I have lived all over in the kc metro area. What i love about kc is that there is a vibe or neighborhood for just about everyone... I now am retired and live in old eastern shawnee... Quick to get to everything, i have an acre lot, and lots of trees..

I really like Johnson county but overland Park isnt where I'd move. My husband and I grew up in the area and we currently live on the border of Jackson and Johnson. The biggest difference we've seen is that Johnson county has only slightly higher taxes but you can see where those taxes are going; lenexa and Olathe have a TON of splash pads and parks and hiking/biking trails and community gardens and public places are very well maintained. Whereas in Jackson county the taxes are slightly lower but most of the fun things will cost you more money and while pulic areas aren't unkempt they are no where near as well maintained. So, I highly recommend Johnson county just not overland Park lol ❤

I live in overland park kansas. I love it here. I dont want low cost of living. It keeps the drama type people out. ❤ its peaceful, alot of trails, and low crime rate.

This is a list of features or benefits. The people of OP don’t care your race or sexual orientation but don’t want riff-raff around either. It costs more, but it’s better than say Raytown or Blue Springs.

@@marcusgray2799 Overland Park is stretched far to thin with its massive city limits that stretches nearly county to county. They'll never be able to properly maintain that much infrastructure going out in time without more tax increases.

My aunt lives there in overland and my cousins grew up there. They are not my favorites for sure.

White Castle tried to move in, but had to become the Beige Castle. Neon signs have been outlawed. Most boring town in America. Give me KCK any day. I don't have to worry my neighbors calling 911, if my lawn is 1/2 inch too long. Watch the movie "American Beauty." That's this place.

Excellent video/assessment as always! Hey Kyle - if you ever need a brand ambassador/spokesperson for OP, I'm your guy. Moved from Dallas Texas where I lived for 25 years (Dallas Uptown, Plano, Frisco), and moved to OP (for work) in March of 2020 right as Covid was shutting everything down. Been here now coming on 4 years and LOVE IT!!! Food - Great BBQ, but KC as a whole is hurting when it comes to Mexican or TexMex (the salsa served with chips here tastes like marinara sauce???) - but I'm probably spoiled coming from Dallas. Weather - I love having SEASONS!!! Nightlife: I love the neighborhood pubs or even downtown area. Economy/Affordability - MUCH more affordable than East/West/Golden Coast, and more affordable than Dallas. What I got for a $400k home with a huge backyard/lot here would cost $600-$700k in Dallas. Crime - compared to Dallas, OP is crimefree. Other categories - hit me up for my opinions. But overall - I have to say I LOVE OP/KC!!

He's right about the public transportation or lack thereof...I think the city should start by hiring transportation experts to plan it's own busline system with proper routes so they can cut out the Jo busline entirely... better routes, better spread out pick ups, more depots for pick ups, ( more hours going up to 1 am ) and a supply of buses that would dwarf the Jo busline out of KCMO. Then maybe we can get better drivers who actually have a sense of urgency for their job.

I don’t live in OP but it’s a great place. Anybody who unironically uses the phrase “Karen” should be avoided at all costs.

Good assessment. I would say the diversity in cuisine is decent in OP. I think in general, suburban KC is plagued with too many chains. If my priorities were raising a family in an affordable environment, OP would be a decent choice, but probably only northern OP. I think the sprawl in South OP is pretty depressing especially south of 135th. As a whole, the metro including the city isn't very diverse, but I think OP packs a fair amount of diversity comparatively.

I agree. Northern OP would be my choice as well. Closer to downtown with more density and amenities. The sprawl is pretty bad in South OP. It’ll be interesting to see what that area is like in 10-15 years.

@@movingtokc Overland Park will be paying for excessive annexation mistakes of the 1980's and 1990's for decades. All of the spread out infrastructure comes at a massive cost to maintain eventually, and Overland Park is spread to thin to cover that many miles effectively- as with any city that covers a huge number of square miles. Taxes will go up and the city could annex more land into the city limits. Property taxes will continue to increase because commercial real estate is in a downturn. Kansas City local yokels can't seem to grasp the concept that football sized parking lots and suburban office parks are no longer popular like they were 30-40 years ago in the rest of the US.

I live in OP and love it sooooo much! To me, summers are easy here. I grew up in northern Iowa. Humidity here is pretty nonexistent compared to Iowa. All the seasons are perfect here, I think. Love the seasons! I also love how quick & easy it is to get to downtown KC and all parts of metro. Lived in LA. So, yeh, KC is a breeze to drive through. In my experience in OP, never met any snobs. People here are very kind!

ive been born and raised in Overland Park and i only met 2 karens in my entire 14 years of livings so the karen capital thing is bullshiyet

100% false, KC summer climate is far worse than Iowa due to KC being at a lower latitude, closer to the Gulf of Mexico, and in closer proximity to awful airmasses from the desert Southwest. There were 4-5 days in a row last year when KC had a heat index value of over 130F during the day. Iowa gets more frequent cool fronts in the summer as they are further north and closer to the cooler climates of the Upper Midwest.

They’re just opinions and my opinion is that I love KC’s weather much better than the weather I personally experienced when I lived in northern Iowa for 8 years. Not much interested in the information you gave, but I’m sure somebody out there is.

Overland Park is great , most of the high paying office jobs in the KC area are in JOCO. Probably the reason kcmo is so cheap is because of all the shootings and crime.

Unfortunately there are karens everywhere. To say there are more in one place than another is only your opinion. Btw, karens belong to every group, race , and political party. Where would you like to live?

KCKS or North KC is way better than OP. Johnson County has nice parks and trails, but beyond that its stuck up and annoying.

@@Jv-fn5xg Walkable means not needing a car for most things, or good public transportation. Old OP is more walkable than new OP. If you want to know more, CityNerd or NotJustBikes are good channels.
