I cannot tell you how long I have been wanting this type of training!!!! I have done signings and studied my docs but this helps me put everything into a flow. "Hand them the entire document with the signature page separately." Genius. Of course that would speed things up vs going over each individual page when some pages are instructions, etc. I have had readers on my last two. I like how you explained for the borrower to review what was in bold on the first or first and second page and sign when you're ready. I will be implementing this immediately. Thank you so much.

Great training! I am a new notary really thinking about becoming a LSA. This is the best training that I have seen thus far. Not only going thru the packet bur it looks as though you have some great technology working for you and the signers. As a new notary would you recommend going thru the packet before the signing and flagging the areas that need to be signed. I know this also takes time but for a new person I think it would work great to ensure nothing is missed. After the signing is complete on the double/triple check before leaving the flags could be removed. Just a thought.

Hi 👋 Just want to see if my understanding is correct: 1. If there is only one copy of the Notice of Right to Cancel in the package, you take the signer’s copy and fill that out…since the signer is required to receive 2 copies, both copies stay with the signer? 2. If we happen to notice while printing and preparing the docs that there is only one copy, can we print additional ones? 3. Ideally, we are able to give the signer 2 “signed” copies, and return at least 1 “signed” copy with the rest of the completed docs? Thanks in advance! Love your training videos - sooooo helpful! ❤️

Hi there! So according to federal regulation, the signer must receive two copies of the completed Right to Cancel. If in the set of docs, there is only one copy, then yes you can absolutelty use the NORTC in the borrower's copies of docs. Or you can print multiple copies when you print the docs. Then return one completed copy back to the lender/escrow.

I have my Brother printer settings exactly as they have been recommended (Actual page size, fit to page and Auto) and it will print Legal and Letter but I was noticing the legal documents weren't printing at the top of the page and was shifting the print to the middle and down to the bottom. So they space was at the top instead of at the bottom. In this situation, one of the documents kept getting the page number cut off , so I had to print it separate from the rest to get it to print correctly. I ended up printing 25 pages at a time instead of them all at once. which is risky and possible to miss pages as well as more time consuming verifying all pages were printed. Id love to know how to make my printer stop doing this when printing large sets of documents.

Is every notarization recorded by the County,or is just the Deed of Trust recorded, because I was told that I didn't need to make an attachment like on the errors and omissions because it doesn't have that box over it for CA.?

Not every notarization is recorded with the county. Only Deeds of Trust, Mortgages and other Deeds (GRANT DEED, QUIT CLAIM, WARRANTY), Subordinations and Affidavit of Death of trustee, are forms recorded with the county. So on forms like E &O technically if the CA box is not present it usually does not present a problem.

So I always put the address that is shown on the ID. If you want to additionally add the property address on the line item, that is not a bad idea either. But ultimately that is up to you, as the address if not required in your journal entry.

If you are receiving an order that late and it is requested by the Lender and Escrow to sign that evening, Usually the signing company or the order will state NEEDS TO SIGN TONIGHT. This will most likely be do to month end and the loan needs to close for funding to avoid rate locks. Otherwise if it is just an assignment that is sent over late and does not state that it has to sign that day, then yes it would be best to call during normal Business hours. Always communicate with the signing company and ask questions.

This is the journal I use, there is a section where you can write out the full name of the document and notarization type as well.

Im not sure what lines you are talking about, But if there are other signatures lines on the docs, and you are only signing with 1 of the parties on the docs, do not cross out the other signature lines as this may be a split or 2 part signing and they other party will still need to sign their portion using the same set of docs, thank you.

Even if nothing is due to the signer, I always have the borrower's fill it out (and select the option for the check to be mailed) in the case at the end of escrow there is an overage, which sometimes happens.

Thank you for these awesome trainings. Question: Some packets have a Signature Name Affidavit AND a Name Affidavit/AKA Statement. Do you only sign as the listed variation on the AKA statement or do you do it on both?

Always sign the variations as they show on the doc, only if they were ever known as them, if there areno listed AKA's then none would be filled out or signed. Hope this is what your question was. thank you

I am from a rural area and I dropped documents at a Walgreens but they send a tracking number to my phone they didn`t provide me with a physical receipt. I pull the tracking number on the order .

Rural areas are tough for shipping, if you obtain a receipt or at least confirmation it was scanned and in their possession that will work. Asking them how often picks up is also helpful that way we know if there might be a delay. Do you have a scanner? For rural areas where shipping is not always daily, scanning can be helpful as well.

I was just watching another video and it said we (NP) aren't able to fill out any forms or tell them how to fill them out. Is this not true or does this not apply in this case? specifically speaking able the patriot act form portion of the video.

The Patriot Act is your responsibility to complete! If it comes back incomplete, escrow/lender will consider this a notary error.

the other video was speaking specifically about notary public and this is notary signing agent. Which is where the difference in information is coming from I think. But thank you for the video.

Just an FYI... For the ID, only these components are necessary: What type of satisfactory evidence was used to identify the signer, such as “U.S. Passport” (California does not allow Notaries to identify signers through personal knowledge), along with the ID's issuing agency, ID serial number, and issuing or expiration date. She mentioned taking down the DOB, but that's optional

In the case that the borrower is due a check where would this check come from? Also, do all loan signings require thumbprints?

It depends on the state you are in. In CA a thumbprint is required when a transfer of real property is taking place (DOT, Deeds)

Right now, none of our clients are asking for RON notaries. We do RIN signing. But we will let all know if that changes :)

Hello great info. So im a bit confused. Do we need to have a journal entry for all jurats and acknowledgement in the loan package, because you just did one journal entry and at the beginning. I usually have to do it towards the end so i know all journal entries example: occupancy affidavit, aka, deed of trust etc,and usually get finger prints for all..The other day i literally had like 10 different journal entries..So is one enough for the whole set of docs for each signer involved?

On the VA Report and Certification form does the non-borrowing spouse need to sign. I have been told yes and no, so looking for confirmation.

Two questions: 1) what's to stop a dishonest signer from claiming you did not give them two copies of the RTC, if you did? 2) I'm a new LSA and had a refi this week with a POA Correction Agreement. I did not know that there could be two notary certificates on one document and only filled out one of them. This was on Wednesday 4/14. Would this be easily fixable by emailing the agreement to me to fill out the second certificate? I have not heard back from the signing service. TIA.

1) We cannot stop someone from being dishonest but we can cover our backs, right? So always provide them two copies of the filled out rtc that come from the set of docs you used for signing. Placed the signed copies at the top of the borrower's copy of the loan docs that you give to them. Before you leave, make sure to tell the signer that you have left their two copies at the top of their copy of loan docs. If you do that consistently at every signing, you should not have a problem. 2) If there are two certificates, its probably in case there are multiple borrower's that signed the one page. But if you only used the one and put both of the signer names then you are fine!!!

If the borrower owes money, should the Disbursement of Proceeds still be signed and dated without banking info.?

That generally works. However sometimes the docs say the borrower is not getting money back but at funding the figures change and they are then owed money back to them. So it is not a bad idea to have this filled out if the borrower would prefer any funds coming to them to go into their bank account. If they do not fill this out, a check will be sent to the signer.
