I like that this house has high ceilings. High ceilings help circulate air well. More so, if the living room and lanai are facing the east, it would not be too expensive to make the other rooms cooler. However, the kitchen backsplash should have been considered. It was too plain, for me. And I agree with the others indicating that there wasn't even an oven. Contemporary homes nowadays have dedicated built-in spaces, not on countertops, for appliances such as the microwave and oven.

Very nice and informative presentation of the property. But considering the cost of per square meter in Manila south woods is around 15.5k for a 480 sqm lot medyo mataas nga po. But a very upscale neighborhood indeed. Cheers

I'm not a fan of cabinets inside the t&b it attracts molds & mildew, there should be a separation. Is there really no fence? Common people and thieves wearing face mask nowadays, camera is inefficient. Luckily! Ms Apple Grace is there🤩😍😍🤩

Ndi maka tarungan yung price sa isang bungalow lang. Sa 47M makaka bili kana ng modern 2 storey house dito sa metro manila sa isang exclusive subdivision. Overall Wala ako masabi sa bahay maganda sya fun ako ng bungalow type.

Lot price House price Commision of seller Almost 25-30 mil Estimated profit 15-17 Included sa profit Every year tumataas ang value ng lupa Every year nagbabayad ng tax Owner magbabayad ng CGT(capital gain tax)once sold Atty fee if kailangan. Depende pa kung si seller magbayad ng mga transfer tittle Hindi namn nila gusto magbenta ng bahay at lupa na walang tutubuin sa ginastos.ineestimate na nila yan by yearly value in all. Sa value assets kailangan nyo din po tignan ang environment, location etc.hindi lang po mismo ang bahay o anumang natayo sa lupa.
