALL HAS RECORDS OF THE PAST OWNERS FIND OUT ABOUT THE LAND WHAT WAS THERE AND CITY HALL AND NEIBORS I CANT UNDERSTAND HOW PREVIOUSLY OWNER S OR THIS COUPLE LIVING IN THERE I SURE COULD NOT LIVE YHERE

First red flag should have been home inspector turned contractor. Usually is the other way around. Contractors become home inspectors.

This couple kept saying they couldn’t afford to get married because of money. I disagree. They could go to the courthouse and get married very inexpensively. What they can’t have with money issues is a big wedding.

Bleach kills mold but the mold remediation people have a product they want to sell so they whine and moan about not using bleach and to buy our product.

bleach fumes will kill you faster then the mold, mold remediation people are charging for the cost of cleanup and their health insurance

bleach cant penetrate wood though, on a solid surface bleach will kill mould, but for wood you want spirit vinegar.

Yeah I caught that too, he was quick to snuf the bleach, bleach actually helps encapsulate it to keep it from going airborne, but anyone can always use vinegar too, that's some good s*** to use

Congrats, the bleach kills the mold. Mostly. Really need a pressure washer to make sure, but still. Mostly. Guess what happens to the mold _spores_ now that the mold is mostly dead?
